Property Ratings at River Front Condominium Rentals
I lived at River Front from 2015-2017. Pros: LOCATION LOCATION LOCATION (can walk to 2 malls, trolley stops, movie theaters, restaurants, etc.) 1,000 square feet (royal floor plan) clean gated underground parking constantly improving the property (recently renovated fitness center) trash chutes elevator W/D in unit central A/C nightly quiet hours (part of lease agreement) Cons: OVERPRICED, as are most apartments in this area (the reason I moved out) bogus move out charges - "renter installed an unauthorized shower rod" (got my money back for this) p.o.s. garbage disposal that constantly stopped working and clogged the sink
I miss living here it was so quiet and everything was amazing. They have tandum parking that can be a hassle but other than that it's awesome. I wouldn't have moved if they hadn't raised the rent. :)
For all you looking to move into River Front, here are two things to keep in mind before inking your lease: 1. You are likely going to be on the hook for paying to repaint the entire apartment despite normal wear and tear. The language on the lease explicitly states that the tenants are not liable for being charged for “ordinary wear and tear”, yet we were still charged for painting charges. When asked why we are receiving this charge, the manager simply stated “This work was necessary.” Furthermore he added, “Walls are not only painted for appearance. There are many types of substances and odors that permeate into your walls as you reside in the apartment. Particles from your cooking, skin oils from your hands, etc.” Do you expect your tenants to not cook or not touch the walls with their bare hands? Not sure about you but I would consider that regular wear and tear. Additionally, we were offered 2 accent walls at the time of move-in. It seems that River Front included the price of repainting these accent walls to our charge. On their contractor’s invoice it does not specifically leave out the 2 walls. All the invoice said was “2x2 bed, full paint.” I tried doing my due diligence by calling the painting contractor to verify River Front’s claim that they did not include the accent walls in the charge but their contractor's phone number on the invoice was disabled. River Front also provided an invoice for their last year’s paint job on my apartment with a different contractor so I called them as well. They mentioned that River Front simply orders to have their apartments repainted in full — not omitting any walls/accent walls from the paint job that is charged to the tenants. 2. If you are moving in with a pet, and your pet has ONE (1) accident on the carpet in either bedroom, you will get charged for the replacement of carpets in BOTH bedrooms. River Front pulls back the carpet, checks the mat for any "accident" stains and will not hesitate to replace both carpets for consistency. I do not disagree with this charge, although this is a fair warning for all pet owners. TIP: Ensure that you ask for photos of the carpet under mat/padding condition from RIGHT BEFORE your move in to avoid any false charges. It was unfortunate to leave River Front with a bad taste in my mouth. I’m sure that I’m not the only one to get wrongfully charged for ordinary wear and tear - which makes me wonder how many people they have nickle and dimed.
Its a beautiful place to live. Amazing apartments (kind of small kitchen, but the upgraded unit is amazing!). Great Staff (everyone if super friendly). All in one rent payment (they don't up sell parking, etc). Great parking (secured and specious. Never had an issue), Great security (always responsive and they do a great job of clearing the pool area)! Perfect location (except maybe the holiday season with traffic). I absolutely love it here. WHY the 2 stars? I live above a smoker, and can smell the cigarette smoking many hours per day. When someone smokes in the pool area, it blows up and can be smelled. When walking to the mailbox, can smell the smokers. Even when I close my windows and run A/C, smell the smoker below me. I am actually moving in a few months to a great NON-Smoking facility. I hope that someday it's illegal, but Choose another place, Unless you are a smoker!
River Front Condominiums is a wonderful place to live. You can walk along the San Diego River. They are constantly making upgrades and improvements. The office staff is very kind and helpful. We had a special situation that require us to choose our apartment from several hundred miles away. The staff member even made a video of the apartment we were interested in and the walk from the parking, and gates. We enjoy walking to the close grocery stores and the clothing stores nearby.
