A population of just over 3,000 means Duncan is perfect for renters looking for a community feel, but there’s still plenty to do in this small town. Locals gather at the BBQ spots in downtown, and kids play at the few small parks scattered around the landscape. There’s an even mix of low-rise apartment communities and single-family homes that remain affordable. Both Greenville and Spartanburg are less than a 30-minute drive to the west and east, respectively.

Property Ratings at River Falls
The apartments are nice and spacious, walls are thin. I enjoyed living in a gated complex. Maintenance was always helpful and quick to fix problems. There were a few problems such as trash piling up in the front of the complex outside of the trash can every few weeks or so. The staff was not very knowledgeable about things and sometimes a bit rude. I had an initial problem with the staff from the office calling me every day about something minor I needed to come sign, even after informing them I work 3rd shift I was still continuously called and harassed by them. After that I had to make it so that they were only to call if there was an emergency. I have never had an experience with office staff like this. I also attempted to call corporate to report with no answers or return phone calls which became even more frustrating. I was emailed quite a few times by the office staff shortly after asking if there was anything they could do to get me to stay and that they have changed the way they contact and communicate with residents due to this issue. Overall my experience here was fair, I would recommend it but with new office staff present.

Lived at this apartment for a little over 2 years. When I first moved in things were great( 2014) but as I lived there the place went down hill, but still no major issues. Every Sunday the trash would be overflowing even though they charge you almost $10 a month for garbage fees. Also, the gate was brok n 60% of the time. My major issue with this place was when I moved out. We were building a house and needed an extra month to live there., They upped my rent for a 1 bedroom from $805 to $1100. just for one month and we weren't going to only need it for a week. They refused to work with me on this. Then when I went to move out they told me due to pet damages they had to charge me $1200 to replace the carpet. They said the reason it was this expensive was because it was a high end carpet they purchase from Sherwin Williams. Now remember this is a one bedroom apartment so if you know anything about carpet this is a ridiculous amount to pay for it. So overall I would not recommend you rent from Chartwell properties. PERIOD!

We do charge a $7 monthly trash fee and all residents are notified of this when they sign their lease agreement. There may have been times when unfortunately the trash compactor has backed up but maintenance is out every Sunday morning to ensure everything is running properly and this is the first we are hearing that this is an ongoing issue. You also mentioned the gates didn't work 60% of the time you lived at Chartwell River Falls. I have personally been over River Falls on and off since 2014 and the gates were out of order a total of three times for no longer then 2 weeks as we did have a vehicle crash into the gate and had to have an entire new gate ordered. Having operable gates is something we pride ourselves on. If carpet does need to be replaced we do prorate the life of the carpet being five years and the time it was last replaced and how long the current resident was in the apartment to calculate what the resident will be charged. We always try to be as transparent as possible as the office will always provide you with a copy of the invoice to show you what we were charged vs what we charged the resident. We would never charge you a full month of rent if you were only going to be occupying the apartment for a week. We do have proper notice periods that do need to be fulfilled and the office does their best to contact residents on a weekly basis to remind them that their lease is expiring to ensure they do not incur any month to month fees. Again, we never like to hear when anyone is dissatisfied leaving our community and would like to opportunity to discuss this further with you.

Our apartment home is a good community. We have some great amenities, such as a pool with two gas grills and one charcoal, car wash bay, on site laundry and gym. We have vaulted ceilings with a great balcony with a storage room. Our unit has three bedrooms, two full baths with laundry hook ups. The master bedroom has a tray ceiling with a garden tub in the master bath with more than ample storage. The kitchen has black appliances with dish washer and microwave included and a food pantry. Each bedroom has a ample sized walk in closet. We have parking for boats and rv's and garages are available for rent along with storage rooms.
