Worst possible experience. Staff is unresponsive. Once you sign their lease, you are dead to them. Enjoy yourself trying to get their help or attention. Constant maintenance issues, the water was shut off it seemed like every other day. They kept my deposit money because the apartment was not up to standard at check out. They would not call me back or talk with me to discuss. The place was in great shape when I left. Oh, and the manager at the time had since quit. No one cared....go figure. Avoid at all costs.

Pluses, property is located within walking distance of shopping, bars, restaurants and salons. The staff are very nice and try. The downside is the property owners don’t seem to believe in preventative maintenance. They wait until things break and then do slapdash repairs. The water is often off for several hours for repairs. Along with that is the a/c being off as it is some type of evaporative cooling. The a/c is also very inefficient and our apartment with it on high and multiple fans running is around 80 degrees. Too warm to sleep well. Additionally, the pools are regularly closed for maintenance as they are cloudy and filled with debris. Recently both pools have been closed a month during a heat wave with no sign of reopening. It seems for the rent and additional fees they tack on that the property could be better maintained and systems updated The tenants for the most part are friendly and the staff try to arrange various activities which is nice.

Charlotte was great and I enjoyed the property tour, but... - Rental rates fluctuate daily and HSL Properties will not honor the agreed upon rate at the time applications are submitted and required fees paid in full. - On Thursday, June 30th, Community Director informed me she would call me the morning of Friday, July 1st to complete my application approval so I could move in on either July 2nd or 5th. No such call ever occurred. - Was told I would receive a 'welcome' email with instructions on setting up my electricity before move-in. Never received such email. - Only the Community Director can approve applications. There's no contingency plan in place when the director is on leave. Although the leasing office was open July 2nd, 3rd, and 5th, no progress was made on my application. - On July 6th, Community Director had another staff member inform me my move-in date was being pushed back to that day or July 7th. Staff also informed me they could not honor the rate agreed upon when I submitted my application. Rent for my 6-month lease would increase and nothing could be done about it. - Community Director was apathetic when I withdrew my application. There was no attempt to address my concerns and resolve the situation.

Our rates do change, but we can always lock rates after a quote is provided, but they do expire after a certain time period. We also emphasize that the lease term plays a part on the month-rate, and if that changes so will the monthly rent rate. I like to start out by telling you that when we first came to the apartment we were very pleased. We loved our apartment we loved the property we loved our neighbors. One of the reasons that we rented was because they advertise a heated pool and that they have a clubhouse. First summer when we arrived, our air conditioner did not work properly. It was blowing hot air constantly. We complained several times and we were told that there was nothing wrong. It was so bad that we had to go out and purchase our own portable air-conditioner. A year later after complaining some more, our air conditioner was fixed after everyone telling us that there was nothing wrong with it. On top of everything else, our car was broken into twice and my work tools were taken. We have yet to see security walking around or driving at night. Final issue is that they advertise a heated pool and it has been broken since we got here a year-and-a-half ago and corporate has advised us that they are not going to fix the pool yet they still advertise it on their website.We were also advised that they needed a pool table in the clubhouse first before they could open it. We have been waiting for a year and a half ago. In addition, after always being on time with our rent we are being charged $50 more for being four days late with our rent and they will not accept our check which was never a problem before. We have always been on time with our rent and it took us a year to get our air conditioner fixed and I had to buy a portable unit and pay the extra cost for the electricity to run it when I should have had free cool air! We happened to be out of town and believed we were not late until after 4 days. It took over a year to have someone repair our air conditioner but yet we are 4 days late and being charged $50 absolutely wrong frustrated Leon chrapkowski
My water heater caught on fire at 1 am and the staff did shady stuff (like bringing up my renters insurance, even though it was faulty wiring that caused it, and saying i might have to pay out of pocket for a licensed plumber to do the work). Honestly terrible experience, never got a "hey sorry we skimped on proper installation, glad you didn't die!" when I told them my smoke detector didn't work either. The secretary wouldn't give me a number for a manager to get in touch with, and it was only after calling the city on them in the office, and reminding them that they legally have to provide me hot water and a smoke detector, that they started moving forward with helping me. The office used to be lovely when it was run by a woman named Jina, but it's slipped in the months since she was promoted.
Rio Vista Apartments have been amazing! I found them here on apartments.com and it's been a perfect fit. I'm a grad student and wanted somewhere quiet, away from there hustle and bustle of campus. These apartments are home to professors, families and grad students so it's very quiet and relaxing. You can't hear the traffic from the two major streets. The landscaping is beautiful and we'll kept. The best part is that the air-conditioning is included with your rent... so great when living in this crazy heat! The staff have been super friendly and helpful! I would definitely recommend living here!
My apartment is great. Not only are the grounds maintained weekly, the staff is fabulous and my fellow apartment dwellers are the best! Along with the green grass (which is nice, seeing that I live in the desert), the pool area is right outside my front door but yet I rarely hear any noise. I have a quaint patio with a small garden that I love. The complex is close to everything you need from stores to parks. I feel very secure and love calling my apartment complex home.
