Property Ratings at Residences at 393 North Apartments
My son has lived at Residences at 393 North for almost a year now, and I couldn't be more impressed with the quality of this community and the peace of mind it provides. The apartments are beautiful — the finishes are truly superior to anything else we looked at in the area. The layout is smart, the space feels open and modern, and it’s incredibly energy-efficient. Because the units have interior entryways, utility costs have been impressively low — a big plus for a young adult budget! The location is fantastic — close to everything he needs while still feeling quiet and secure. Safety was a big priority for us, and this place delivers: it's a gated community, and both the building and apartment have keypad entry, which means no lost keys to worry about and a little extra security all around. The staff have been absolutely wonderful. Biyonce has been helpful, professional, and supportive every step of the way. And Cary is incredibly responsive when it comes to maintenance — friendly, quick, and reliable, which has made a big difference. Knowing my son is in a safe, well-managed, and thoughtfully designed community makes all the difference. I would absolutely recommend Residences at 393 North to anyone who wants a standout apartment experience in Santa Rosa Beach.
I'm so sad but I have to rate this place low so others are aware before moving in. When I moved in 3 years ago this place was gorgeous with amazing amenities and an awesome staff but in the last year it has really gone downhill. :(. We never had available apartments and there was a wait list to get one. We now have numerous empty ones and it's so obvious why. The amount of issues is too long to list. First, new management that isn't interested in working or listening to the issues nor even be proactive to fix them. They charge for services in your lease that you really don't get so beware. The grounds are a mess! I don't think we have had pine straw placed in over a year so everything looks unkept. Pet waste is EVERYWHERE! It's a great location and I love my neighbors but this will be my last lease. I would look elsewhere if I was you.
I love living here! The property is beautiful and the staff is awesome! I have a beautiful view overlooking the fountains. Highly recommended!
