Property Ratings at Reserve at Tranquility Lake
I’ve been living on the property for about eight months now and I am super happy with everything this far. The pool is lovely and has such a great view of the lake. I haven’t had any issues with noise from neighbors or in general, which I greatly appreciate due to past experience at other complexes. The leasing office has always been very kind, helpful, and informative too. They have had a few resident events since I’ve been here and I always have a good time and it seems like everyone else does too. Definitely would recommend these apartments to anyone looking in the area !

DO NOT LIVE HERE. They will scam you at move out and charge you $130 for carpet cleaning even though it is against the lease that normal wear on carpet can not be charged to resident at move out. They admitted to us when we disputed that the carpet looked great in photos and then sent us an invoice from a contractor saying there was black and brown stains and tack strip damage even thought that was a lie. Live somewhere else with fair management.

This community is beautiful! The pool is best pool in the area! It. Is. Stunning. The office staff is great! The apartments are great sizes and they flow really nicely!
The property Grounds look nice. The apartment walls are paper thin and appliances are outdated. I would not recommend on the basis of how the company treats residents. My car was damaged by the property’s gate and they did everything they could to release themselves from liability. I could not move out fast enough. Rent at your own risk.
We are New Residents. We come all the way from New York. A very tiring trip. We chose the Tranqulity as a first pick. We seen the models online. It seem very nice,neat,clean. Also a very safe environment. As we approach the office to meet the staff. They were very unfriendly, the lady in the office tooks us for the first tour around the complex. As she was touring us. We noticed many unfixed and dirty things in the apartment. Make long story short. They handed us an apartment that wasn't fixed or clean. And it had roaches. Awful. Then. You come to relax on the pool side and grill. And the grill is dirty and doesn't work. I don't feel welcomed and very uncomfortable.
I have been living two years and I like it. It was very peaceful,quiet, clean and the administration had the facilities open and ready for the summer season. The administration changed. The pool was closed for three months in the spring. The emergency phone of the pool was not working, but hello, everybody has a mobile phone. Well, they open it and now the pool is closed again. They're not prepared for summer season. Something happened with the water, they said. We can't go to the pool areas to have some relax sitting there because they lock the gates with chains and locks. And, yes we are paying for facilities that we cannot use.
It is a Friendly and safe community environment so far.
This property is nice but it has flaws. Gorgeous pool but it has dead bugs in it everyday. The Office Rep took us on a tour of this beautiful, modern apartment model. She told us that our apartment would be just like this one, just a different layout. Well, if we were allowed to see the actual apartment we were getting, we would have declined. After signing and paying enormous fees, we moved in and got to see the apartment for the first time. The unit is so outdated; electric stove has no timer, clock, or way of knowing when it reaches proper temperature. Kitchen sink has no sprayer just old knobs. No microwave and the dishwasher is so old the racks have rust on them. Model unit had a deep, Roman tub; this one has a narrow, old, outdated one. The sink has same old knobs as kitchen. The bedroom even has an electrical panel box in it! Amenities listed in the Lobby said they had All Terrain Bikes. When we asked where they were, the Rep said "we don't have those". I brought it to her attention hanging on the wall where it said they did and her reply was "oh, yeah, they need to take that down". We are locked into a contract so please be careful and make sure you can actually see an apartment before moving in.
The Reserve at Tranquility Lake has been great. I've lived here for almost 8 months now and never had any problems. The property is clean and well kept, the trash pick up is reliable and so convenient, and the complex is extremely pet friendly, which is important to me with a dog. We love living on the lake and having tons of other pet owners to hang out with. The only complaint I would have is minor, and it's the small size of the pool. There are always a lot of kids at the pool, so it can be hard to relax and enjoy it sometimes. Also, there are only about 5 lounge chairs in the whole pool area, so it can be hard to find a place to lay sometimes. Other than that, I have had no problems here! The front desk staff is friendly and helpful, and my rent is very reasonable compared to Houston prices.
The apartments over all have a nice small lux view. The pool, lake, and volleyball court really make the community look appealing. The apartment complex also offers a gym open 24/7,car garage, dog park, dog wash, and a car wash port. Main keys are having the laundry room available. Or rent a washer and dryer unit. It's located on 518 were everything is near, almost within the 2 mile rule. That's the happy rule to have in life. Vallet trash is also available. Down fall is you can hear your neighbors through the walls and they have their employees working at night while people are trying to sleep. That was really one key point that made me uncomfortable because the will be working around average 3am. Overall nice apartments, but I believe the price rent is too much for the appeal of the apartment complex and location.
Since I've stayed in these apartments (this is my second year) they have undergone a change in management. I'm glad to say that the change was for the better! The grounds are keep daily, the office staff is very pleasant, and the maintenance staff is very attentive. There are activities for the residents to get to know each other and the courtesy officer makes sure that everything is safe. The location is near to the Pearland Town Center but not so close that you are effected by the traffic. There are plenty of grocery stores and restaurants in the area as well. The apartments are located on a street that is shared only with another set of apartment homes. It is very quiet and calm at night (that's usually when I walk my dog or ride my bike). I love where I stay.
