Property Ratings at Reserve at Nocatee
I truly hesitate to leave a negative message, but I wanted to share that I’m feeling quite uncomfortable with the new rules. We’ve been living here for a year and recently renewed our lease because everything had been wonderful for our family. However, today my 14-year-old son was informed that he can no longer use the community room for group study unless a parent is present at all times. This was disappointing, as he had been able to use the space freely last year to complete his homework. He’s in his final year of middle school and has a significant amount of work to do, and we really value having a quiet, focused environment for his studies. As working and studying parents, it’s difficult for us to be present with him at all times while he studies. We’ve tried to raise our concerns, but were told that the office is the only point of contact and that this is simply the rule. It’s discouraging to feel like we have no way to voice concerns that affect our family’s daily routine. I sincerely hope there might still be someone willing to listen and work with us toward a reasonable solution.

Beautiful community with lots of great amenities and VERY quiet! The property is open, but feels secure. They use a hightech system to limit access to pool, gym, etc... They also hold several events for residents every month. The staff, especially Laura, has been great to work with.

The least value for money one can possibly imagine. Poor construction, never ending noise from the neighbors above and poor maintenance. Would NEVER recommend this property.

Do not rent here!!!! Management does not care about the residents comfort or concerns at all!! The apartments are very poorly constructed and you will hear every noise your neighbor makes!

Don’t rent here if you enjoy any peace and quiet. We have neighbors who run or do something that sounds like a cattle stampede starting as early as 6:30 am most days, sometimes the noise doesn’t stop for hours on end, even as loud as to shake the light fixtures, we have been awakened by them every single day since moving in, I spoke with the manager about it thinking that surely it was just these tenants bring extremely loud but she said that’s just how it is, that’s apartment life...So just a warning you will hear every sound from your neighbors and it is clearly very acceptable to management for tenants to disturb their neighbors at any time of the day or night, so be prepared for that. We were warned by other tenants as we toured the property, we should have listened because it’s been way worse than they said. The place itself is beautiful and nicely laid out. The maintenance crew does a great job.

I have been dealing with a rude and obnoxious upstairs tenant. They are loud, stomp, slam, run, bounce balls, and yell. Management will do nothing about it. They inform me that they have dealt with the situation when they have not. Lynda, the property manager, just tells us we need to move to a different unit or buy the lease out and move away. The amount of noise could be in part due to lack of proper insulation in the apartments, but the slamming and banging, etc is quite excessive! Also, the clubhouse is only open during business hours and they won't rent it out for parties. The game room is in the clubhouse, so you cannot shoot some pool in the evenings. The grills are nasty and dirty, Lynda will call you the next day, or may call the cops on you if you are at the pool 1 minute past 10pm (the closing time). She sets the campfire to turn off at 9:30pm even though the area doesn't close until 10pm. They say they spray for mosquitos, but there are many of them. Maintenance will knock once, not wait, and barge in ...no 12 hour notice like the lease states they will give. Lease at your own risk!
