Property Ratings at Reeds Landing Apartments
I've lived her for about two years and although they have had many new managements. My experience here has been great, I guess cause I stay to myself, pay my rent on time and have good neighbors. Anytime anything is broken to only have one maintenance staff he gets the job done. I have nothing bad to day about this apartment complex which I currently reside in...FH
Notice every single review is bad? Nova Properties currently owns the place but Nova won't tell you that either. IT'S REALLY THAT BAD! Do not move or rent here unless you want to experience just how bad it is to live in thd worst apartment complex in the city.
They have new management every few months. The one they currently have is very rude. They won't repair anything. They won't do any improvements but keep raising the rent. Their bookkeeping is awful. Get receipts, you'll need them. Roaches and bed bugs through out. This place is just in it for the government subsidised payments. Don't move here. How they have a 4 star rating is beyond me.

Avoid this place like the plague. They have a severe roach, bedbug and rat infestation right now. All appliances are over 25 years old and don't work. They claim a remodel in 2005 but it was mostly cosmetic. Bath tubs are unusable and there are plumbing problems. There are electrical issues complex wide. Managers are rude and there is questionable accounting practices. Multiple managers in and out with one stealing rent checks. Police are always at the complex for noise and crime.
Avoid this place! Building 7 has a rat infestation. Building 2 has a bed bug problem. All apartments have a roach problem. Building structure is one earthquake from collapse. Ceilings and floors are buckling. Cracks in walls at windows, corners, and ceilings. All amenities are 20 years old, outdated, and not repairable. Remodeled in 2005 but was mostly cosmetic painting. Entire complex needs to be gutted. Poor air quality. Vents have not been cleaned since the 80s. Pet dandruff, dirt, mold, etc. Needs new windows that are energy efficient. Can see air moving the cheap vertical blinds. Heat - if it works - escapes in winter and bugs enter freely in the summer. Bathtubs are painted - not cleaned - after every move out. Unusable and caustic paint chips with use and attempts at cleaning. Plumbing issues. Expect water to be off 2-3 times per week for repairs. Clogged drains, sinks and tubs. Electrical issues. Most electrical outlets do not work. Those that work are loose and do not hold a plug. After a storm you will see many electronics at the dumpsters due to electric surges. Great maintenance but very limited in what they can do. All repairs are done with caulk. Even repairs that don't require caulk! Management is rude. One manager absconded with the rent checks resulting in several evictions if you could not prove you paid rent. Now under new management but with same employees. Section 8 occupants not held to any standard. Expect to see police, fire and EMSA several times a day or night for fights and loud noise or music. Limited parking due to students from the local high school parking on the property. Laundry room is always dirty. Most machines don't work and only 2 dryers.
