Pleasant Grove West sits directly south of Downtown Chesapeake. Although there is a residential section of the neighborhood, the majority of Pleasant Grove West encompasses the Cavalier Wildlife Management Area all the way to the Virginia-North Carolina state line. Residents have easy access to the Edinburgh North, West, and East Shopping Centers, where you’ll find supermarkets, big-box stores, and popular restaurants that line Highway 168. Renters are drawn to the area for its rural setting and natural beauty, as well as its proximity to the heart of the city. Large lots, tree-lined streets, and stately homes define this peaceful oasis in the woods.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Red Knot at Edinburgh
The only downside is the parking. Guests and residents have a hard time finding parking and youll have to do a lot of walking. Otherwise, its a beautiful place. Love the staff, even the pool attendants are all so sweet. They answer all questions and maintenance calls promptly. Amenities are amazing. Has a car wash and vacuum station, gym, pool, clubhouse, many hang out spots with fire pits and TVs
I have lived at Rednot for two years. I love my apartment. It's spacious and cozy. The staff and maintenance crew are great.

Thank you for the great review and for being a loyal resident of our community. It always feels good to hear that we are getting things right!
They put on a good show but once the lease is signed you see the real red knot. The Breeden Company is a terrible ownership company. The office "leadership" has no customer service skills and the head of maintenance is sarcastic and rude! Very cheaply made and far from luxury apartments they promote. Expect bogus charges they bill you for without proof. Nice looking property but you will see all the glitter and glam wear off quickly.

We chose Red Knot because we loved the location. Far enough from the hustle and bustle to relax, but close enough to everything we want/need. The staff has been wonderful and we couldn’t have asked for a better place to live!

Aside from the parking, this has been a wonderful place to live. Quiet, maintenance addresses any issues promptly. Office staff is very helpful and friendly.

Thank you so much for sharing your feedback on our community. We are delighted to hear that our atmosphere and service have met all of your expectations. Please feel free to contact our office if you would like to discuss your concerns with parking further.
The apartment is located in a great area and the school around the apartment are awesome. My issue with the apartment is it’s hard to find a parking spot and also if you have children make sure before you move out to clean your apartment really well. Red Knot will charge you a fee to clean your carpet as well as anything there find. Also if you are moving out before your lease is over it doesn’t matter to them if your lease is over in a month you will be charged $2500 fee for a break lease and you are also required to give them two months notice. Another issue is a lot of residence have big dogs and sometimes they don’t use a leash on their dogs.
We have had some not so good experiences and unnecessary drama so far living here , but promised corrections going forward! We like the location and love the layout of the apartment, very thin walls though, but we see how it goes from here.
It’s nice apartments, amazing maintenance team but the office staff are very stuck up, condescending and very matter of fact. Here are a very things to consider before moving here 1.) Parking- it’s absolutely terrible, tons of spaces but they are always full in the evening. There’s been evenings no parking has been available and I’ve had to park in the movie theater parking lot... that’s a long haul!! I’ve called the office to request a parking lot and they say they are only allowed to assign so many .. as if that makes sense. 2.) Pets- most of us love pets, but none of us want to step in their crap. Crap everywhere. And barking constantly from certain residents. 3.) Electric- it’s a joke. My fridge throws a breaker randomly. 1/4 of the outlets don’t work half the time. 4.) Appliances- very low quality. Most especially the washer. When I told the office about the problems with the washer not filling up with enough water for the load - not getting the soap off the clothes, the office sent me a screen shot of the owner manual and said “ it’s working as intended” 5.) Elevators- they are almost 3 years behind in inspections. They make terrible noises and always stink. They’ve always worked since I’ve lived here but with the noise they make and lack up up keep- I fear they won’t be working soon.
My fiancé and I moved in and thought this was going to be a lovely place to live. We have had issues with the parking, seeing cops in late hours of the night, bnoxious dogs and residents. They say they have a breed restriction which is total bull. We have seen pit bulls and other "aggressive" breeds numerous times. For what we pay, you'd think they would be a little more attentive to their residents concerns. Don't waste your money.
This company does shady business beware. My attorney examined their convoluted lease agreement and found it was worded in a very deceiving way. Luckily I got out of the lease. In any case the apartment was clean upon move in but everything in our unit had a quirk or malfunction with empty promises of maintenance.
In the beginning when I first moved in they had no assigned parking and I always had to park in the back. while other residents got to the good parking at first. Now that they have assigned parking I LOVE IT !!! Due to the fact my parking space is in the front where my apartment is. The apartment I have is excellent just for me with nothing but new appliances I would recommend these apartments to anyone who comes along.
If you have more than one vehicle, u may want to choose another property. When I first moved in, parking was first come first serve but now they have assigned one space per unit. In addition the parking space you are assigned is far away from your unit. I've witnessed single mother struggling to get to their apartment with groceries and there child. While the staff rides right pass them in oversized golf carts.
Since my husband is in the military he is gone a lot of the time, living here at Red Knot has made me feel like I'm back at home (Arkansas). The friendly neighbors, beautiful apartments, and many activities makes it worth living here..also I can have my three big fur babies!
Love everything about this place. Beautiful features, nice pool, no problems so far. Staff is great! Feels like youre living in a resort!
