Property Ratings at Quail Ridge
Worse apartment ever. Management doesn't care. Maintenance is delayed and does not complete work properly. Inhave super old appliances . Security is delayed and takes to long to help calling the police is faster. This is a trap. Neighbors are inconsiderate and rude. Stay away from here.
Roaches. Smells strongly of weed. Extremely filthy. Rusted appliances. Was not cleaned or taken care of at all. There's still more to look at but you should get the idea. Also, the front desk is totally incompetent, and will not keep promises. Hard to work with. Will waste your time without compensation. When they mess up continually, they offer no solutions to amend, just lip service. I got married last week, and I had set up everything with the conditions for my move several weeks before. We made agreements, I gave my money, and that was that. And then, the week of my honeymoon, I find out that they had reneged many agreements, and even changed the unit I agreed to move into. I requested upstairs, and they changed it to downstairs without telling me at all, even after taking my money. They also became difficult with my family trying to help me, and also changed many of the agreements made with them as well. I had to spend a lot of my time changing things for the move, and all they had to say is that there is "nothing they can do." Are you serious? Not only that, but upon arrival, they delayed my family from helping for more than 10 hours on cleaning the apartment and getting it ready on the agreed upon date. And being extremely difficult about it as well. When I arrived, I found roaches crawling around, rusted bathrooms and tubs, and it was just filthy in general. It also reeks of weed. No real attempt to clean whatsoever. Disgusting, and dishonest
This is my first experience with Quail Ridge and so far I am not impressed. First, the apartment that we had agreed to take and put down a deposit on was given away to someone else. Nobody informed us of this, we only found out when we read through the lease agreement. When bringing this up to staff we were met with no solutions and no actual help at all. The overall response was “there’s nothing I can do”. When it came to the actual move in day, the entire process was very difficult and the staff kept delaying giving the keys to my in laws who had graciously offered to help move stuff in (and we had previously authorized this in writing so this shouldn’t have been an issue). There are other details involving move in that I am not entirely aware of because I was on my honeymoon and my in laws didn’t want to burden us with that. Finally, the state of the apartment upon move in was horrendous. Extremely dirty, many things broken and not working correctly. We even found roaches in the kitchen. I am appalled that this is even considered acceptable for move in. I would love to be proven wrong, but I fear that this has set the precedent of how the rest of my time here will be. We are so utterly disappointed and disgusted with the apartment that we are considering breaking our lease and looking elsewhere. If you are considering Quail Ridge I strongly urge you to look elsewhere if you can.
I lived here since 2017 and have watched it go downhill over time to where I knew my time was up with this place. When some of the amazing staff starting leaving I noticed a change. I moved to an “upgraded unit” around 2 years ago thinking maybe they are trying to go in the right direction but what hurts this place is the people they allow to bring the apartment down. I had to deal with constant smells of weed seeping through my walls because the walls are so thin. I always could hear loud music from the neighbors all times of the night or just loud arguments in general. The trash is always ridiculously full to where it’s all over the ground and will blow in other people’s area. The water is always off because something is being worked on. Dog poop is EVERYWHERE. Because people will allow their dogs to poop in other people’s areas and not pick it up. As far as my unit, my shower head was placed on crooked so you could tell the upgraded unit they tried to put me in was rushed. The floor in my room creaked by the closet. Not to mention, the new units have hardwood floors but they still take $45 out of your deposit for “floor cleaning fees” so no matter how much you mop or try to tidy the place, they take most of your deposit anyways when you move. They decided to make me get rid of my cox WiFi since they were getting WiFi for all the units and IT SUCKS. It’s always out or something is not working, and I struggled daily with trying to watch my smart tv or use WiFi for my laptop. So in my opinion it was another way to get money , if you’re going to make people get rid of their internet and tack an additional $50 on rent , make sure the internet is good. Now once upon a time, quail Ridge was amazing but now? They got a lot of work to do.
Water is turned off every week for “emergency maintenance”, the dumpsters are always overflowing to the max with trash always on the ground around the area. It’s gross and has been an issue since I moved in 3 years ago. While maintenance is usually pretty quick, the issues I have had over the last year are not worth me staying any longer. There have been several water leaks all in different places. The staff is pretty cool and they do what they can. The issue I have is with the buildings themselves. The amount they’re are charging isn’t worth the issues I have had. Also, don’t get a south facing apartment unless you want the windows to scream at you when it’s windy.

The office staff seems nice. The buildings are okay. But everything else sucks. I spent my first two months here without siding, paying 200 for the energy bill in the middle of summer. Apartment was 95 degrees ALWAYS. I've had a squirrel issue for 2 months now. Maintenance will not return your calls, nor will anyone tell you what's going on. It took a squirrel eating a hole in the ceiling and getting into the pantry for them to finally respond to me. Also, maintenance told me THEY made the hole, which was a lie because the squirrels made a SECOND hole. If you do get someone to talk to you, they will mislead you/your conversation or avoid answering questions. Maintenance finally gave me pest control's number and it was the wrong number. Just avoid living here. Price is great, but you'll have to fight battles constantly.
They had a company come out and remodel. The company left nails everywhere. All of the tenets and the tenets guest are getting nails in their tires. Over and over and over agin. Don’t come in here unless you want a flat tire. The apartment complex needs to make them come out and clean these nails up
If you're a parent and you're looking for a great school district outside of OKC Public Schools, without moving outside of OKC, I recommend Quail Ridge Apartments. Although the apartments are located in the OKC area, they are still located in the Edmond school district, which is rated between an 8-9 out of 10. Edmond schools are very well equipped when it comes to preparing their students for state testing at the end of the school year. Both of my children passed their state exams with flying colors, last school year, and are now moving on to the next grade! Their reading and math skills have improved dramatically as well. Also, the rent is very inexpensive and the location is excellent. The atmosphere is great and the neighbors keep to themselves! You definitely can't beat that!

Me and my friend moved in about a month ago and it is lovely. Everything is clean and well-managed. The staff in the office is kind and helpful. There was one outlet that didn't work, I called, and the next morning, the maintenance man came and fixed it. He was super polite and made quick work of it. Excellent place to live.
We moved in about a year and a half ago and we have renewed our lease since and probably will agai. Quiet, up to date, nice staff and very clean! Amazing prices too!
My apartment here at Quail Ridge, has been a great experience. .I love it here its nice, clean & quiet..It's also located by nearly all the popular places to eat or visit..Very nice and friendly staff here too!
