Property Ratings at Promenade at Newnan Crossing
We moved in to our apartment about five months ago and absolutely loved the apartment and management. Shoutout to Olympia! Since the complex was acquired by a new management company things have gone downhill fast. Our community is no longer gated as one entry gate has just been propped open for months. One of the non-vehicle entry gates was broken a couple weeks ago, unsure if it has been fixed. Parking is no longer monitored so it’s out of control. The smoke alarm in the apartment next to us has been chirping for two weeks. My husband has called twice to notify management. The woman he spoke with was incredibly unfriendly and very short with him. She basically told him there’s nothing they can do. This place is such a disappointment. We can’t wait to move out.
I've lived here almost 2 years and loved it until just recently, when new property management Capital Square Living came along. The rental agent is borderline rude - very short, not at all like the former front desk agent. We used to be able to email the leasing office and the property manager directly, but now it goes to some unmonitored mailbox at rentcafe that they only use to send out notifications. The secured gate has been propped open for several weeks, dog poop everywhere, and parking is no longer monitored and managed - residents curb parking, illegally parking in handicapped spaces. Bottom line, the quality and customer focus has changed drastically. Bad move, Promenade. I'll be looking for another place to call home soon.
This isn't a review of the building itself -- very well kept, not pristine, but very well kept, quiet, and everyone pretty much minds their business. It was recently taken over by a new property management company and despite the fact the receptionist could be a little nicer, it is what it is. My issue has to do with the local post office not delivering expected mail and parcels of items ordered. I was waiting for a credit card over the summer and never received it despite the creditor sending it to me multiple times. The second time I had an issue with delivery was just this week when I ordered a very expensive sweater from Nordstrom that was never delivered to me despite the store sending a confirmation notification. Just a word of warning if you intend to rent an apartment here. Rent a PO Box or find an alternative way to get your mail/parcels.
This has been one of the worst experiences imaginable. We lived in Building 2/Apartment 2318. The first thing to note is the building location and lack of noise abatement/control. The noise from the interstate is extreme and the walls are paper thin (you can actual understand the conversations of the TV and the people next door). We moved into our apartment in 8/2020 and soon afterwards the management changed hands. The entrance/exit gates were not functioning when the new people took over and it took them over two months to get them operational. In the period from September 2020 to April 2021 we saw the condition of the complex slowly deteriorate. They was trash in the common areas, excessive animal waste, excessive smoking on the patios that would not allow you to open your windows, illegal drug activity in the apartments and in the parking lots as well as a lack of maintenance (stairs became filthy, garage door quit working 5 times, etc.). These issues were repeatedly brought to the attention of the management and their response was to merely send an email out to the renters. When the conditions became untenable, we decided we had to break our lease and move (to allow us to continue working and such). When we contacted the management (on and off site), they indicated they bore no responsibility for these items and were doing the best that they could and would not reduce or waive the early lease agreement termination fee. Avoid the many issues and chose another apartment close by.
We are new to Georgia and stumbled across this apartment gem called the Promenade at Newnan Crossing. The staff is excellent, the units are gorgeous, the grounds are well manicured and the neighbors are kind and friendly. Everything you could ask for in apartment living. The care and consistent communication from the staff, makes us as tenants feel like family. Thank you for a great experience!

Nice area and apartment. Quiet for the most part. The apartments are updated and nice. Includes all appliances including washer and dryer. Close to shopping centers, restaurants, and schools.
The year plus I've lived here at the Promenade has been a good experience. Office and maintenance personnel are professional, friendly, and work to keep the community well managed, clean, and safe. Definitely recommend.
Exceptional apartment community! The staff are so attentive, kind, and professional. Also the grounds keeper appears to take pride in his work and he should! Its a great experience to live here!
The management team are absolutely wonderful! I moved from Pennsylvania to here one month ago. I was unable to see the apartment myself. A dear friend that lives locally spoke with the management team and I was able to see the apt on video. It was a huge concern me being so far and not able to talk to the management team in person and have to rely on a video to make a huge decision about the apartment. It all worked out extremely well and now I'm here one month. So Happy!! They were extremely patient with my multiple phone calls and anxiety!
So far living here has been a great experience. Management is attentive in keeping our community safe and clean and enforcing guidelines. I love the location!
Just starting my second year here at the Promenade - it's a very comfortable, safe and well managed place to call home.
Friendly staff, convenient location, nice appearance
Overall it has been a good experience the staff is extremely helpful but there are some issues. The gates never work properly and Ive been here for 6 months almost and they have never been working more than a day. They used to clean the hallways up but now they have jsut left them to be and its getting dirty.
Nice, clean apartments!! Love the view and the amenities!

Promenade is a great place to live. There is a Kroger, Walmart and Publix less than 8 minutes way. Very close to the others rental stores. The complex apartment is nice, new and they take good care of them.

Recently moved in at the start of 2020 and I have really enjoyed the amenities and how close everything is to the complex. From shopping at Ashley Park, to a nice walk on the Newnan Link. Once the self isolation is lifted I will also enjoy the regularly planned events at the resident center.
