The city of Bartlett is a heavily-wooded suburban community, just northwest of Memphis. This historic city began as a stagecoach stop in the 1830s. A rich display of heritage still stands today, with historic sites like the Nicholas Gotten House and Davies Manor Plantation - the site of Shelby County’s oldest log home.
Today, Bartlett is a sought-after housing destination once named “Top 100 Places to Live” by CNN and Money Magazine. Property Ratings at Preserve at Bartlett
The pictures make it seem like this is a nice, pleasurable place to live. However, the pictures are deceiving. The appliances are cheap and constantly breaking. The molding, countertops, drawers, and cabinets are cheaply made and are always peeling. The worst part is the noise level and garage accommodations. Since it is so close to Hwy 40 you can hear traffic 24/7. Also, because the garages are integrated into the dwellings you can hear everyone's garage door open and close no matter what time of day or night. I was in a unit that was directly over a neighboring garage and that tenant was in and out of the garage all night! I requested a reasonable accommodation for an ultra-quiet garage door opener and they blatantly refused. The amenities are disgusting as the gym is never cleaned. There are other places nearby that offer better service, amenities, and price.
I just moved out of these apartments and I want to share what I found out about these apartments. First of all, they are overpriced. They look nice on the outside but they aren't anything special on the inside. No fireplaces, no sauna tubs,etc. They aren't bad, but they aren't great either. The good is that the management is nice as long as you pay your rent and the area is safe. It is a gated community. Has a gym and pool and computer room and a movie theatre for residents and is pet friendly. The bad is that the maintainence guy is very slow to fix anything if it ever gets fixed at all! I had a faucet in bathroom that needed tightened up and was never done. The worst part in my experience was that the walls are paper thin!! I could hear my upstairs neighbors arguing, anytime they played music, , I could hear their television sometimes, and every day it sounded like they were " stomping on my ceiling " when they walked across their floors. The walls and ceiling not insulated from hearing your neighbors. If you want piece and quiet you may not get it here!!

This place is falling apart! The pictures on the website are misleading! The kitchen cabinets are peeling, under the cabinets had mold growing, the sink is leaking, and the appliances are all old and cheap. Maintenance came to fix sink but was unable to. The front door had spider webs (looked like it was never cleaned), the patio had black stains throughout (no one ever attempted to clean it before we moved in). The guest bath was chipping and rust was getting built-up, Maintenance resurfaced and after 1 scrub it is exactly the same as before. Dining room window has a huge crack. The park is all dirt with tree roots growing in it. There are no wood chips as the advertising pictures show. The windows were all so dirty you could not see through them. I asked for them to power spray...they did 3 of the 9 windows. We had to do the rest ourselves. I tried to use the car wash and the hose did not work. I believe it has been replaced since. The carpeting is old, there are paint stains all over the floor, and the blinds in all the windows were stained. We are paying for a 3 bd/2ba but are only able to use 1 1/2 baths, my toddler can't play at the park, underneath my sink is unusable, and most of what they attempt to fix never actually gets fixed. This is the worst place ever!!
