Property Ratings at Pineridge Residences
Lived here for 2 years while in the MBA program at Cornell. Couldn’t have been happier. Units are quiet, spacious and landlord is top notch. Any issues and maintenance is there to fix whatever within hours of reporting it. Pet friendly and parking was a plus. Richard was very fair with the rent increase when we renewed our lease for the second year. Highly recommend!! You’ll be happy here.
Cons: - Stylish design - Good for dog and cat owners - Isolated, meaning it is quiet - Some bus lines passing by - Fast maintenance and the owner is responsive Pros: - Relatively expensive utility bills. Richard (owner) provides you with a utility bill every month including heating, water, garbage, etc. One time I did not use heating for one month but still, I had to pay a lot of heating fees for some reason. The average utility bill is around $ 130 + elec + internet (monthly) - Isolated, and it does not have a community feeling. - Some units are old and cold in the wintertime. - There is not management office so you have to call them. - The owner wants to increase your rent a lot every year. He also forces you to decide wheter to renew or not way before your contract ends (usually 6 months before). - Rooms are very small and in the basement. - AC is not very effective for the basement (there is only one upstairs).
