Property Ratings at Pine Valley Ranch
Our upstairs neighbors are the loudest people 24/7. We have asked the office to talk to them numerous times with no relief. We never feel heard or believed from the office staff even with video proof. It is a beautiful property with lovely amenities, just prepare yourself for neighbors who don’t respect any kind of quietness. We have resorted to leaving the apartment at times just so we can have some quiet. When working 40-60 hour weeks, and the only time spent at home is full of stomping and nonstop noise, it makes it a stressful environment. The maintenance staff are great and always help quickly. Britney is always lovely and helpful. I just wish we would feel more heard from the office on our issues. Overall it is a beautiful apartment, good location, good amenities, etc. The loud neighbors ruin the ability to enjoy the space fully. Four am wake up calls from stomping are not appreciated, not entirely the office staffs fault.
Per a text received just today (one of many every few months) tenants are offered a gift card to leave a review mentioning a staff member who goes above and beyond! Take any positive reviews into account before renting their property. Maintenance are the only competent staff and they cannot retain office staff to save their life as it’s constantly rotating. Hope this helps!
I rate this complex 5 stars! They are quick to solve maintenance requests. Hannah does a good job on following up. I had a microwave that needed to be replaced, I called the office and she emailed me back within that day. I would highly recommend living here!

The staff here are amazing and everyone is nice. And love the community events the have. Also the dog park is our family favorite spot breathe in fresh air and see wonderful neighbors and their dogs play with ours.

I moved from Alaska to Spokane I was able to pay and get a place all online. When I landed keys and a note was on the door welcoming me.I love how safe it is to walk around. How I can hike on the trails or just take my dog to the park. They host a lot of events also. Food trucks and ice cream trucks in the summer. Swimming pools and fire pits are great.

I’ve lived here for a few months and one thing I can say is how clean it is. The dumpsters always have room (unless someone puts big items in the dumpster that shouldn’t like mattresses). The parking lots are always plowed and swept. Their maintenance team is top notch it seems like they are never under staffed. Anyways it’s a very clean and quiet complex.

Pine Valley Ranch has been such a sweet apartment complex. It’s a very nice community with awesome walking trails, dog park, and I personally enjoy the fitness area. My only complaints are the parking, and the washers and dryers. There’s not enough parking for the amount of apartments, so sometimes you’re stuck parking a long ways away. Which sucks with groceries and babies. And the washers and dryers are very loud, cheap, and take multiple attempts to dry clothes. So, no fun. But other than that it’s pretty great.

My husband and I have lived at the Phase 2 of pine valley ranch while waiting to buy and home but I got to give it to pine valley while we’re waiting this has been a home for us from the amazing staff to the great amenities it will definitely be hard to say bye when the time comes. :,) recommend 10/10

my husband and i have enjoyed living at the pine valley ranch. everyone at the leasing office is amazing and super helpful especially kaitlyn. i’ve also loved the area. they have little trails you can walk on and the amenities this place has, has made it that much better!! we stayed in the newer phase and the apartments are so beautiful and modern. there is also tons of parking so you don’t have to be forced to pay for a covered parking spot. I would highly recommend this place if you’re looking to move!!

Pine Valley Ranch (PVR) is a gorgeous property and is exceptionally well maintained. There are many attractive attributes of this community that made me decide to make this home. With the beautiful trails and abundant wildlife came other challenges like the homeless population and other riffraff that occupy this acreage which makes you feel unsafe, especially when you are walking around the trails after sunset. There is some security, which isn’t effective because they announce themselves with flashing lights on their vehicle. I use a community crime map which reports criminal activities, but mgmt. refuses to alert the residents of this activity. A unit had their front door kicked in at 3:00 AM and an armed resident cased him off. Mgmt. emphatically refused to say anything about this, so I went to the police precinct, and they gave me the information I requested. I first thought that the police were still investigating, but now I know mgmt. did not want the negative information to get out. They seem to ignore informing us about, homeless activity, vehicle thefts, and break ins. They seem to conceal things to protect the pretty package that they are presenting. What made this an attractive place to live was the openness, but this seems to be going away with developers and planners exploring soil for future development. This place is extraordinary with the trails, trees, and wildlife, but with further development they may become ordinary. I was told that the 56 acres would never be developed because of poor soil quality but times have changed! Mgmt. aggressively texts about missing packages, misdelivered food, and other frivolous things in the community instead of alerting you about real issues that should be addressed. Texting is a privilege, but they have their own agenda and with 388 units it’s a nuisance, and if I blocked them, I would eliminate other pertinent community information. I feel they need to stop taking their own pulse and taking to the pulse of the community and be more cognizant about security and other issues that affect everyone instead of protecting the pretty package they present. PVR is a gorgeous place to live, but I don’t know what my future will bring. If you are looking at PVR, I hope you look beyond the ribbons and bows; however, presently this community has a lot of attractive qualities and offers a beautiful way of life.

Pine Valley Ranch is a very quiet, hidden-away apartment complex that offers clean living with lots of great walking and hiking nature trails. All the apartments are incredibly clean, with high end appliances and spacious rooms and hallways with wide doors to every room. The staff are some of the nicest people around and will not hesitate to give you a wave if you're walking around outside. My favorite thing is the community gardens, complete with greenhouse covers that are perfect for the may showers and warm sunny afternoons! PVR is a truly spectacular place to live!

Nice place to live. Laid out and landscaped quite nice. Do not like the fact they won't give tennants with garages an emergecy key in case of a power outage. It seems that you would be holding our things hostage in that event.

Apts. Very nice. Seems dogs have more rights than tenants. During covid 19 still charged for emenities when they are still shut down. THE LAWNS TREES ARE WELL KEPT. BEAUTIFUL COUNTRY FEEL. GARBAGE AREA SUCKS!

I have lived here since 2017 and highly recommend this apartment community to homeowners that are looking for a cozy warm atmosphere that is very pet friendly with gorgeous landscaped grounds. The office personnel and maintenance staff are responsive and friendly. Having lived in my own homes all my life, I was concerned about moving. But, I shouldn't have been. This is truly home to me. I love my neighbors here and those surrounding the complex.

If you decide to move in here make sure to plan on paying for a full remodel of the apartment when you move out. You will have made multiple maintenance requests that never got fixed and then be charged for them when you move. They will charge you random fees and make careless irresponsible mistakes on your account. For the amount you will end up paying you could have a house with a back yard. I have moved and now have a house with a back yard, a family room and an extra bedroom. We are all in all paying less than we payed at the apartments. Do yourself a favor and save yourself the headache. Don't move in here you'll regret it!

This place looks really nice and has a few ok perks but overall is overpriced. Managment will do anything in their power to stick you with frivolous fees and random charges. The staff refuse to help in any way and love to say "there is nothing we can do" call them on this bluff and you will find just like I did there is plenty they can do to beg you to stay when you threaten to abandoned their already dwindling apartments. Also they will charge you a pet deposit for your companuon/service animals and claim you gave them $400 as a gift. All in all Avenue 5 the owning company is the worst rental company I have ever had the displeasure of rent from. Do yourselves a favor and find somewhere with a better management and staff.

If you are looking for an alternative to homeownership, look no further. Pine Valley Ranch offers peace and serenity like a quiet and elegant condo or townhome with fantastic amenities. Nestled off Highway 27 on the edge of Spokane Valley, these apartments are in a convenient location to commute into Spokane or head towards Coeur d’Alene, Idaho. Having been a homeowner for over 27 years of a variety of styles (condo, townhome, 15-acre ranch, 2400 sq. ft. nice residential home), I was apprehensive to downsize into an apartment this November. But, this home has top professional quality finish on the inside with very clean lines and trim and is managed so the units and grounds are well kept. The upkeep inside and out is beyond compare. It felt new at move-in. And, with a professional friendly staff for leasing and maintenance, it made move-in a pleasure. Mickell was a joy through the leasing process and Chris was incredibly personable and knowledgeable in answering any maintenance questions about the unit. Grateful to have a quality home and professional management.

Now, I have cats. Most really nice apartment complexes say No Way to pets, so finding a nice, modern apartment that allows Scooby to live here too? PERFECTION The kitchen is modern (although I subtracted one star because the countertop prep space is smaller than an RV kitchen!) with cabinets that go all the way to the ceiling. The bathroom is nice and large (with a perfect litter box cubby!) and the showerhead is tall enough that I actually stand underneath (NO SQUATS!) My view is quite pretty overlooking a tree covered hill that is actually a nature path the complex owns. The management tries really hard to get the leasees together. Pizza Parties, Easter Egg Hunts, Mother's Day Tea Party, etc. There is a dog park, a pool, and a BBQ place.

I moved into these beautiful modern apartments a month ago and they have just blown me away. The manager and assistant manager are kind, courteous, and very professional. They will work with you to start the rental process. The office staff, groundskeepers, and maintenance worker are polite and friendly. The gym is beautiful and equipped with quality machines. The outdoor pool is very nice and heated. There is a Theater room that can be reserved by the residents that includes extremely comfortable seating to accommodate over 20 guests. You can also reserve the large gathering area where you can throw parties or have large family get togethers. I have never lived in an apartment where I feel taken care of and where I live in a quality apartment for not a lot of money.

'Love where you live' is on a sign right as you get to my apartment and every time I think, "wow I really do"! After living in a horrible place last year I was worried I'd never truly find a nice apartment but this place is amazing. There are certain things that aren't great, for instance some times certain grassy areas are soggy, but they don't even matter with how nice it is. Lots of green grass, lots of parking, kid play area, buildings away from the kid area, trails in the woods out back, a pool, outdoor fireplaces. Just about anything you could be looking for. In walking distance of a grocery store but on the edge of town so nice and quiet, and feels like you're in the country! I am truly in love with Pine Valley Ranch Apartments.

This is the perfect place to live if you love nature. We see deer and most recently spotted a Moose. If you love beautiful views of the mountains and nature walks this is the place for you! The yards are well maintained. Huge lodge with a theature with big screen TV and theature lounge reclining chairs, weight room and tanning booth. Friendly staff. BBQ area. Off Lease Dog Park.
