Separated from Downtown Toledo by the Maumee River and bordering Lake Erie, Oregon is a picturesque suburb with terrific water views and beautiful parks. Pearson Metropark, located in the heart of Oregon, covers 624 acres and protects what's left of the Great Black Swamp, a forest that once covered most of Northwest Ohio. The historic Johlin Cabin, a cabin built in the 1800s, is also located in the park. On Lake Erie, Maumee Bay State Park covers 1,336 acres and provides a lodge, cottages, a golf course, and a beach. Property Ratings at Piccadilly East
I went on a tour recently and really liked what I saw. Everything was clean and well maintained. The grounds seemed nicely cared for. It's still on my list of places I may move to.
Affordable and management is helpful. Nice amenities.
I’ve lived at Piccadilly East for close to a year now. Throughout my time here, I’ve tried to be tolerant of issues, understanding that this is an apartment complex. That said, there are several ongoing concerns that need to be addressed: • Lack of enforcement of community rules. Management does not enforce policies. For example, other tenants smoke cannabis inside the buildings, and the odor frequently seeps into my unit. Despite complaints, the only action management has taken is sending out a generic email to all residents. • Frequent water shut-offs. Water service has been shut off a total of 13 times during my tenancy, often for several hours at a time. • Laundry facilities poorly maintained. The laundry room is often trashed, rules are ignored, and tenants leave debris in washers/dryers or abandon belongings inside. This makes it nearly impossible to get consistent access to the facilities. • Dirty and unpleasant hallways. Hallways are often dirty and filled with lingering odors. • Mold issues in the unit. Windows sweat excessively and develop black mold despite regular cleaning efforts. • Disrespectful behavior from tenants. Residents frequently speed or peel out in the parking lot, revving engines loudly near the Pickle Road entrances and exits. Domestic disturbances have occurred, and vehicles have been broken into during my stay. • Trash and landscaping concerns. Dumpsters are often overflowing with garbage or discarded furniture piled nearby. Landscaping is routinely overgrown and not well maintained. Overall, for the amount I am paying for housing in this area, I expected better. Unfortunately, my experience has been consistently disappointing, and I would not recommend this property. I strongly encourage anyone considering Piccadilly East to look elsewhere before signing a lease.
Bat infestation in the attic, live bats getting into people’s apartments. Unsafe electrical. Mold in window frames along with leaking. Do not move in here
Worst place to live the property manger is a miserable person and the places are out dated they have water problems and shut off the water every other day an the water stinks save or money go somewhere else this place stinks
I have been here 15 years and it was a very nice community until this new company bought the apartments. They are rude and only care about bottom line and how much money they can make their investors.

They will lie for any reason to not give you your security deposit back. Also the floors/walls are PAPER THIN you will hear EVERYTHING the neighbors are doing around you

What can I say about this place I really wish I would have found another one before I got this I found out I pay for a two bedroom for what most Townhomes go for in the area. There's no ventilation in the apartments so if your neighbor Cooks liver you smell it in your apartment. If you fry bacon you have to open up all the windows. The hallway smell like urine. It took them forever to get washing and drying machines at work. Let's not even start on the late fees I was late one month they charged me $100 late fee and then after 6 days they charge a $365 attorney fee and started eviction process. Regardless of promise to pay or talking with management the cold heartless people just say too bad. So I paid the money then they're knocking on my door wanting another month's rent way before it's due never come here spread it to your friends don't let your friends go to Piccadilly ever. I hope this saves somebody a really bad experience.

Lived here for 4 months and Im already moving out as soon as lease is up, they dont care and let anyone move in, a week straight having to knock on people doors or call cops cause people screaming and fighting in the hallways throwing stuff. Terrible place. Regret it

Management doesn’t fix anything! The washer in our building has been broken for three months!! Residents are insanely loud and have no respect for a calm, quiet, liveanle environment! Add to that three times in the last 10 days our water has been shut off due to a water main break that flooded out 6 apartments! AND they are raising rent way to high for what they offer here!!!
