The Merriman Valley neighborhood in North Akron is one of city's most elegant neighborhoods. Although Merriman Valley has vintage and historic architecture, the quality remains as pristine and beautiful as the last day of development. This neighborhood provides a family-friendly, residential community that features one of the best public-school systems in Akron. Merriman Valley has multiple nearby parks that create a natural and picturesque backdrop. The Cuyahoga River flows through the west sector of town, offering more outdoor adventure. While Merriman Valley is equipped with its own commercial developments, Downtown Akron, located seven miles northwest, provides additional attractions and amenities.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Pheasant Run Apartments
Frogs in apartment just days after getting keys. Management refused to cancel my lease and basically trying to force me to live in the frog infested apartment. I forcefully moved and they promised a disposition letter 30 days after moving out Ike any responsible management would, it’s been ways past 30 days, they didn’t send anything and are intentionally ignoring my emails. If you love yourself even a little, you better stay far away from these money hungry, awful management. You’ve been warned!!!
I’ve lived here a couple years and here’s how I feel about it -reasonable rent -the neighbors in my building are polite and normal (I can’t say for the others since I don’t live there) -it’s close to so many parks and trails and just nature in general. -parking is free! -They communicate well -They hold others accountable for their pets I’m giving it 5 stars not because it’s luxurious or perfect or anything. I am giving it 5 because for an affordable apartment it is an excellent option.
I got my keys on 01/12/2024 and had to sign a walkthrough agreement that I was not invited to. I started to move in on 01/13/2024 and the heat wasn't working. Maintenance supplied me with two electric heaters to keep the place somewhat warm. I moved in on 01/15/2024 and the heat still wasn't working. I had to call the maintenance hotline three different times complain about the heat. I finally gave up on 01/28/2024 and handed over my keys. Who can live without proper heat in the middle of winter. I wasn't able to work a full day at my job for two whole weeks since I had to be there and see what/if they were doing anything. On top of that: the sliding screen door was busted, the bedroom had no screen, the bathtub/shower valve busted on the first try, vents were filthy and dusty. Also, my electric bill in two weeks was over $200. What a waste of money. DON'T MOVE IN HERE!
Day 1 moving in- had a broken water line and broken garbage disposal. Day 3- water line was fixed but broke my countertop in the process Month 2+3- wrong rent amount posted both times and had to be corrected in which it took multiple days of calling to get in contact Month 4- receive a charge for 3 months of renters insurance. Turns out my original leasing agent never uploaded it so when they quit the company now states they never received it. I show them proof I've been covered the entire time and they state I won't be charged starting next month but I have to pay the previous 3 even tho I was covered.
Not well maintained, charge you for any little thing, apartments don’t get thoroughly cleaned prior to you moving in, the lease agent and maintenance don’t communicate or make sure things get fixed in a timely manner. Castle Apartments has really let the place go downhill. I would no longer recommend this place to anyone!!
This place is an OK place to live if you want to live around unruly and disrespectful neighbors, an office staff that you have to harass so they can let maintenance know that your apartment has issues, old appliances that are as old as the building (if you want modern appliances aka newer, you will have to pay an extra fee), no parking when other neighbors friends and family visit, a forced digital package that you have no say in and rodents by the trash because people are too lazy to put the trash IN the containers. The maintenance people are great when they get the orders and can get stuff fixed quickly and the location are the only two good things about this place.
I have lived here for over a year now and have been very satisfied. The staff is friendly and helpful and the pool is beautiful. The parking lot is well maintained in the winter as well.
this community I great. especially the pool, and they are value priced.
