Such a peaceful, clean, tranquil complex. Been loving my experience staying here! The leasing staff is always friendly and I genuinely appreciate how clean they keep the establishment. It’s like a resort.

5 Stars – Great Move-In Experience! I had such a great experience moving into this apartment complex. From the very beginning, the process was smooth and stress-free. Nick and Nadia were both incredibly helpful—always responsive, professional, and kind. Everything was well organized, and my apartment was spotless and ready when I arrived. I really appreciated how welcoming the whole process felt. Thanks to Nick and Nadia, getting settled in was easier than I expected. I’m very happy to be here!

Management and facilities are good. However, noise control is a huge issue. Units have extremely thin walls and flooring-you hear absolutely everything at all hours. Too many sleepless nights and noises like stepping, doors closing, things being dragged across the floor consistently. Not much being done to rectify it.

It’s fairly OK. The mail room is chaotic and sometimes my packages get lost and I don’t get notified when packages are present in the mail room.

I give Perla Gem Lake - 5 Stars Living at Perla Gem Lake for the past four months has been an exceptional experience! From the moment I moved in, I was impressed by the attentive and friendly staff. They are always ready to help and go above and beyond to ensure that residents feel welcomed and valued. The maintenance team deserves a special shout-out. Especially Kimroy, he was prompt and efficient, and very friendly addressing any issues quickly and professionally. The amenities are fantastic! The facilities are modern and well-maintained, providing everything I need for a comfortable lifestyle. I also love the events organized by the community. They foster a sense of camaraderie among residents and are a great way to meet new people. Cant forget the food trucks! They add a delightful variety to our dining options and have become one of my favorite features. Overall, my experience has been nothing short of excellent. I highly recommend Perla Gem Lake!

The apartment is very nice and amenities but it definitely a far cry from hotel resort style living that was advertised Most emails are not responded too even the short ones with direct questions. I was told a mountain of things were coming when we moved in like bike storage which is still not available a year later. I'm not sure why the rare food trucks are booked out a month in advance then can only give 2 hours notice knowing people after preplan their meals. We get a lot of mass emails but no further attempts to solve complaints even after multiple complaints. Breakers are very easily tripped vehicles will park halfway out if the parking spaces or stop and unload in the driving area which is a huge safety hazard as fast as people still drive in the lot

My experience at Gem Lake has been wonderful. The leasing office is always so helpful with any questions I have and provides the best customer service. Additionally, I love my apartment and all the amenities it offers.

Everything from the amenities to the apt itself is so nice, spacious, clean, and modern! The events hosted are my favorite because I am able to meet neighbors. Love living here!

I moved here about a month and a half ago and so far I really like it. The staff is really awesome and helpful and the neighbors are really nice as well.

Beautiful apartments with great amenities and very nice front office and maintenance staff, but the noise and disturbance from neighbors is a let down.

We love this place , wonderful living here , Administration is great and modern. Everything is organize and clean and is ideal for families , we are so happy to have found this place. We love the events and food trucks every week.

This community and apartment complex deserves a 10/10. My Man and I are moving from Texas and it’s been an experience with finding a place to live. After tons of research we’ve came across Gem Lakes and met the leasing team Nadya, Shannon and Nick. I know this may sound like a reach but I can only be honest. They’re the most welcoming, professional, kind, caring, informative, goes above and beyond of a leasing team that I have ever met in my life. I really pray that they stay for as long as we will be living there. The tour was jaw dropping and the resort feel is tranquility. We love our new home.

the luxury is very cheap quality on a lot of things. I don't like the change in trash days most trash accumulates on Friday and Saturday and the only days I need it it doesn't run plus those of us that work till 6 often rarely make it home in time. If nothing else if they come through the 5th floor at 7 on the dot they should at least loop back through. Also there is NEVER once been coffee available downstairs when I have wanted it, any events are usually over by the time I get home from work. 5-7 isn't s good time to do anything even people working til 5 won't be home till 5.30-6 with evening traffic. I also was told when I moved in that they already had pool lounge chairs (the ones that go in the shallow end of the pool) they just weren't out yet and they never came out and that bike storage was being put in but I still have a bike taking up half my living room that is now damaged from the amount of times I've knocked it over from it just being in the way with no where to put it

The office staff is great! Best feeling about moving to a new property I’ve ever experienced. Everyone was so friendly and made us feel like we were already home even during our first tour of the property.

This has been a great place to live. The grounds are beautiful and maintenance is really on top of everything! The location is convenient ti everything.

Very peaceful , just wish maintenance would fix the bandaid touch up around the brand new place ! Not so much emails as well unless urgent need

We absolutely love living here! The gym is incredible, pool is always peaceful and amazing to go to on a Sunday day! The leasing office staff always communicates and is super responsive. No complaints!

Have lived in nearby apartments in the area. Aventon Gem Lake is easily a cut above the rest. From the quality of the apartments to the resort style amenities and property management team that genuinely care, this is an unbelievable place to live. Significant attention to detail.

Not great wouldn’t recommend people are dirty and rude and have fights in the middle of the night or yell from their balconies also don’t pick up their dog poo

Clean new building, great staff… residents I’ve met are also super nice! I’m someone who always forgets her keys somewhere and I like that the doors are all electronically accessible.

Apartment is beautiful and the property is set up very well. Such a lovely area to walk and enjoy the lake. Management has been wonderful so far and the maintenance team is top notch.

Really friendly front office, and maintenance staff is very exceptional. I love that they have electric car chargers available, and secured parking.

For the most part this is a peaceful community with very nice amenities. The parking garage is also an added benefit and I always feel safe on property. One thing I think needs more attention is the carpeted hallways. I don’t think they’ve been vacuumed since I’ve lived here. All in all a great place to live!

Aventon Gem Lake is an amazing place to live. The best maintained rental community I have ever lived in! I highly recommend it. You can’t beat the location.

Such a beautiful property- inside and outside. Looks and feels like a private resort…Amazing amenities. We are thrilled at how dog friendly it is. Our 15 year old ShihPoo is living out his best life more than ever! Location is great, with some walkability which is nice. Close to multiple shopping plazas and eateries in both Maitland & Winter Park. The entire leasing office & mgmt team are great! Nick, Eddie & Shannon really seem to love what they do. They are very resident-centric, making sure informative emails go out, as well prioritizing really fun community activities. Angelo is wonderful as well with all maintenance needs. You won’t regret your move here.. tranquility awaits!

Aventon Gem Lake is one of the best apartments I have ever had the pleasure of living in. I was moving halfway across the country and was very nervous to sign a lease on an apartment that I had never seen before. The management was very responsive and I have to give a special shout out to one of the leasing office agents. He was extremely responsive and put all of my worries to rest. The management at this property is exceptional and the overall property is the gorgeous. This truly is a luxury of apartment from the coffee station to the beautiful units. I have no complaints about this apartment complex or the management. My only concern was the train located right next to the apartment complex, but the management informed me well before I started my leasing application and was very transparent throughout the entire process. I have no problem with the train whatsoever. I actually enjoy it. Overall it is an exceptional property.

After almost 4 months here, very happy. The leasing office team are wonderful, on top of everything, and kind. The maintenance team works extremely hard to keep the property pristine. I am grateful for the management team for making the experience at Aventon as stress-free and easy as possible. There is always enough parking, the trash is taken out regularly, the packages are very secure, and the place is clean. The worst part is probably the influx of college kids who have moved in and have taken over the gym, but hey, can't have everything.

we really love our brand new unit. It’s nice to be the first people to live here. The pool is awesome and it’s nice and warm saltwater which is a nice touch. I love the gym and the apartment itself is incredible. Love the views of the lake.

I randomly came across this community a few months ago while looking for an apartment in the area, and I can definitely say that the leasing team at Aventon is the best. I moved from New Jersey, and Nick, the leasing manager, has been incredibly kind and accommodating with all my requests while I was picking out my apartment and planning my move. He made sure everything went smoothly. I have been living here for over a month now, and I couldn't be happier. The community is beautiful, and I've had no complaints. Everything is well-maintained, and the team goes above and beyond. I love living here and always enjoy my evening jog along the lakeside. I hope to have a great stay here.

Its been two weeks we moved into this complex and its one of the best decisions my husband and I made. We love the apartment and clubhouse. Ed and Nick have always been so accommodating and welcoming. All of our concerns have been addressed appropriately and timely manner without even reminding anyone. I will highly recommend this place to anyone whose looking for peaceful and friendly environment.
