The area around Santa Clara University adds educational energy to the community, while the district near Levi's Stadium offers convenient access to NFL games and events.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Park Terrace
Ever since the apartment has been taken up a new management(back in 2017), amenities have been taken away and rent has been increased disproportionately. Attention to any home maintenance issues is grossly delayed and there are regular billing errors , by which these people grossly overcharge for running costs. We moved here a long time back and had a good couple of years under the old management. But under the new management, things are a mess.
The property website falsely promotes and promises many things. Be warned: The "hardwood" floors are not hardwood. They're not really even wood. They're a strand board and polymer composite. The "granite" countertops are not granite. They are not even natural stone. They are manufactured composite countertops. Smoking, vaping, and using marijuana is prohibited. At least one specific resident violates this ban with regularity. The pet policy allows only indoor cats. No other animals. Residents have dogs in violation of the lease agreement. With certainty, one resident also secretly has a python and keeps rats in the apartment to feed the slitherer. If you live on the lower floor, be prepared for noise morning, noon, and night. You will hear every footstep and door slam from the floor above.
The new building is pretty good. Has in-unit washer dryer as well. Pretty calm community but if you live on the 2nd floor you'll hear everything the people living above you are doing. Parking lot under the building is a waste without any protection. Every few months a car window gets broken and something gets stolen. Management does nothing - not even installed security cameras. Rent is a bit on the lower side but there are no amenities- gym/swimming pool. Management keeps increasing the rent anytime they get a chance.
A very nice place to live. The manager is very responsive to requests & attentive to issues, which results in a satisfying living environment.
