With a population of about 101,000, Las Cruces is the largest city in southern New Mexico -- but it doesn't feel that way. With its fantastic mountain views and spacious landscape, the city feels downright cozy. Las Cruces is a college town -- it is the location of New Mexico State University, the only land-grant university in the state. It is also the location of the White Sands Missile Range. Mountains surround Las Cruces, providing amazing views as well as opportunities for hiking, mountain biking, and camping.
Due to its impressive landscape, Las Cruces is often used for filming. Some movies filmed here include Hang 'Em High, Twins, and Traffic. After moving to a Las Cruces apartment, be sure to attend some of the city's annual events, which include the Harvest Wine Festival, the Whole Enchilada Fiesta, the Southern New Mexico State Fair, CrucesCon, and Cowboy Days. Property Ratings at Park Place
A lot of people complain about this property but I only had a couple of problems. The swamp cooling in the buildings is massively ineffective during the summer months, and the drawers are built very badily, making them prone to breaking. However the management staff were always friendly and responded to needing repairs relatively quickly. Almost always within same day (barring late night calls or holidays).
I have been living at Park Place Apartments in Las Cruces, NM for 3 tears, and unfortunately, my experience has been quite disappointing. Firstly, the lack of air conditioning is a significant issue. The swamp cooler provided is ineffective, especially during the hot summer months. It barely cools the apartment and often feels like it's just circulating warm air, making the living conditions uncomfortable. Moreover, the pool, which was a major selling point for choosing this complex, is almost always closed. There are no clear reasons or explanations provided for these frequent closures, and it feels like a bait-and-switch situation. Residents are left frustrated and unable to enjoy this advertised amenity. Overall, the living conditions and amenities here do not meet expectations, and I cannot recommend Park Place Apartments in Las Cruces, NM to anyone seeking a comfortable and enjoyable living environment.
Please disregard the ad. Only one of the “sparkling pools” is in operation. The other has been stagnant for over two years. Grounds are disgraceful. Laundry rooms are filthy. Old carpet, bugs, swamp coolers that never work. Homeless folks digging through the trash. Management treats residents like they are idiots.
Management has been less than stellar and is the main reason for my low rating. If you call the office, they will not answer you or return your call. If you visit in person, they will tell you to come back later. If you email them, they won’t answer until you bombard them with multiple emails. Once you do get ahold of someone to help you with a problem, they will say that they’re “super busy and can’t help right away”. My roommates and I have been trying to get two of us off the lease and two new roommates on it for months and the office is never responsive to our requests for help. We started reaching out in April and we’re told we had “plenty of time and didn’t need to rush”, but now it’s July and we need this change done now and no one has been helpful. The apartments themselves are okay. Our unit was dirty when we moved in with junk still left in the drawers and fridge (I feel like they just pocket any money they take from you as a cleaning fee). Dead bugs everywhere. The units only have swamp coolers which aren’t very helpful when it’s regularly over 100 degrees in the summer and even management only claims the swamp coolers can cool about ten degrees. If you need something fixed, it will take maintenance a few days to get to you. Although, one positive is that we’ve only had a few things break and nothing major. Water will go out at least twice a month due to constant “plumbing issues” in other units. It’s nice having amenities like a pool and laundry room but the laundry room and pool are usually very dirty. I feel disgusting swimming around in the pool but it’s better than sitting in my 90 degree apartment! Overall, management can do better with actually attending to the needs of their tenants (it sometimes feels like they get paid to do nothing). Maybe it’s hard for them to be responsive because they’re understaffed, but I don’t know. I would stay away from here if you can. Not worth the high price tag in my opinion.
New and old management both do not care for the tenants. They will take as much money from you as possible. Water is constantly shut off with little to no notice. The air conditioning is horrible. Would even say the units have no air conditioning as it is just a swamp cooler. The place smells like dog pee and poop! Not worth the outrageous price.

Good location near hospital and local university but still far away from main shopping district. Old units thats need updating and management would not change mayor stuff if not broken or if dont leave the apartment even though you been living in the unit for years. Every six months they keep increasing rent.
You will need to learn to be comfortable with using swamp coolers instead of your hip air conditioners. My area that I live is nice and quiet at nights with no engines randomly reeving to prove their status to the area. There are two nice areas to go for walks that are just across the street from the apartments to take your pets or to just explore yourself.

1. They are very old, be prepared to have your water shut off for repair every week, even 2-3 times a week. 2. They will not fix leaking toilet, one toilet started to flush every 35 seconds since 02/2020, over a year ago. Can you image how much water has been wasted? 3. They charge you additional $150 every month if you go to month to month rent after your long term agreement, but they will not tell you about that when you sign your lease. 4. The new staffs are not very friendly and helpful.

While we have experienced emergency water shut offs due to plumbing emergencies we do try our best to schedule the shut offs in advance in order to complete the needed repair. Yes, there is an additional $150.00 month to month fee for any resident who is not in a lease agreement. Clean, safe, and mostly quiet. At the top of the Las Cruces Hill and near A-Mountain. Generally very upbeat and helpful front office. The swamp coolers blow out bird feathers and horrible odor like Ive never smelled before. The office cleaned my vents after a lot of pressure. They seemed to know it was not worth their money. Feathers and odor still come out, but its not as gut-wrenching as before, and I have less tiny bird particles blowing around now. This is a deal breaker for me no matter how nice theyve been. Something permanently preventative needs to be done, but as other reviews online show that hasnt yet happened.

Overall a good experience. Relatively quiet complex. Management and maintenance very responsive to requests. Recycling needs to be added. Occasional notices via email to residents about minor issues would be helpful.

I have lived in this apartment complex in the two bedroom, three bedroom and one bedroom units all together going on 13 years now. I am comfortable living here and being close to stores, businesses, the hospital and clinics as well as schools and parks. I have seen many changes and most ofall have had a positive experience living here. My experience here at Park Place has been wonderful. It is unfortunate that we have been unable to use the pool but I understand it is due to COVID. The only complaint I would have is that there is no central air conditioning in my unit. Other than that, it has been a wonderful experience so far.

Park place is a decent community located near the college and two nice pools when covid lifts for residents and kids. My child loves to use basketball court with his friends and excited when covid lifts to enjoy the pool. It is a gated, safe, caring apartment complex with staff that helps when they can. I will be signing another lease because of a positive year with park place.

Many issues with water shutoff's during my six months. Was disappointed when I saw my apartment after both seeing pictures on-line and then signing the lease and THEN being shown the unit. It was dirty, in poor repair, and definitely not ready for my occupancy. The pictures were very deceiving. The management team is good though some are not as friendly as others. I have absolutely no sense of community here and know not a single neighbor except a woman I was introduced to some time ago. I'd volunteered to teach a meditation class but that was not doable. If I'd know it was mostly college students and also seen the apartment before signing the lease, I'd never have signed it. I understand large corporate conglomerates and know the mgmt here is subject to their whims and not what they might choose to do if they had control.

If you like to live in a place where they refuse to help you and fix things that need to be fixed, or love to live to a bunch of people that party all night and smoke marijuana all hours of the day and night then this is the place for you!

The only real issue i've had thus far is with maintenance, either them not coming in a timely manner, them doing a jerry-rigged job at repairs, or them not calling me letting me know they're in my apartment. Other than that I'e had a good experience in my apartment and with the staff here.

I have lived at this complex for about a year and am continuously disappointed. My shower was replaced and I had to call several times for them to finish the paint and drywall job. I have been without AC for 4 months and management does not have any urgency to fix the issue. I had two birds living in my AC vents and they were finally removed a month and a half after I had called the office. There are feathers, dirt and bird droppings everywhere. The apartment that I live in is old and needs to be updated, the carpet is dingy and the place needs an overall makeover. Do not let the pricing and convenient location fool you, they are not worth the living conditions.
