Maintenance again has tons of tickets pending to do, I have months waiting for my wall to get fixed. Our yard is infested with some kind of animal that's it's making the soil too soft and unstable for our kids to play. Dog poop is everywhere on the sidewalks, there's no control of how many cars residents have.

It's a decent place to live overall parking is kinda not available a lot I like that they have a lot of events for the community though and the weights at the office
Bad customer service. Calls can not be answered most of the time. maintenance requests take months to fix and most of them get marked as solved by email but no one come to fix any thing. Bad experience. Poor condition building when you moved in. Careless people who paint, fix the wall or maintain the appliances, bathrooms or the floors. Woods make a lot of noise. Some times I feel the floor will brake down to the basement. When I moved in I took me many months then I had to buy my own appliances (stove, fridge, microwave, dryer and washer). They can't fix it and they don't want to replace it.!! Billing Water and Sewer You have to pay for what your neighbors waste. You don't have meter to measure how much water you waste.
Great place to live. Very close to freeway access, dining venues, recreational activities and more. Pretty quiet most of the time and many children in the neighborhood for other children to play with

The phones don’t get answered unless it’s the actual site manager and I actually feel bad for her as she has to deal with lackluster employees all day. She is a saint but everything else has just been sub par and it’s not even close. I know frat houses that operate smoother and better than this place.

Maintenence sucks in this complex. The maintenance guys are great but there's only as much they can do because of the lack of staff. Time that it takes to fix things is too long, I have a ticket open for over 6 months to clean my vents and nobody has come yet.

I have really liked living here and had no problems with the office workers until recently. We have had problems with water damage and mold for months now. At this point I’m ready for my lease to be over. :(

Apartments are low cost, but old and come with some issues. Leaks in the roof are common and go unfixed. It causes mold in your unit. Pool is dirty and never gets cleaned. It is always full of hair and bugs. Don't know if it's an issue with pool filter or something else. Other than that the place is ok. Staff is nice

Everything has been great in the almost two years that we've been here. We have had very few issues, and any issue we have had has been resolved very quickly. I do wish the backyards were fenced in for a bit of privacy, but that is really the only thing I'd change.

Not much better than a trailer park... bugs, people park in the lawn, dog poop, trash in the hallways. At least there are no gunshots or loud motorbikes at night. There are bats.

Park Meadows apartments are old but still livable. Our until was not fully cleaned when we moved in, but we cleaned it ourselves and are now comfortable for the most part. However, paying rent is annoying because every method has a convenience fee except check, which is essentially direct access to your bank account. Overall the apartments are mostly affordable, but they get you with hidden fees and annoying processes.

Overall the apartment was in decent condition, but it seems they missed a few things prior to being "move-in ready". Faucet drip, bathroom needed to be re-caulked, and a couple of the electrical outlets were not functional

It’s pretty good but we had a lot of things broken on arrival. It’s still early so I’m not sure when it’ll get fixed. Also everything is just painted over, like no care when it making the units look nice. All in all though it’s not bad. It’s livable anyway.

The rent was increased but still do not have the amenities apartments in this area have for almost the same rent. Also it is very hard to reach someone in the office because no one is there to answer the phone. Also need more maintenance personnel because it takes weeks to get a service request taken care of

Managers and Office personnel are always friendly and professional. Maintenance issues have always been addressed in a timely manner. The only negative criticism is the short notice on some required updates and maintenance on the units, and that I can't do a multi year lease agreement. With rent increases every renewal, I will eventually be priced out of living here. Not such a good thing as I approach retirement. Overall we love it here, and that is why we have stayed so long!
They change the lease in the middle of your lease without notifying you they don't take care of vital essential maintenance issues like electrical or floors giving out until there's a major problem where you're left without water or lights at all. just run

Had MANY problems when we moved here. This is by far the worst apartment I have ever moved to. The apartment was Filthy , AC went out, bathtub drain was clogged for days and we couldn’t shower, refrigerator started leaking water from the inside, spider/roach infestation..Ive only been living here for 9 days! I would not recommend these apartments to anyone. Do yourself a favor and stay far away.

Worst place you could ever live, hands down. I have lived here a month-and-a-half, Park Meadows in Manchester, Mo. I currently have a non-functioning kitchen die to pipes coming out of wall and kitchen flooding. Have a bathroom ceiling they won’t fix, rotted out, upstairs neighbor’s dirty toilet water comes out of it. Kitchen ceiling fan is unusable due to it hitting the wall. Filthy upon move in, blinds, vents, inside of doors, etc. Literal line of filth inside bedroom door frame, how does that even happen. Move anywhere but here, anywhere.

Our initial experience with living at Park Meadows honestly wasn’t the greatest. But upon new management and an entirely new office staff, things have quickly improved. Lindsy and Joseph are always pleasant, they never once give excuses, they are always ready to go above and beyond and honestly you come first for them every time. While the complex needs help with maintenance staff, they do what they can and make sure true emergencies and major inconveniences are handled in a timely manner. This sometimes means non-emergency issues get put on hold but eventually things get taken care of. We absolutely love the location, the fact that the entire area is super kid friendly, the lawns are well kept and mowed weekly and even those guys always clean up sidewalks (they even come leaf blow off our patio every week even if there’s no grass!!!), the school district and how conveniently everything is located nearby.

the apartments are old, the parts of the kitchen and bathroom everything is old, the intendants are rude when they go to fix a problem in the apartment until they hit the door, they are lazy to repair things, those in the office are rude and just ignore our complaints is why many just wait for the contract to end and leave or if they wait is because it is cheap and they endure the mistreatment, personally I do not recommend them, I am not lying.

Recently was tour the display thinking the ones you move into will look like it .. 1st off the carpets were “cleaned” but with in a week of being in the aprt huge stains came up. 2nd the shower liner was replaced & was not done correctly is hanging away from the the wall .. contacted management and still have been corrected after 3 months 3rd the hallway smells continuously leading to the aprt .. 4th A/C was out for over a week they kept giving excuses . 5th air filter they mention are changed my management but check the filter when AC was out looks like it was changed in years. 6th very poorly patch job in the ceiling and walls from either water damage or I have slightest idea . 7th dishwasher was leaking water . Maintenance came finally and attempt to fix it .. next day I ran dishes and still water was all over the floor .. finally they figure it was another part .. you think they would have tested the dish washer before leaving. 8th use bottle water .. the water sometimes has a strange smell .. I feel this place is a bait and hook place .. friend person that will welcome you and show you a nice display but beware.

If you are having work order issues, please contact us so we can try a different solution. Also, we have never had anyone complain about the water. In fact, I drink from the tap every day and there is no funny taste or smell. If you are experiencing this, then please let us know so we can call the water company. Air filters are changed yearly. We are re-relocating from out of State and toured this complex. We originally wanted to see 2 different floorplans, but after seeing the first apartment we were so disgusted we left immediately. The apartment was extremely dirty, smelled of smoke, needed new flooring and windows throughout, had broken light fixtures and a cracked and broken front entrance. The office staff (3 total) were not helpful, uninformed and actually made us wait to see a unit they finished their lunch. Save yourself the drive, look somewhere else....we did.

We are sorry that you have had this issue, however, we would never wait until our lunches are over to show you an apartment as we stagger lunches so there is always someone to help. It is true that we are "ununiformed" as we do not have standard uniforms and can dress business casual. I'm unsure who showed you an apartment that was not ready to be shown as our standard is that we can only show "ready" apartments. We do apologize for the perception you were given, but we invite you back to the property for a re-tour.
Very poor maintenance response. Even common appliances like building laundry machine are left broken, unattended for weeks. It is terrible.

Hello and thank you for your review. The w/s/t increase was due to the city raising their rates. We have explained this in the letter we sent to every apartment with amble notice. This notice also included the section in the lease where it does say this is allowed during this type of situation. A $7 increase for w/s/t is still not covering the actual bills received, but helps with the gap. We are taking our garbage disposals as most of the property is not utilizing them correctly, even with proper instruction and therefore causing backups daily. One of the worst apartments to live in Ballwin area. I would give them 0 starts if there was an option. I lived here for 2 years and was never satisfied with their maintenance and service. They just dont care about you. Your sink can be clogged for days, washer and dryer might not work for weeks and their apartments are infested with bed bugs because they never change the carpets. They charged me after vacating the apartment, after getting the fine settled with the insurance company they charged me again for bugs treatment. Never stay here

We charged you for pest control as per your lease and surround factors that you had brought them in several months after living in the apartment. We hope that you understand these factors.
Painting and Carpeting needed to be done and it was done excellently. No issue, no complaints. Great Job. We keep our apartment in great condition anyway but now it looks brand new. Amanda and staff are great. Thanks again!

We would NOT recommend Park Meadows to anyone. We were encouraged to put down a $300 deposit that was entirely refundable (minus the $100 application fee) and when we chose to sign with a different complex they REFUSED to refund our $200 and provided terrible attitude and service. We are telling everyone to avoid Park Meadows.
