Property Ratings at Park Hill Hollywood Apartments
Honestly at first it seems as a quick process and easy approval. It was about 6 months into my lease everything went wrong. Roaches in every corner, mold destroyed majority of my belongings (which I reported but never was handled). Also, be sure to read the lease because at the end there will be fees, so please read it to avoid any and all extra charges. The staff can be nice but the pool is opened only 1 week out of the year. The gym is the size of a toddler's crate, barely any equipment. So I don't recommend anyone to stay here.
the place has a lots of roaches they don't return deposit after 4 months still waiting on the remainder of my deposit, ,charging $100 monthly for second parking .always have crime in the complex people died in the complex. horrible place stay away.
Came into the office to apply. The buildings look clean and friendly. Office staff was very helpful not mention the office appears to have been recently renovated. Application process went smoothly and I am looking forward to moving in.
I came into this property to fill out a rental application.. I remember this place 10 years ago, didn't look as nice and well maintained as it does today, the grounds are clean and management is very nice.
give this place 1 star because 0 stars or negative starts are not an option. Stay away from this place. Do not fall for their lies. This place is full of roaches, garbage everywhere, floors are dirty, washer and dryers are always broken, can not have guest over because there's no guest parking and management will tow cars without reason or notice, mold everywhere and they just paint over it so noone notices. They only put nice photos to lure in people. The rules are for some not for everyone. You can not contact the corporation because the office says they can only contact them by email. If you make a complaint that they dont like, they won't renew your contract and will tell you to leave by the end of the contract. They will find any way possible and make excuses to try to charge you extra for any reason they want and when you move out they will keep your deposit or charge you more than the deposit even if your apartment has nothing wrong with it.
These people are horrible I had to pay 500 dollars to hold the apartment and they started pro rating without me even living there yet which at move in time will equal to more money than what I agreed on, and they don’t even tell you they are prorating you until it’s almost time for you to move in. Well I did not move in because I felt like this place only wanted my money, and I lost 500 dollars because I couldn’t even get it back they keep it! >:(

Hi, Just wanted to make a clarification. Our application fee is $50 per apartment not per person. In addition you accompany the application with a $500 holding fee, that is refundable. Once approved you are sent an email with the amount of the deposit you are approved with, you have 48 hours to decide weather or not you wish to move forward. If you do not want to move forward than you may pick up the $500 money order. There is no wait period for the refund. If you wish to move forward the $500 is deducted from your deposit. Prorated rent is calculated like every rental property and begins from the day you move in, never before you move in. Thank you Management
3 Shootings in 2 months. 1 person killed. Roaches own the buildings. Office staff are rude and NO help at all. These apartments are by far the worst apartments I've ever lived in. If you plan on having guest , you can forget about it unless you're okay with roaches crawling all over the place day and night . Please save your money and don't move here!!!!
These apartments are infested with German Cockroaches!! They are absolutely everywhere. We keep everything spotless and they are still in everything. The building must be shut down, this place is needs to be inspected by environmental health. Both Amy’s in the office will not help, nor give us corporate’s number. They are trained to charge extra money for everything. Every apartment pays over $200 in water bills and then we found out there’s a leak management could have fixed months prior. Useless management and maintenance team. Disgusting living conditions, stay away!!!
At first I though this place looked nice but to find out it’s a peace of crap. Roaches own the apartment. They are literally everywhere! It’s infested and there is a lot of mold that they just cover up. The office never comes to fix anything and the bug issue is in going. I’ve stayed here for 2 years with promises that it would be handled but it has only gotten worse. Pest control doesn’t even do their job correctly. Roaches crawl on you at night no matter how clean your apartment is. Everyone complains and they do nothing! Hate it. Moving out and can’t take most of my furniture cause roaches are living all inside them.
Do not move here, I repeat do not move here. If you move here roaches will crawl into your bed in your shower and in your kitchen. Roaches will be taking a shower with you. You can’t leave no food or no toothbrushes out because they will crawl in your food and all over your toothbrushes. Roaches are in this apartment like they are in the military. Mold is growing in the house like crazy. The two lady’s in the office they act like they don’t care about anything. I get nosebleeds four times a week because of the mold. I went too the office two weeks ago about the mold and they haven’t came to take care of it. This apartment complex needs to condemn. All the want is your money. Last but not least the parking is HORRIBLE. They try to make you pay for an extra parking that is down the street. Which doesn’t make any sense. Run while you can. Don’t even look over here. My lease ends in two months and I definitely won’t be signing back my lease.
Money hungry association trying to squeeze every penny from their residents. As if paying for water and sewer isn't enough, they will threaten to evict you on short notice in return for payment for almost anything. The property managet is a puppet on a string with no real power. Only does what management says and their word has no weight. Only way to contact management is email and constantly gives a run around according to how much money they can get from you. Only fixes the major issues and takes forever to fix minor issues if at all. Does not care about the residents only money! Save yourself the trouble and do not move here. I know they will keep my deposit and charge for unpaid months which is the only reason I have not broken the lease.
Horrible management this facility has no corporate # so you cant even call or complain to anyone besides the 2 useless AMYS in the office. (yes both there names are Amy), There is absolutely no parking you get 1 spot per APT and the guest spots are always filled with the extra cars, There are so many GERMAN roaches they all come out at night all over the kitchen, Tons of pots holes around the property, The have handy men there are absolutely worthless it takes them weeks to come fix a minor issue and they speak no English either. This is one of the worst experience in my life if i had the $1.800 to break my lease i would. PLEASE LOOK ELSE WERE THIS IS NOT WHERE ITS AT !!!!!!!!!!!
I lived here for 6 months so far and I been to the office twice this month regarding MOLD IN THE BATHROOM its been 2 weeks and they have yet to send anyone to clean it up.. Ima just leave this here.................

THE 2 AMY'S IN THE OFFICE THEY ONLY TELL YOU HALF OF THE STORY THEN WHEN YOU TRY TO TAKE CARE OF W.E THE ISSUE WAS THAT'S WHEN THEY PRETEND LIKE THEY GAVE YOU ALL THE INFORMATION THEN I QUOTE "WELL YOU SIGNED A LEASE YOU SHOULD HAVE READ IT" VERY UNPROFESSIONAL THERE HAS BEEN SEVERAL PROBLEMS SINCE I'VE BEEN HERE AND I ONLY BEEN HERE FOR LESS THAN 6 MONTHS. THEY TAKE FOREVER TO FIX ANYTHING IN YOUR APARTMENT OR AROUND THE PROPERTY THERE ARE TONS OF POT HOLES EVERY WHERE THERE IS NO PARKING EVER SO IF YOU HAVE LOTS OF FRIENDS AND FAMILY SORRY NOT ENOUGH PARKING. Don't move here! Horrible management, no parking, AC is always broken. They take their time to repair things. False advertising saying they tow when they don't half of the time you come home people are parked in your space.Roaches roaches roaches. Avoid at all costs.
If you live by yourself, by all means, this may be a great spot for you. But as a couple walking in, it sucks, considering they said, "you will have one parking plus one guest." Not one parking, but the one guest is for the whole complex. Within the complex there is about only 10 guest parking, so that means absolutely no where to park. To make matters worst, they claim to have an extra 10 more parking spots, but now wants you to pay an extra 100 a month, or park down the street for an extra 50 a month. They are delusional. Would have been a better rating if they were up front about the parking situation, but that's how they lure you in to their contract.
Amazing amenities on-site management, pool area, gym, and laundry room. Kind staff and large apartments. Plenty of storage and water is included in the monthly rent. In the heart of hollywood closes to shopping, parks, and beaches.
No matter the problem you're having they will work with you. Easy approval and moving
I lived here with my family and what i can say is NOT THE BEST! first before anything, ROACHES ROACHES ROACHES!! We cleaned our kitchen spotless every night after dinner and when I used to wake up in the middle of the night to make a bottle for our newborn-infant daughter, i turned on the lights and you would see all the little roaches that never die running away !!!!!! it was horrible!! at one point in time the building had rats!! we had 3 in our apartment! just traveling from apartment to apartment. we could not even keep our cereal out. we had to buy our own mouse traps because it looked like the buildings maintenance did not have a good idea on what to do. Our apartment would be fumigated every thursday for the roaches and that did not do anything and all of a sudden they just did not come anymore! and we still had the roaches. The amount of people hanging out outside drinking beers playing loud music once the sun went down is ridiculous! Lets not speak about parking!!! of course you have assigned parking, 1 parking spot per unit. but aside from that you need a permit!! My husband and I had just moved in and bought a car, we told the office about it and she said to get the car registered and she will give us a permit. we would park in a GUEST PARKING SPOT EVERYDAY which is the right thing to do until we get a permit and guess what !!! one morning we wake up and our car was TOWED because we did not have a permit and we were parking IN A GUEST PARKING SPOT!!! there is not a lot of guest parking either and most of the time the parking spots are occupied with a car from a resident. My husband went to the office and the lady said she could not reimburse us because she didn't know who called the towing company because they shouldn't have been called!! and she said she would find out who called and never did that. the reason why they have a permit for parking is because " They do not want people from the park across the street parking in our parking lot" SERIOUSLY!! there is ample amount of parking across the street for park visitors which by the way is one of the ONLY pros about living here. the park is beautiful. Great to do exercise and take the kids, it has a water fountain where kids can play in the water on a hot day. At the end of the day you should not need a permit to park in guest parking!!!! The apartment was spacious 2 bed 2 bath. both rooms big bathrooms ok. but not for the price. they were remodeling apartments after the apartment was empty though. the apartment in the pictures was far from what our apartment looked like. washers are very small for the amount of people living in this complex. you are lucky to have hot water for your whole shower. pool and gym are ok. At the end of the day, we were not going to pay almost 1,000 a month by renewing our lease. We left with pleasure. I HAD TO BE HONEST!
