Property Ratings at Park 33
If you are considering moving into Park 33, I strongly urge you to read this first. I have lived here for four years, and I can confidently say this is not a place you want to live. When I first moved into a first floor unit, the noise from above was absolutely unbearable. I had to move out after just one month because the insulation is completely inadequate. You hear every footstep and every conversation as if it is happening in your own apartment. This is not a problem caused by the tenants. This is a construction issue that has never been addressed. After relocating to a second floor unit, the problems continued. There have been three different management changes in four years, and every change brought more confusion, disorganization, and a complete lack of communication. Most recently, tenants were not even informed that a new management company had taken over. There was no notice, no contact information, and no instruction on how to pay rent or who to speak to. One of the most serious issues I experienced was mold around the water heater and HVAC system. I discovered it myself, not the maintenance crew, even though they had been inside my unit several times to change the air filter. They never looked around or noticed the mold, which had been forming behind the system. When I found it, I immediately notified management and documented everything with photographs. To be fair, this was under the previous management. The maintenance crew at that time was completely ineffective. They ignored basic maintenance requests and often required multiple emails just to get a response. Their own lease stated that basic maintenance issues would be addressed within twenty four hours, but that was almost never the case. The current maintenance crew is much better. They are professional and they do respond quickly. Unfortunately, they inherited years of neglect and unresolved problems from the previous teams. On top of all of this, during the most recent management transition, tenants were suddenly told to pay rent by check. That method was never mentioned in the lease. Only after several complaints and confusion did the online payment portal get activated, and that did not happen until the final day that rent was due. The reality is that this place is poorly constructed and poorly managed. The lack of soundproofing, the constant turnover in management, the health risks like mold, and the long history of ignored issues have made living here stressful.
This is my first apartment on my own, and I love all the space it has. From the super high ceilings, to the in unit washer and dryer. Definitely recommend.
We love living here. It is a nice, clean, and friendly environment to raise our kids. We have plenty of storage both in the garage as well as in an extra locked room accessible off of our second floor patio. We love being able to go across the road to Fiddler's Pond to walk, relax, and enjoy nature.
Park 33 has been a great home for the last 2 years. The complex is (truly!) pet friendly, has a great sense of community, wonderful amenities, and the office/maintenance staff are amazing! I also love the location, being close to my job and beautiful nature opportunities including Fidler’s Pond and the Pumpkinvine Bike Trail.
I’ve loved living at Park 33 Apartments. Compared to other apartments I looked at, these were by far the best. Living space is great. 2 major reasons why I chose it was how new they were and that it had an attached garage
A great place to call home. From the pool to the clubhouse to the workout equipment to the beautiful apartment homes it’s a beautiful place to live.
My now roommate and I went to Park 33 just to check it out. I even said, "this is too nice". It's new, it's clean and it's close to everything. your place comes with Xfinity which was great when the Notre Dame game was pushed to USA Network. They have it all :)
We have been here for two years and have enjoyed our stay at Park 33. They are always improving the property. They just recently added a kid park for little ones. There is also a gym that is available 24/7. Keep up the great work!
