Stretching out from the original city limits of Lawrence, South Lawrence is a much newer addition to the city with just as much charm but with a more suburban feel.

Property Ratings at Park 25 Apartments
I've been a Park 25 resident 3+ years now. Every year there has been park improvements - tree trimming, gazebo installed (2), pool resurfaced, patio door upgraded to an efficiency door (no more drafts), roofs resurfaced, a kids play area installed, new entrance flooring and buildings being repainted this year to name a few. My work orders and questions to office staff have been addressed quickly and efficiently. Security services have been changed for the better I feel. My overall experience has been great! The location is centralized so I feel I'm close enough to shopping, campus, my grandkids schools and sports activities.
I just moved out of Park 25 after two years, and I would never recommend it to any woman or family. I am writing this review under a fake name, because I am truly afraid of retaliation even though I’ve already moved to a different city. The management, specifically Kristina and Christie, treated me with hostility and disregard during multiple dangerous incidents involving harassment within my apartment building by non-resident men who targeted me as I was living alone. Police were called more than once, yet nothing changed. The buildings are open to the public, front door locks are outdated, reinforced locks aren’t allowed, and their “on-site security” never answered the phone. When I installed a door camera and brought them video evidence, they told me there was “nothing they could do.” When I reached out for help, I wasn’t met with concern but with contempt. I was made to feel like a liar and a nuisance for being scared in my own home. Which I suppose I shouldn't have been too surprised by given that's how they act regardless of your reason for contacting them! When I complained more than once, they just threw “legality” talk in my face, which felt like enough of a threat, so it shut me up. I may not have the resources to hold them accountable, but I can warn others: Do not move to Park 25. Your safety will not be a priority. Don't be fooled by fresh paint and nice landscaping, they will continue to ignore actual safety concerns and enable staff to mistreat residents. LOOK AT EVERY OTHER REVIEW ON GOOGLE AND TELL ME THE STAFF ISN’T A PROBLEM.
I’ve been living here for 5 years. This has been the most pleasant experience I’ve ever had as a renter. The leasing office is very fast and responsive, same with the maintenance. They recently did an upgrade to my apartment and it’s wonderful! They are some of the easiest people to work with, and the rent is actually very reasonable especially when you compare to other places here in town. It was then when we moved in and had stayed that way since. Thank you Park 25 Staff for making my apartment feel more like home. I would recommend people giving this place a shot!
I have been living here for two years now and have no plans to ever move! Management is very approachable and always happy to take care of any concerns. The property is gorgeous and always well maintained along with the relaxing pool in the middle of the courtyard.
The actual place is over all nice. Biggest complaint is with their resident portal. They just updated it and it is the same as before. It's very frustrating and will log you out often. They also do not support the largest regional bank in the state so you will be hit with convience fees on every payment, which there are a lot of to just move in. If the price goes up at all, it won't be worth it especially in a unit without a washer and dryer.
We lived in apartment 4B7 for 6 years. The last year the rent and fees rose considerably. They were doing a roof repair and it rained. Our ceiling caved in in several places, soaking our furniture, filling light fixtures with water, and creating a huge mess we had to deal with for a week until they came in to repair. Their repair was to patch and paint over the ceiling. The whole ceiling of all the top floor apartments probably needed replaced to remove the mold and mildew, but that is not what they did. We are finally moved out. We received no compensation for the damage to our furniture and no compensation for the mess we had to live in. They did inform us that we wouldn't get all of our damage deposit back, since we did not clean the oven well enough. If you are able, find a different place.
They put in the waiting list knowing that they will not have empty unit on the time you want. To be in the waiting list you have to pay a good amount of money.They say that they will inform you when the unit is available but will never call or inform you because they are actually not having the units empty. They just want your money.
Been living here a few months. Quiet neighbors, overall quiet neighborhood — the noisiest thing you might have to deal with are the children that occasionally play across the street. Walking distance to a few restaurants and stores. Maintenance takes care of things promptly, just be sure to email the office and not mention something to a maintenance worker in passing; they’re human and it’ll get missed. There are wooded areas nearby so you will have some wildlife. We occasionally hear coyotes, and have seen deer, rabbits, etc. There is a squirrel that’s been digging up and eating a black walnut on our patio. I feel safe walking around taking out trash, doing laundry, etc. I have not been catcalled or harassed just for existing outside. A minor heads up: the parking lots don’t get treated in the winter, they put up H-frame signs warning you that ice is slippery. You can go get ice melt from the front office if you need or want it, and they do salt sidewalks. Buying a pair of yak trax wouldn’t be a bad idea.
Pretty good for the price. Maintenance addresses issues quickly. Management can use some improvement.
Better units for the cost. Maintenance is usually on their game. Centrally located in Lawrence, and within walking distance of Holcomb Park and KU. Management could use some work.
Overall Park 25 is a nice place to live. For the amount of space you get the rates are very reasonable.
