Property Ratings at VIVA Luxury Apartments
I knew I should have never submitted an application when they never answer their phone. My gut told me to look elsewhere but I didn’t. After days of calling for information, they finally answered the phone and I went ahead and submitted an application. I waited a week and started calling them again. After two weeks of calling and not answering the phone, I never received an answer about my application. I had to move forward on obtaining a place to stay since I was relocating. Customer service lacked greatly. They were rude and never had the correct information for me. I was told I was approved but then she thought I was someone else and after looking in the system was told my application had not been ran. After additional callbacks, no answer was given and they stop answering the phone. Why are you taking peoples money and not running their application. Train your staff and follow through on processing applications on time. It should not take a month, or more, to process an application. I went to another apartment and got an answer within 24 hrs, deposit and all fess paid the following day and lease signed. That’s how it should be with great customer service. I will be calling corporate to get my money back since they never followed through with my application or their process.
Over priced. You will pay $30 for valet trash service. The company never comes on time, trash will be seen everywhere. The pool area furniture is done. The grills are disgusting, rusted, and is falling apart. The gate does not work. When you ask the front office about it, they’ll tell you it’s being worked on. Key fobs for the gym are yet to be given out. Want a garage? Nope. All taken. No any parking. Not even assigned parking. First come first serve. BSO is always in the complex with the entrance/ exit blocked off. Security guards are a joke. Never seen.

Lived through the horrible conditions that have since improved. They placed a "your lease is expiring" letter on my door with the new lease pricing. They raised my rent $600 a month. I would have accepted 1/2 of that without hesitation. When I spoke to the assistant manager, she stated that it was still $200 less than advertised online. It is actually $40 less than advertised online. I asked if the raise in the rent covers painting the apartment. She was not sure if they do that and has not gotten back to me. People living here that are not on lease. She claims that is not an issue here. "We monitor that". 6-7 people in 1 apartment cannot be legal and I have to pay for their water. Understanding that they cannot accuse, but can monitor more diligently. Threatening trash emails and still trash left in hall for weeks. All of that said, they are making improvements to the property, but have a lot of work to do. I have been looking at other properties over the last week and pricing is similar; however, it may be better to pay a little more for something that is freshly painted and doesn't have rusting bathroom fixtures. I may consider staying if they paint and replace the bathroom fixtures and loaner microwave that was never replaced as promised. As I stated, they are a bit better than the last management team; however, the $600 increase in rent is just an outright slap in the face to those of us that pay our rent on time. They will increase again next lease. Guessing that ensuring good tenants stay is not a priority of the current management team. Better to have empty apartments than good paying tenants. Though I appreciate the new speed bumps, fixing the security gate would alleviate the dumped stolen cars and theft in the community. If you decide to move here, make sure you own a gun. Do I want to move? NO because it's a lot of work, but they're not open to negotiation. You can earn rent credits by paying on time at other communities, check them out. Saw a few good one's over the last week. Some companies appreciate good tenants and strive to retain them. Viva, do better and appreciate good things when you have them. It's not always about how you can get more for less. It's about being the BEST team around. Make good people want to move here and stay here.

Overpriced for a trashy community. Security does nothing! Cars & homes get broken into! Cops are always here! Management sucks! Amenities are never available but you still get charged for them! Roaches run free! A million trash bags are in the hall! Parking is scarce! People hang out all times of night! Nothing gets fixed until you threaten them! Don’t move here, I definitely regret it. These reviews are true, I thought it was just upset tenants but no. Please RUN!!!

Property not well kept. Definitely not worth the amount they are charging. The gate has not worked since I’ve been here, can’t wait for my lease to be up. Drug activity and continuous police activity. Do not move here, you will continue to have issues with your apartment and they will respond with you are responsible for the repairs.

If I could give this place a negative star - I would. This place is disgusting. There is trash all around the neighborhood constantly. So much police activity. The gate is nonexistent and has never worked my whole stay here, the gym as well. The pool is not heated. The office is impossible to reach. Please do not even think of moving here, you're welcome.

Cars are constantly being broken into due to the gate being open. The gate has never been close the entire time I’ve lived here. The Jacuzzi is broke. The street lights in the apartments are Broke. Rent increase drastically. Always trash out in parking area looks really bad. Manager rude and unprofessional. They only want your cash, once you move in they do nothing to help around apartment. Not worth the amount they are asking for. Rent over priced. Trash that we pay to be picked up is always piled up in front of our doors. I really just don’t like nothing about the complex. They show you the movie room, but won’t even allow residents to go in. Pool area always dirty and filled with people that don’t live in complex. I’m a resident and I hate it and plan on moving soon especially after they just increased rent by $600!

Do NOT move here. the manager needs to be fired, she’s very unprofessional, doesn’t follow up with her residents and she doesn’t care. she just sits in her office and does nothing. she’s in the WRONG position. the rest of the leasing staff don’t care either, they just sit at the desk and send all calls to voicemail. they have NO staff to tend to the property. rent is way too high. they make you pay for amenities that AREN’T EVEN FUNCTIONING!!! and valet trash is ALWAYS “out until further notice”. this property is terrible and has so much potential. don’t move here , they deserve ZERO stars.

This place is horrible! Nothing about it is luxury giving the set up/scenery is beautiful! It’s not kept up at all. I’ve been here since April and I hate it with everything in me! I hate how dirty and nasty this place is. My neighbors are nasty too! The parking lot is and always full of trash. They don’t pressure clean the hallways. Trees are down, the security gate is always broken. Every time I tell Steven who works in the office about anything he always seems to have an attitude and tells me to take it up with management! I pay extremely too much rent to live in such filt!! It’s always so dark here at night, the lights are never on. People speeds up and down the parking lot. They drive as if they’re on i95. I hate this place so much and can’t wait to move!!! PLEASE DO NOT MOVE HERE!!!!!!

Nothing about this complex is “luxury”..literally nothing. the lights on the property have been out for 2 full months now and when you ask the manager when they will be fixed she always says “i’m not sure”…NOTHING else. the price of these apartments are NOT worth it. they have 3 maintenance staff members and they are very slack full. there is ALWAYS trash throughout the property on the sidewalks, stairs, lawn, dog dung EVERYWHERE!!!! the security gate is broken, been broken for years so ANYONE can come into this complex. the amenities are not kept up. the units are not fully clear or ready for move in. they don’t change water filters before move in, you don’t get a clean new garbage can for your unit. they don’t clean the stairs or the hallways. fallen trees are on the sidewalk constantly and they NEVER remove them. the leasing office NEVER answers the phone. i wouldn’t recommend anyone moving here at all.

I’ve lived here 2 years but once they changed management everything went down hill, hot tub broken over a year, trash everywhere, all the new tenants don’t care or clean after themselves. It’s just not good living in this complex

I wish I can give this place a zero. Please save your money!! They show you the pool, gym, and theater since it’s the only thing that looks nice. The pool is always full with people that don’t live there, none of the grills work. Every equipment in the gym doesn’t work and the theater is never available for you to use. The whole area smells like weed. You see people drug dealing. Over 60 units have water leaking in the room. The gate has never worked. There is trash literally all over the place. When you move out they will find anything wrong with the apartment so they won’t give you the deposit back. This place is dangerous and is not safe. The police are always there. Don’t be surprised if you wake up to go to work and you find your car all broken into. DO YOUR RESEARCH!! Save your money

Looks great but looks can be deceiving. Never fixed anything. I had a cracked sliding glass door for 8 months while living here. And don’t give a deposit or don’t expect to receive it back. I have been waiting for 3 months for my deposit money to be returned to me. These ppl don’t care and are not helpful once you move in. Keep your money. And it is definitely not worth the money. Gate never worked the entire time I lived here. I am currently seeking legal advice to have my deposit returned.

I have been living here for three years and everything is run down. The gym equipment is broken, and the jucuzzi has been broken for a year and a half. It’s a very loud community and when you complain to the office they don’t do anything. There is dog poop everywhere. It’s not a classy high end place to live.

The amenities is good I think that’s why it’s so expensive other than that the gate has been broken for over a year now. I hate the park policy first come first serve they could at least have ur specific spot.

They changed their name but none of their problems have been resolved. Formerly known as Atlantic at Cypress Creek -Unreliable, unprofessional and unresponsive. -I sued them (civil suit) and recouped 40% more than what I was suing them for in the first place. Know why? Because their legal council is as much a joke as their promises to maintain their amenities. Save yourself the anguish and headache... just don't do it. Please stay away. Save yourself the headache and anguish.

If you're a smoker then you'll have a great time here, if you're a non smoker it's unpleasant, unhealthy and creates insomnia due to the heavy presence of some form of smoking during the late night early morning.

I am currently on apartments.com searching for an apartment so that I can get out of this place. Do not let the beauty fool you. The police is here daily due to theft, vandalism, fights, and disturbances. The management is only pleasant once you are an applicant; once you move in the hostility begins. The gate rarely works, and holds a false sense of security when working because it is very unsafe. The rent is high and truly not worth the price because the atmosphere is very low budget. Continue your search, dont rent anywhere in this complex.

Please do not waste your time or money. If your not moving in the same day you speak to the agent even after you apply, provide all of the necessary documentation required, sign for an apartment, put the renters insurance in your name, ect and your move in date is a week away they will give your apartment to who ever comes in and moves in the same day. This place is a joke. I drove 10 hours with my family and all of my belongings and when I arrived they told me someone else is living in the apartment I signed for. This put me in an extremely bad situation. PLEASE DO NOT WASTE YOUR TIME OR MONEY.

This apartment community has the most unprofessional staff. They have horrible customer service and they DO NOT LIKE TO ANSWER THERE PHONE. They will call you to ask questions and then if you have to call them back they will blatantly not answer. Save yourself the headache and find a better property that can actually communicate with you without jumping through hurdles to get answers. We should NOT have to chase you down to get a darn apt.

I won't go into too many details regarding what it is like to live here. I have been in two different units, one had mold the other is infested with three different types of ants including the fire ants that bite and leave blisters. The only time you will receive a response form management is when you go directly into the office. They will answer emails after you send them about 5 concerning the same thing. The online resident portal is a joke. I honestly wish I had never moved here. I chose this place over a much cheaper, larger, townhouse based on the amenities. Well now we can barely utilize them effectively and consistently. Drugs, fights, vandalism, theft.... RUN!!!!!!!!!

The whole thing was awesome! We like it here. Location is perfect, it's close to 95 and the turn pipe, shopping and grocery area is fairly close, and it's a pet friendly complex.

Seemed nice at first, but now the terrible neighbors and drug dealers they lease to, the recent murder on the property next to the entrance, unprofessional front desk staff, cheaply built roofs that leaked for 5 months before they bothered to fix it and the new deals they’re cutting with tow truck companies have ruined my experience. I loved it here when I first came, but now I hope this place burns to the ground. I can’t wait til my lease ends. RUN WHILE YOU CAN!!!!

If i could give zero stars i would, can't wait until the lease is up, i would leave right now if i could. An office that doesn't respond to emails about issues. This js no luxury apartments , the only thing luxurious is the pictures and obviously when you tour it they sell this amazing place , but once you live in it you are practically in the middle of the ghetto, drug deals happening all times of the day, random cars going in meeting someone , giving something and leaving. People smoking weed in their cars on the parking lot, then random ppl coming, parking next to the other one and its a weed party on their cars. Break ins on cars. Loud and bulgar music played on weekends with curse words in every sentence (not For families) unless you speak to you child that way.. and until very late. Gates open all the times, and even if they were close anybody could come in and out without a problem since you just get close enough and they open without hassle. Smell of weed every you go. The stairs are nasty , stained and full of spiderwebs and spiders, they "pressured cleaned" them but i guess just the first floor matters . Paper thins walls, you hear everything, you practically know at what time everyone comes in and out because you can hear everything outside your door. We were one of the first ones to live here and it was good [for one month] but i guess just because they want to fill the place up they allow anybody in here and this place its just going more downhill than what it already is.

While crime can unfortunately happen anywhere, we certainly strive to provide a place where all of our residents are proud to call home. Please know that we have security on weekends and two BSO Deputy's as courtesy officers patrolling daily. Quiet hours on property are typically effective after 10pm. We have a full time groundskeeper who is quick to address exterior issues as they come up and who works hard to keep the community beautiful. The insulation used in the walls and flooring is either R18 or R22, a rubber made specifically to block out noise. However should you encounter excessive noise coming from a neighbor please let us know right away and we will do our best to address it promptly. Thank you again for your review and we invite you to reach out to us directly with any outstanding questions or concerns. We will do whatever we can to ensure that you're satisfied and hope to leave you with a much better impression moving forward.
Bad area, high crime, project to revitalize the area, rude and disrespectful property manager, gates are not in operation and they rip you off. Please think twice before considering giving these people any money. They didn't even have all of our information to process us and said they were going to keep our app and admin fees. The manager is rude and just plain out ignorant. She yelled at us and wouldn't let us get a word in when we said we were not interested in the unit since we looked the area up and didn't want to live somewhere unsafe. Do yourself a favor and keep looking!!!

While crime can unfortunately happen anywhere, we take every precaution to provide our residents with a place they are proud to call home. Thank you for understanding that when an applicant reserves an apartment home we hold that unit for them, and should the applicant decide to cancel their application, the application deposit then becomes non-refundable due to the lost rent on that unit.
