Overture San Marcos is a great place to live. The residents are friendly. There are many fun events. Everyone helps each other and the place is Safe. A place where people care about people!
We had just come from seeing an ok place with bad staff and got a call from Brenda and asked if we could come by now. Everything was great and w are excited to move in.
I've been a resident of OSM for 4 years. The apartments are well maintained and management is very friendly and helpful. All maintenance are taken care of in a timely manner and professionally.
Very happy with our management team. They really care about the residents and keeping us happy. The events are awesome now. Keep up the great work.
We have had many changes in personnel for the last 5/6 years, but this group we have now is definitely the best one. Always smiling, friendly and very helpful at all times, thumbs up for the ladies
I was very pleased with way Maggie assisted me to sign my lease for the next 12 months. She was kind and patient. I am pleased with the staff in general. I am happy that now there are people here who will do their best to assist the residents with their concerns.
I have seen improvement since the new Assistant Manager Maggie has come aboard. We got new pool sticks and toner has been added to the printer in the business center. A memo has gone out to residents that the carpets in the hallways will be cleaned.
All the comments that have been made are about an old staffs’ behavior. This new office staff is awesome. So friendly and welcoming. Great place to meet friends and do different activities.

Resident of over 4 years. Nice place to live from staff to residents. Things are kept clean, it is pretty quite and safe!
It's a great place to live, clean, quiet and a laundry room. A lot of activities swimming pool, exercise room and many more. The place is close to everything fast food, Walmart especially Costco. So come check the place.
My experience at Overture is peaceful and quietly private.

Over all our resident experience has been very fruitful. We have been here since 2021. We have met and established great friendships and neighbors. We are so close to our resources and shopping venues. The only negative comment I can make is ; there has been such a turnover in our office management that it has become a distraction and disappointing .
I am nearing my 3rd year of residency at Overture San Marcos and have enjoyed the community and perks it has to offer.

My husband and I have truly enjoyed our life here. The staff has always been very supportive. We have both had many medical problems but have always had a lot of support. The matinance have always responded quickly when ever requested The activities have always been a lot of fun and well organized. Like I have said we truly enjoyed our life our life here.

Management is slow to respond to the needs of the tenants. Hallway carpets are dirty and too often pets have used the carpet as their toilet. The entry doors (often) do not lock to prevent outside intrusion. This is true of all doors.

I particularly like the tenants and how friendly they are. Due to the company having a lack of money, activities are a lot less than in prior years. The jacuzzi and grills have been broken for months.

Nice friendly and helpful neighbors. Clean outdoor areas with nice plants. Great free holiday meals to meet other people. The free haircut day was pretty good even with them learning how to cut hair. Friendly staff. Convenient bus stop nearby.

I feel caged in because of limited parking. According to the description it is an active community but one cannot be active if they have to be home to scramble for a parking spot. The rent is high.

When I moved in I did not know what to expect. I had not lived in an apartment for more than 50 years and it took awhile to acclimate. I have been to several community events and attend exercise classes so have met a few people who are very welcoming and friendly. I had to call maintenance twice and both times my issue was resolved within hours. I am pleased with my decision to move to Overture.

Hacienda Valecietos is our home for Fifteen years now. Mom and I wouldn't want to move to any other place. We love it here because the neighbors, and staff are wonderful.

Administration at Overture San Marcos has improved markedly. Kristin and staff are to be applauded. She has improved service , accessibility and communication significantly.

The property looks good, most of the people are nice, they have lots of community members that throw random gatherings for BBQ's etc during holidays.

I’ve only been at Overture a few days but I’m really enjoying it so far. Everyone has been very friendly and helpful. I love that it’s quiet and there isn’t loud music and racing cars going down the street.

It is a great experience mostly living here. It is quiet and the people are friendly. If I have one comment to make otherwise it is that communication though slightly improved, is not great. We are not always notified of actions to be taken during the week. They are very good at putting out paper notices but only text or e mail a few select residents. This is something that needs to be worked on but it doesn't take away from this being an excellent place to live if you are over 55. The building has now been freshly painted and looks so much better. Landscaping is great as well.

As for my living here it’s all positive. I would recommend it for persons looking for first time senior living who are somewhat unsure.

Great apartment. Great neighbors. Good amenities. Only negative is rent going up more than we can afford. Seniors on fixed income need a break.

I highly recommend Overture San Marcos and working with Alexander if you're looking for a beautiful, accommodating place for yourself or loved ones. Alexander helped us find an apartment for my in-laws, who were relocating from Chicago, and managed to get everything set up within a two-week turnaround. My father-in-law recently suffered a stroke, leaving him wheelchair-bound, so finding a place that suited his needs was a priority. From the start, Alexander showed exceptional communication, was positive and kind, and understood the urgency of the move. The property itself is stunning, with top-notch amenities and a welcoming staff and resident community. Alexander even managed to secure a convenient parking space and quickly adjusted the toilet seat height, ensuring everything was comfortable and accessible for my in-laws. He answered every question promptly and went above and beyond in making this transition seamless. If you’re considering Overture, you’re in excellent hands with Alexander!

Your rent will increase every year you live here by $200 a month after your first year lease is up. Parking is always a problem because there is not enough spaces. The resident parking is full with cars of family, friends or just being stored in the lot. My car has been keyed twice and I have had my tire punctured. You also have to deal with panhandling and homeless people daily. Avoid any apartment by the laundry room, elevator or doors because they are always being used and are very noisy. Not a lot of positive things happening here.
