Nice place most of the residents are nice. The management team we have had is the sixth one in five years; however, they have been the best team.

I particularly like the tenants and how friendly they are. Due to the company having a lack of money, activities are a lot less than in prior years. The jacuzzi and grills have been broken for months.

Nice friendly and helpful neighbors. Clean outdoor areas with nice plants. Great free holiday meals to meet other people. The free haircut day was pretty good even with them learning how to cut hair. Friendly staff. Convenient bus stop nearby.

I feel caged in because of limited parking. According to the description it is an active community but one cannot be active if they have to be home to scramble for a parking spot. The rent is high.

When I moved in I did not know what to expect. I had not lived in an apartment for more than 50 years and it took awhile to acclimate. I have been to several community events and attend exercise classes so have met a few people who are very welcoming and friendly. I had to call maintenance twice and both times my issue was resolved within hours. I am pleased with my decision to move to Overture.

I’ve only been at Overture a few days but I’m really enjoying it so far. Everyone has been very friendly and helpful. I love that it’s quiet and there isn’t loud music and racing cars going down the street.

It is a great experience mostly living here. It is quiet and the people are friendly. If I have one comment to make otherwise it is that communication though slightly improved, is not great. We are not always notified of actions to be taken during the week. They are very good at putting out paper notices but only text or e mail a few select residents. This is something that needs to be worked on but it doesn't take away from this being an excellent place to live if you are over 55. The building has now been freshly painted and looks so much better. Landscaping is great as well.

I highly recommend Overture San Marcos and working with Alexander if you're looking for a beautiful, accommodating place for yourself or loved ones. Alexander helped us find an apartment for my in-laws, who were relocating from Chicago, and managed to get everything set up within a two-week turnaround. My father-in-law recently suffered a stroke, leaving him wheelchair-bound, so finding a place that suited his needs was a priority. From the start, Alexander showed exceptional communication, was positive and kind, and understood the urgency of the move. The property itself is stunning, with top-notch amenities and a welcoming staff and resident community. Alexander even managed to secure a convenient parking space and quickly adjusted the toilet seat height, ensuring everything was comfortable and accessible for my in-laws. He answered every question promptly and went above and beyond in making this transition seamless. If you’re considering Overture, you’re in excellent hands with Alexander!

Your rent will increase every year you live here by $200 a month after your first year lease is up. Parking is always a problem because there is not enough spaces. The resident parking is full with cars of family, friends or just being stored in the lot. My car has been keyed twice and I have had my tire punctured. You also have to deal with panhandling and homeless people daily. Avoid any apartment by the laundry room, elevator or doors because they are always being used and are very noisy. Not a lot of positive things happening here.

Overture has a really friendly community. There are numerous activities to participate in every week. Overture does a great job in planning special activities such as Casino night, catered breakfasts and margarita bingo.

Still the best place I've found to live. Prices are high everywhere and that will continue. This complex is far above the average apartment building. Maintenance is top notch. Staff is friendly and the grounds are kept up. It is generally quiet and there are activities for the residents. People living here are respectful and friendly to each other. It is true that there isn't as much parking as anyone would like but we have to accept that.

The apartments are well maintained. I like the fact that I do not have to go outside to dump trash or get my mail. The office staff is responsive. Rents are high, but that is the same all over the county so it is not peculiar to Overture. It is imperative that people are advised when the lower rent apartments are available.

Overall a nice place to live, but disappointing in how certain services have disappeared. The dog park is now ignored, was once a nice place for socializing. We no longer have decent community breakfasts or happy hours (and fewer). No food trucks, no ice cream truck event, etc.

This community is excellent for older people and there are many activities that residents can participate in. Maintenance is the best I've seen in my apartment living. It is also one of the friendliest communities I've lived in.

Overture is a Great place to live. Our management is is available for all concerns and the kindness will make you very comfortable. The people here truly enjoy the activities and spending time together.
Apartments are very nice. Enjoyable place to live for over 55 seniors.
We enjoy and very happy making Overture our home. We been residents for 15 years and very happy.
Overture San Marcos is a lovely place to live. The amenities are nice. We have an awesome fitness room! Management Team and staff are warm and engaging.
All aspects of Overture are very good except parking, but parking is so bad that you need to consider it very carefully before moving here.
There has been many improvements since I moved here 1 1/2 years ago when Greystar took over the management. I’m pleased with the effectiveness and effort shown for my hard earned money in a very competitive rental market.
Overture at San Marcos is a very friendly place to live and there are many pluses to living here and just a few things that need to improve.
