Property Ratings at Osprey
Do NOT move into Osprey Apartments in Atlanta, GA. This place is a complete mess, and management seems more interested in deflecting blame than actually fixing any of the major issues that residents deal with daily. Packages go missing constantly. The so-called “package room” is completely unsecured, and despite numerous complaints from residents, there have been zero improvements or upgrades. Package thieves are frequently able to enter the building, and nothing is being done to stop them. There is no working security, and no accountability from staff. The courtesy officer is useless. I’ve had to call multiple times due to wild pool parties that go well past midnight with blasting music, shouting, and even non-residents jumping the gates. The courtesy officer never answers — and this is after they allegedly fired the previous one for not doing the job. The new one is just as bad — or worse. The hallways and common areas are constantly filled with trash. It’s disgusting and totally unacceptable for what they claim is a “luxury apartment” community. Overflowing bins, bags of trash left in the hallway, and foul odors are just part of daily life at Osprey. But the worst part of living here? The management. I raised legitimate concerns about safety, security, and sanitation — and the manager had the audacity to tell me, “maybe you would be better off in another building.” Instead of addressing real issues, she insulted me and ignored my follow-up emails entirely. There is no accountability, no professionalism, and no interest in resident well-being. If you’re looking for a safe, secure apartment in Atlanta with reliable management, Osprey Apartments is NOT the place. Between the package thefts, lack of security, loud parties, overflowing trash, and a manager who dismisses your concerns, this place has completely gone downhill. Don’t be fooled by the photos or sales pitch — this building is poorly managed, unclean, and unsafe.
I enjoyed my time living at Osprey. The community is very quiet, secure, and in a great location. The amenities were also a great bonus to living here. Thank you Dillard , Keri & Matthew you all are a wonderful team.
- "Smoke free community": This is not a smoke free community. I have seen people smoking on their balconies, near the pool, and the hallways + elevators more often than not smell of weed. Smoke can and has gotten into peoples apartments. - Cleanliness: There is no valet trash on the weekend and holidays so residents will regularly leave their trash in the halls for multiple days creating a smelly unclean environment. Residents will regularly bring trash to the parking deck and leave it by trash cans. I would also note that there is a general disregard for cleanliness immediately outside the community. Leaving cans and bottles just about everywhere and emptying cars of small items onto the parking deck rather than tossing it in the trash cans. - Security: Vehicle break ins have been an issue, especially since the residents parking is not secure (the gate has been broken for 6 or 7 months). In recent months property management has gone through multiple iterations of physical security in the evenings/night. I guess thieves only work at night. The other part of this is that residents pay for secure parking which is not secure. The Latch system has its pros and cons. It great not having to keep track of keys or fobs but its not as fast especially when it needs to be used multiple times before getting into the apartment (some high use readers are painfully slow). - Noise: Other than street noise from the windows (not acoustically or thermally efficient) the building seems fairly low noise. This is luck of the draw with neighbors I suppose but being a concrete and steel building it is definitely better acoustically vs wood construction. - Apartments: Brand new when I moved in so no complaints. How they hold up over time is hard to tell but no complaints or issues with any electronics/mechanicals. - Community Internet: Speeds are consistently higher than what is advertised. One outage which was resolved within hours. - Location: Great location for life/work downtown. The area is very busy and not as walkable as one might think but could be much worse.
The process of renting the apartment and moving in can be daunting but was made smooth by Judith and the team at Osprey. Amenities are fantastic and accessible, and staff is very friendly, professional, and always welcoming!

I moved into Osprey around August 2021 and have only had good experiences! The price of the units here are pretty high, but it's comparable or even cheaper in comparison to other apartments in the Midtown area. I absolutely love the friendliness of the front desk staff (Judith, Leslie, and Luisa). They always greet me when I come back from work and it just makes my day! The maintenance staff are also great, most of my requests are immediately addressed and if there is something going on with shared facilities they also get to it fairly quickly. Location wise, we would benefit from a grocery store, but there are a lot of nice restaurants within walking distance. Overall recommend living here, especially if you're going to live in Atlanta for a while.

This is a great place to live! The management staff is extremely nice and responsive and work to make all the residents happy. We always have fun community activities like breakfast in the lobby or paint&wine night. The amenities are great and it is in the best location. (apt 305)

I love living at Osprey! Perfect location with close proximity to all of Atlanta’s major attractions. The amenities are my favorite: specifically the juice bar and the terrace! Great city views from every angle! Also no noise complaints EVER! This definitely helps focus when working from home!

Honestly i love it here! The area is nice with so many cool places nearby. The actual apartments are clean and beautiful too! And management is really good on getting back and responding to any questions asked! I love it here.

What usually is such a stressful process was made so easy with the help of Luisa. She was there every step of way to answer any questions I had from move in day up until now. I have lived in the building for about almost 2 months. The building is always kept clean and I love all the safety feature the building offers. I moved in to the building recently, and I really enjoy the building and amenities. I looked at a few other apartments in the area, but finally decided on Osprey because of its convenience to the restaurants and bars in West Midtown and the building had all the amenities I was looking for. The Bespoke Lounge has some of the best views of the city and is a nice and quiet place to work from home. Move in was easy and my application was approved quickly. Leslie was my leasing agent, and made move in a breeze. The new management team has recently started hosting community events which makes it easy to get to know your neighbors, and I'm really looking forward to future events.

The Osprey is the best building in this area. Although I had a negative experience with the previous leasing management team (calls/emails not returned, rushed and incomplete tour of the building), the new management team is absolutely excellent. My leasing consultant Luisa was one of the best I have worked with - so attentive and helped me find the perfect unit. She made the process easy and transparent. The whole leasing team is very professional, kind, and helpful. The building itself has beautiful apartments with nice finishes and incredible views of Atlanta. I would not let the lack of a concierge be a reason to not rent here. The building has been structured to be self sufficient with no real need for a concierge. Package retrieval is well managed through an app, visitors can enter with a temporary code you send them, and there is always an on-call maintenance person. It also feels very secure - entry into any door including elevators and the resident garage requires use of an app/codes and there are security cameras all throughout the building.
