Property Ratings at Ocean Walk
Going on 3rd year at Ocean Walk. Yes, there have been issues - plumbing, pest control, appliances - but the response to address any concern has been almost immediate, with follow up calls and emails. If you check around KW, you'll be hard-pressed to find a 3/2 with bedrooms and living areas this large and at this price. Sure, as you move north and out of the Keys, the same apartment would easily be half of what the prices are in KW. Some of the bigger repairs/purchases are also being addressed - elevators and laundry room - this takes time and money. I'd guess our rent is spent on maintaining the grounds, staff salaries, supplies (paint, appliances, parts, tools, mowers, etc) property taxes, BUT that doesn't stop me from submitting a maintenance request ANY TIME I see an issue, ask for pest service, and keep calling or submitting complaints about the building issues (elevator, laundry) so they know we aren't happy.

I currently live in Ocean Walk and its a money trap excessive fees for things that you are not responsible for. Infested with Roaches every morning no matter what I use to get rid of them I see at least 4 to 5 and I never leave food or dishes out. I am a dog owner and always clean up behind them but many many many others do not and instead of fining these people the 200.00 they say they will fine you for not cleaning up they choose to fine people who pay their rent on time because THEIR system kicked you bank check back. This was verified by my bank! I am not someone who cares about what my neighbors do but some questionable people seem to be living around me doing obscene things on balconies. outside cleanliness of the hallways is questionable with everything for vomit to blood not to mention the full dumpster constantly giving off the lovely odor of rotten garbage daily. I could go on but I think you get the point

Pest issues can be a nuisance, especially during certain times of year. We employ a professional pest control company weekly to keep pests at bay and call upon this company any time an issue is reported. We just ask that residents call us to request the service each week and any other issues that they may be experiencing so we have the opportunity to address them. Additionally, you have been a terrific resident for us so you can imagine our surprise when we received the returned check notice from your bank. As you know, only a customer’s bank can notify us of an account with insufficient funds. Accordingly, your bank should be able to credit you with all fees incurred due to sending a check that was returned back by them. In closing, I want to thank you gain for letting us know how we’re doing. Your input helps make us better! Thanks Lori!
Honestly this place is not worth the excessive amount of money your going to have to pay in rent, they don’t spend the money you pay them wisely at all which is pretty evident when you look at the run down conditions of their elevators and other amenities, the pool is always dirty, also there is barely ever any parking unless you want to pay 50 extra dollars on top of your expensive rent, and when you pay your rent it won’t go through until 3 business days later if you pay online so if your having a hard time paying bills or making it though pay check to pay check then this place isn’t the place to be, please save yourself the time, stress, and money and don’t rent from this place, I know i won’t be ever again.

Well its a pretty run down complex and way overpriced for living down here. They never get things fixed correctly and it usually takes a week or two to even respond to messages. I feel bad about giving them all my money i make because they do not spend it wisely. And they're always doing some sort of construction work at 7:30 EVERY single morning! Its kinda difficult to wake up 20 minutes later for 4 college classes a day. I would love to not have to pay these people if they aren't going to use it wisely, please and thank you if i am chosen.
