Property Ratings at Oakshade Commons
This apartment complex looks nice from the outside, but don’t ever get fooled! Prior to moving in, Oakshade’s management office didn’t allow my housemate and I to look at the inside. Recently, they came in to do an “inspection” and then claimed several items need be replaced and will be billed to the residents. They find every possible way to charge residents ridiculous amount. For a two bedroom & two bathroom unit, we are paying more than $180 for monthly utilities. Please, AVOID living here at all cost! This is one of the most expensive complexes in Davis, yet they provide the worst customer service. Oakshade really doesn’t deserve another chance!
The manager woke me up one day by tearing apart some paper i left on my window. The leasing contract does not say i'm not allowed to do so. it only say im not allow to do anything in the premise that will obstruct or interfere with the rights of other tenants. I do not believe i was doing that. After tearing apart my paper and waking me up, she was saying" What is wrong with these people (us, the tenants)" and walk away. This is just not how you manage a property and treat customers. Until they get a new manager, PLEASE DO NOT RENT HERE.
THIS PLACE IS HORRIBLE. They go through so many owners, management, and maintenance workers that they have NO IDEA how to run an apartment complex. This place is NOT luxurious and is NOT worth the expensive price tag. DO NOT LIVE HERE. Again, refer back to the pictures and all the negative reviews before you go. Upon arrival, my housemates and I clearly noticed that the apartment was filthy/in bad condition. This ranged from the 7 dead light-bulbs, removed floorboards, garbage left outside, paint buckets left inside, dirt covered linoleum, uncleaned and heavily stained carpet, miscellaneous items left behind by previous residents, an oil and dust covered kitchen, grime & hard water stained appliances, a broken garbage disposal, a moldy washer, and a moldy dishwasher. They cleaned the carpets a few hours after we moved in, so we had to sleep on the hard floor our first night so that the carpets could dry. Once the carpets dried, we found a good number of push pins all over them. We also realized that the floors weren't mopped/swiped because our feet and socks turned black very quickly. On Sept 2nd, I went down to the leasing office to express my many concerns to the management. Fortunately, I had the displeasure of meeting Holly, the regional manager of FPI Management. I showed her my disgusting "new & luxurious" apartment that we [over]pay $2900 for and she made it pretty obvious that she didn't care about its condition and that nothing would be fixed. Holly told me to just notate it in our move in inspection. She said that they didn't do a walk through of the unit before we received our keys, which is HIGHLY UNPROFESSIONAL. Days go by and we don't hear anything from management regarding sending a cleaning crew back to our apartment or fixing all the broken things. On Sept 6th, they "attempted" to send a cleaning crew to our apt, but the cleaners said they couldn't clean anything because there were 4 boxes on the kitchen floor. WELL WHAT ABOUT the rest of the apartment??? They sent in another request for cleaners to our apt on Sept 12th and the cleaners ONLY wiped off the countertops, fridge, and oil stains from beneath the cabinets. IT is now Sept 29th and OUR DISHWASHER is STILL BROKEN. Our kitchen sink STILL LEAKS a TON of water each and every day. There are STILL hoards of insects because Oakshade refuses to replace missing/damaged floorboards. DONT LIVE HERE
I'm currently a resident in a 4br/3.5ba townhouse at Oakshade. The apartment itself was very clean at move in and all the appliances and counters were all like-new and gorgeous. The management, however, seemed to have been changed within the first month, so many repairs were delayed in the beginning of the year, and the schedule carried on late after that. Assuming everyone's rent was paid on time, everything else ran smoothly - but if there were any questions or problems, it was hard to get a hold of a single person with one solid answer - often times would call 3 times with a question and talk to a different person every time, either not knowing the answer or giving a different answer. If you're self sufficient then this apartment is A-OK - but the management could use a few more training sessions and a lesson in customer service.
