Georgetown, located 30 miles north of Austin, combines historic charm with contemporary living in the Texas Hill Country. The city center features a Victorian-era downtown square, anchored by the restored Williamson County Courthouse. Outdoor enthusiasts can explore Blue Hole Park's limestone-lined swimming lagoon and the recreational trails surrounding Lake Georgetown. The Palace Theatre, operating since 1925, presents year-round productions in the heart of downtown, alongside local art galleries and boutiques. Georgetown is home to Southwestern University, established in 1840. Current rental rates range from $1,350 for one-bedroom units to $2,185 for three-bedroom homes.
Each spring, Georgetown lives up to its designation as the "Red Poppy Capital of Texas" when wild red poppies color the landscape, celebrated during the annual Red Poppy Festival. Housing options include apartments near Southwestern University and residences in Sun City Texas, a 55+ community.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Oaks at Georgetown
I feel completely satisfied with my new apartment. I can highly recommend The Oaks as a home environment as opposed to an apartment lifestyle.
I’ve loved living here! There’s no price on the market that can match and I’ve felt safe and comfortable since day one. My family has always been well taken care of! Clean, functional, family homes. Laura, Melissa, and Kristen are the office managers and they are wonderful. They have listened to my every need, and I never go without! They really care. I can go on and on, but overall I’m so happy I found this apartment complex.
I have had an exceptional experience with the apartment staff, and I can confidently say they have made my time here more enjoyable. From the moment I moved in, they’ve been nothing but professional, friendly, and approachable. Any requests or concerns have been handled quickly and efficiently, and they always go above and beyond to make sure everything is in top shape. Whether it’s maintaining the building, responding to emails, or simply greeting residents with a warm smile, their attention to detail is clear. I truly appreciate their dedication and the positive atmosphere they create within the community. Highly recommend!
I lived here over 5 years and have no complaints! The office staff are always kind and helpful. Maintenance has always been attentive the few times I needed anything addressed. Overall would recommend.
I love the oaks! Melissa, Kristen, and Laura make you feel at home in any of the great apartment options they offer. When we needed help from maintanence they were quick to offer their best efforts to fix any issues I had!
Absolutely adore Kristen and Laura! They are so helpful, friendly, and really help make the community feel like a home. The grounds are kept nice, an I really appreciate how easy it is to get onto 35 from where we are. Apartments are affordable, lots of kids in the community, and the team does a great job with hosting community events.
I just signed lease number four! I love it here! Melissa, Kristen and Laura have treated me and my little ones like family. My experience has been great and I would recommend The Oaks to anyone! Thank you guys for being awesome!
The apartments are managed by ConAm. They were built in 1997 because of the quality of the great upkeep, you would not know it. It has a pool and great sundeck. They have 1,2,and 3 bedrooms. The management team is friendly and there to help you from initial application, qualification, move-in, and the day to day operation of the complex. Units have washer/dryer connections and there is a laundry room on site. Great place to live.
The apartment community looks nice from the outside, but inside is a different story I have lived here over 3 years not because I wanted to, but because I need to. This is a tax credit property and my rent is a little less expensive than those in the area. I have problems with bugs and maintenance ( The manager is not friendly and 4 maintenance personnel have left because of her). The maintenance is par at the best. She has hired under qualified persons for these position, I guess due the lack of finances for the property. I was receiving assistance from a area charity that is in my area. I notified them with a letter from them noting that my rent may be a little late and she would not waive the late fees, even though they work with the charity organization. This has happened to many individuals. When I moved in my apartment had such a severe smoke smell that was overwhelming. They said that they had cleaned the vents, but that was not the case. I ended up having to purchase smoke eliminator myself which did not work. I had a severe bug problem for the fist four months after I moved in. The exterminator came 5 times and still bugs yuck! When they do a patch in the wall, you can see where they cut and just pieced back in place, no tape and float which is not up to standard. Think twice before putting down a deposit here. Oh I forgot that they did away with their rent drop. So you only pay during working hours so if the due date falls on a weekend or holiday they will charge you late fees.
