There’s a little bit of everything in South Baton Rouge, a terrific neighborhood located about six miles southeast of Downtown Baton Rouge and only about five miles southeast of Louisiana State University. It is home to the impressive Mall of Louisiana, terrific parks and the Bluebonnet Swamp Nature Center, and the Country Club of Louisiana. The triangular-shaped neighborhood touches on a bend in the Mississippi River, and the Blue Bayou Water Park sits just across I-10.
While renting in South Baton Rouge is a little more expensive than other neighborhoods, the ideal location puts you within minutes of Tiger Stadium, the shops along Perkins Rowe, the historic State House, and the Nottoway Plantation Resort, the largest Antebellum Mansion in the South. With I-10 stretching along the east side, getting around Baton Rouge is quick and easy.

I recently lived in a two-bedroom apartment, and overall, it was a positive experience. The layout was spacious, with a comfortable living area and a well-equipped kitchen. The location was convenient, close to shops and public transport. However, the Wi-Fi connection was a bit spotty at times until I transferred to Cox. The staff were friendly and responsive, making the move in process smooth. I would recommend this apartment for anyone looking for a cozy place to stay.

Had an horrible experience each time i visited the office. I truly can’t complain anymore because I’ve realized my voice is never heard! I sent a email to someone above management and it went no where NEVER GOT A RESPONSE. Kinda figured it wasn’t, due to the fact the property manager sent me the information herself! At this point i do my best to keep away from the office.

The show units and advertise pictures are to bait you in; when I finally saw the unit on move-in day my unit was completely outdated the dishwasher and stove were over 40 years ago (I’m not exaggerating, I pulled them and found the serial numbers); the front door was damaged in which the wind pushed it open through it shut, there were holes in the walls, trash on the floor in the tub, signs of water damage, the heater did not work and it was in the 30s outside. I contacted management about the outdated appliances the solution I was given was to pay an additional $65 per month to have update appliances, I decided not to accept the apartment and when I went to turn in the gate card and keys I was told to simply drop them in the dropbox. Great location but false advertisement and poor management.
Manager is unprofessional, units do not get serviced even after request repair. The manager refuses acess to the owners.
Great location, very nice size apartment. Really bad roach problem. I had roaches day one when I moved in and it was supposed to be taken care of. I also had an issue with my outside storage on my apartment where the lock would jam and I could not get into it. The apartment wasn't fully cleaned when I moved in nor was the outside storage cleaned either. It took a month and a half before the maintenance came and cleaned out the outside storage. The ladies who work in the main office are very nice, but there are so many problems with that complex. I called for pesticide to come and handle the roach issue but it got to the point that I had to work on it myself but the roaches were still bad even when I moved out. Rent started to fluctuate after they decided to remove water from being included in your rent price to charging you for it. There is also a light switch for the water heater that if you turn off by mistake, you have no hot water. Who does that!?!?! I tried contacting their district manager but never received a call back and they wanted me to pay a move out fee despite all the issues I had. I wouldn't suggest moving here at all unless you're ok with being roommates with roaches and water bugs.
I love my new apartment everything went great on move in. The office staff are so helpful now and maintenance ROCKS!!! I recommend this place to anyone looking for now it is well worth living here. My work order was done the same day, the office is always there for us. THANK YOU!!!!
The maintenance guys are great. I put in a work order and the same day they come and fix the problems. They are also very mindful of my dog. They have never been mean or rude to me or my dog
I actually really enjoy living here now. When I go in the office I am no longer a bother. We were counting down to moving out and now we have signed another year. Kudos to the new management company for all of the changes especially the power washing of the breeze way areas and putting a good staff over here.
I recently moved in and am extremly happy with my apartment. Everything went well. apartment is clean and large space with plenty of room. The office staff are friendly and maintenance quickly fixed a small issue I had with my storage door lock. Overall I am very pleased!

From day one the office staff has been a problem and the manager has a terrible attitude WHEN they are in the office. Do not sign a lease here you will regret it!
They treat you horrible, if you need anything fixed they say its not a priority, I was disrespected and cursed at by their sales person Savannah when I didn't even disrespect her I had an issue in my apartment and she said it wasn't a priority. They want you to pay your rent on the 1st every month if not you're fined yet when you need something fixed they don't jump on it...... Do not live here especially don't deal with Savannah she's the rudest!!!!!!!
Lived there 4 years because of the location. Management cannot handle the requests, you need to keep bother them several times to get things fixed. The fixtures are very old and gets broken often. Gate does not work more than a week per year. And they are not going to be sorry for anything. Do not move here to have a headache.
I'v been here for about 2 years, everything here sucks!!!!!!. Let's say you start paying $800, you're going to end up paying double because they charge even for the air you breathe. They never fix anything, If your apartment is flooded you you better do something yourself. Because they will not answer the phone!!.Seriously you deserve better than this!
Absolutely horrible experience! DO NOT RENT HERE! I REPEAT, DO NOT RENT HERE! All of the reviews are pretty accurate, despite being different days times or years even. Management still sucks and they rarely answer the phone. Maintenance takes at lease 2 weeks to complete ANY repairs, and that's if you follow-up, otherwise it will never be done. 24 hour Maintenance is inaccurate as they are not 24 hours, they are 3,065 hour maintenance. Access gate only worked 3 times in the year that I have lived in my apartment. you'll need to pay for a laundry card to use the laundry, which is so hot during the summer you can't wash clothes or you'll pass out and there's no guarantee the laundry card dispenser is working. Anybody, literally anybody can access the pool. There were people coming over to the complex just to use the pool, they did not live there. They said so themselves. I have yet to see a "gym". There's been a musty moldy smell in my apartment every since the great flood, which my carpet got wet and I was told it would be steam cleaned... never happened, I'm embarrassed to have company over. The appliances are so old, the dishwasher smells and be sure to check around it as it may have mold, because they LEAK and one point of time was shooting water through the kitchen sink like a super soaker. There are leaks everyone in that apartment, in the ceiling, the water heater closet, the windows, the faucets... The replaced my refrigerator with one that is facing the wrong way. Upstairs are so loud, because the walls are really thin. There were fleas in my apartment for a few days. Roaches every time I look around in the kitchen, despite me paying for pest control. I informed the management of the roaches and their response was " Pest control comes once a month to spray the main areas"... in other words, deal with it. The allow the dogs to poop everywhere. If you live on the first level don't bother sitting outside as the smell of dog poop and pee will haunt you. Courtesy officer? Tuh! I called the courtesy officer 3 times since being their to no available. The one time I called because someone was looking through my window, he told me if he comes back call the police... There is no public restroom in the pool area. I can go on for days... DO NOT RENT HERE!!!!!!!
Listen I enjoy the location and the size of the units.....that's about it. Maintenance has been out one time when i first moved in and of the 3 or 4 issues I had reported to have fix all that happened was they changed out the broken aerator on my faucet in the kitchen. Its been several months and one or two management changes later and my maintenance ticket is just now being rescheduled AFTER I called in myself to see if it was ever going to get done. The best part is that the prices shot up drastically from the previous tenant in my unit because the flood caused a surge in residency but the quality of the customer service didn't change at all and the units still don't operate at a 100%. Please either arrange for things to be fixed in a timely manor or compensate the tenants for their continued patience in regards to the lack of feedback on repairs.
These are the worse apartments I've ever lived in and the management company and maintenance people are the worse. I told them not to go into my apartment until someone gets there and they went in anyway. I waited one month before I got a stove/oven that worked, waited three weeks before the leaking roof was fixed (had a bucket catching the water that leaked through the ceiling), waited two months before the damaged ceiling was fixed, and I still have mold in my bathroom that they covered with paint. I requested the lock on my door be changed because someone came into my apartment when I wasn't home. I requested that they change the lock when I got home after work. I was told that they would call me to let me know what day the lock would be changed. They didn't. I came home tonight and the lock was changed and I couldn't get in. I had to wait two hours before pop-a-lock came to open my door. The maintenance man changed the lock at 12:15 in the afternoon while I was at work and never told me. They left a note telling me to get my keys from the office. I didn't get home until the office was closed. The manager did NOT return my phone calls and the maintenance man on call did NOT return my phone calls. I've been living here for only five months. DO NOT MOVE HERE. YOU WILL REGRET IT.
I've lived here almost 3 years and have had 2 cases of flooding in my unit, even given that I've lived in two different units, and r cases of ceiling leaking. In the first case, it took maintenance so long to handle it that eventually the ceiling caved in. In the second case (my second unit), it took them so long to handle it that the ceiling molded and they had to cut a huge hole in the ceiling which left the ceiling in my bedroom wide open. The third case was in my laundry room and filled my cat's litter box overnight, leaving my laundry room floor covered in wet cat litter. They "fixed" it by poking holes into the ceiling. The first case of flooding (in the first unit) was handled quickly, although it ruined the carpet and they replaced a piece of my carpet with an old, stained piece they kept in storage. The second flood (in my second unit) was ignored the first day I called about it and ended up almost reaching my bedroom furniture from the sink outside of my bathroom. Please do not move here. Paying 200 or so extra dollars a month is worth it to live somewhere decent.
This apartment complex has an extremely friendly staff. The best way to get in touch with them is usually in person because if they are busy, they're pretty difficult to contact. The quality of the apartments are wonderful. Also, the other residents have a good mix of younger working class & retirees, which is great if you're trying to get away from the "college scene".
