Located between Sacramento and San Francisco, Vacaville combines small-town atmosphere with contemporary living. With one-bedroom apartments averaging $2,084 and showing a 1.2% year-over-year increase, the city offers housing options from downtown residences to newer communities. Lagoon Valley Park spans 306 acres, featuring hiking trails, disc golf courses, and a 100-acre lake. The historic downtown district hosts local shops and the seasonal CreekWalk Concert Series, while the Vacaville Premium Outlets and Nut Tree Plaza provide extensive shopping options.
Vacaville's economy benefits from major employers like Genentech and Kaiser Permanente, blending its agricultural roots with a growing biotechnology sector. The Vacaville Performing Arts Theatre hosts year-round performances, and the community celebrates its heritage during the annual Fiesta Days with downtown parades and events. The Mediterranean climate makes outdoor recreation possible throughout the seasons.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Oak & Ivy
I don’t understand why this place is rated high. This place is garbage with drug selling and gangs all over. Avoid at all cost!!
You get 1 assigned parking space, but the only other parking is limited unless you are willing to walk across the complex. Gates to Bike path have been chained and locked for years. Pool/spa is only accessible for about 3 months of the year (1 week only since 2020). The spa is fenced off from the pool, and is adult only. Half the washers and dryers are broken @ any given time. They recently enclosed the mailboxes so they could restrict the hours that you can pickup your mail. They did that with the explanation of them being broken into. The are homeless encampments in the creek behind the complex. Maintenance request can go days without response. If you can afford to rent elsewhere you should consider it before committing to renting here.
We lived here, our AC was not working from last month, every week remind them no any maintenance , they excused us they are waiting for vendor. we are surviving without AC in JULY month with 4 years old kid. Also discussed if they can pay us for hotel room but they don't. shameful maintenance.
Like the other 1 star reviews here state, this property is managed extremely poorly and by people who couldn't care less about their tenants. They will lie to your face, they will consistently inconvenience you, and they will treat you like garbage. In all seriousness, the management is a virus to this property. If they weren't garbage themselves, this place would actually be a decent place to live.
The only reason I gave them less than 5 stars is because when I asked if they have an opening to move in they said they did. It took me a few hours to get everything together and then found out that they didn't have an apartment for 4 more weeks. I needed a place with in the week.
I visited this property and found it really quiet and well maintained. The staff that helped me were very informative and seemed to be well liked by the residents we encountered during our tour. I would have moved in but they didnt have an apartment available in the time frame I needed to move in. Seems like a great place to live.
There are a great number of issues I have with this complex; Firstly, they show little care for the overall upkeep of the grounds. In front of my unit is a giant pothole they dug for goodness knows why and 3 weeks later it's still just sitting there! They let plants leading into walkways grown ridiculously high which leads to me walking through webbing every time I leave my unit. The parking lot is a joke where your assigned space isn't even next to your own unit and the vacant spots are full of idle vehicles that management refuses to do anything about. The management at this complex is horrific. They have one person working in the office at any given time and she is very poorly informed to answer any questions. In my time living here I have NEVER seen a manager actually in that office. They refuse to show any aid or concern to my questions and needs and won't even speak to me directly; instead you have to play messenger with the one person working their office! To bluntly describe this management, they are extremely lacking in personability and totally unwilling to help you as an individual, treating you as only a monthly income. Do yourself a favor and find living accommodations elsewhere.
I lived here 3 years and I must say it was the most frustrating, moral crushing staff I've ever encountered.. Mngt. Company treats the tenants like we are all a big inconvenience to them, very unprofessional staff very rude, Id never refer ANYONE to this place......
Good location right smack middle of town, close to freeway, playground for kids, car wash, pool, hot tub, sauna, bicycle/walking path right behind the apartments, and reasonable price each month.
