Living at Novel Parkway has been a wonderful experience! Cindy was incredibly helpful and insightful during both the tour and move-in process, answering all my questions with ease. Moving from another state can be stressful, but she made the transition into my new apartment in Florida smooth and seamless. I couldn’t be happier with my decision, and I definitely recommend Novel Parkway to anyone looking for their next home in Sanford, Florida!
I am new to Florida so I came here only knowing a few people. Since I moved in I can honestly say that I have made some good friends and I have a sense of community! The people here is the best part of living here and that goes for the staff as well as my fellow tenants. I would recommend Novel to anyone who is interested in building a community.
Ebony has been absolutely wonderful! She made sure we were taken care of and that everything went smoothly for us to move in. Everyone is so nice and helpful and the apartment complex is beautiful! So happy to be living here!
It's been a great experience living in Novel Parkway. Staffs are very helpful. The apartment is clean and well maintained. Everything is nice as it should be. I really enjoy it here.
Leasing staff is friendly and welcoming. Top amenities-new build. We have Elevators and nice views. Residents are friendly and helpful. Saltwater pool stays pretty cool on hottest days! Samsung appliances and modern apartments w/ full washer and dryer. Nice mix of people. If you see a problem report on line. Mntn is pretty quick. Still working through a few “new build” problems. We are staying!
I love living at Novel Parkway. My apartment is so beautiful and modern and the amenities are top notch. The community is well kept and clean. I hope to live here for a long time.
I really like living here but there are a few things that I would like to see improve. One is cleaning hallways which is first impression when entering building. More then once halls smell like a wet dog.
Have been living here just over 4 months and it’s still an incredible place to live! Even though some things weather wise have happened and affected various parts of the community, they are on top of communication and are getting or got it fixed as quickly as they possibly can. I would like to see the residents working more towards keeping the community a first class place to live and abiding by the standards in place. There is only so much that staff can do in those regards.
so far everything has been great besides not having wifi some days . the community is great and it is always a clean environment. for awhile we didn’t have any pool sticks but they have been replaced which is great bc now i get to play with my friends
My moving in has been great so far, a few glitches here and there but overall a great complex to be a part of. I’ve only been here a week and we’ve had events and food, very exciting. Looking forward to getting everything situated and then I’ll hopefully come back with a 5 ?
Response time of management staff is not good at all. We did not have wifi, AC, and access to key parts of our building for weeks on end. Seems like staff is reactive to problems instead of proactive in upkeeping the community. Amenities are great and residents are very nice. Management is just not responsive to problems unless you physically walk down to talk with them.

Living at NOVEL Sanford has been a great experience so far! The community is beautiful, quiet, and well-maintained. The amenities are top-notch — I especially love the resort-style pool, gym, and cozy clubhouse. The staff is friendly and responsive, and any maintenance requests I’ve had were handled quickly. The location is perfect too — close to downtown Sanford, great restaurants, and easy access to the highway. Have everything I need conveniently located all around me. Great people, and activities to do weekly. Staff is amazing and so very helpful. Can’t forget about all the little things that are available as well, games, coffee, bikes, carts, boards and many other things.
Living at this apartment complex has been a mixed experience. While the rent is on the higher side, I often feel like I’m not getting the full value. The coffee machine in the lobby is frequently out of order, and the access control system has been offline for weeks. Internet outages after thunderstorms have also been inconvenient. On a positive note, the management and maintenance teams are friendly, responsive, and committed to their roles. I also appreciate the regular community events—they offer a chance to connect with neighbors.. Parking has also been a consistent challenge. I work night shifts, and by the time I return in the morning, there are rarely any open spots. With no reserved parking available, it becomes a daily frustration. I recently parked in an unmarked area and received a tow warning, which felt discouraging given the circumstances. With a few improvements to amenity reliability and parking accommodations, this complex could offer a much better living experience.

Internet is down. Security is down so the gates and the entrances are all unlocked so no “Security”. No entrance to gym if you dont live in that building. Hopefully when internet is fixed, been out for 30 days, security will be as advertised. Dont call the realtor office after you move in because no one answers the phone. Tenants leave trash out in hall all day for 7pm trash pickup. Hallway stinks during day. Trash custodians pickup some times but sometimes leave a blank note on your door as to why your trash didnt qualify for pickup. So the trash sits longer. Sometimes smell is really bad.

Renters beware, as the Google reviews show this complex is holding on to people’s security deposit for 4+ MONTHS and once begged for checks have been bouncing. Completely unacceptable and Novel management as well as RKW Residential accounting department have been absolutely no help. They do not pay mind to the Florida Statue that states there is 15 days to return a resident’s security deposit if there are no damages. Holding on to resident’s money is not right, no ethics.

Overall a good experience. There has been some WiFi issues. Valet trash has been somewhat mediocre as well. The events they plan are usually good. The novel pop up is very mediocre

It’s been okay. We were excited to move in but we feel like that excitement had gone down, the leasing office isn’t as nice as they were when we first came. we feel like a burden going up there with our concerns… on the day of move in I had to wait 40 minutes with a lack of communication, we had no AC for almost two weeks. no empathy from the front, only from the maintenance. It just feels like everything that was showcased just isn’t what it is. But we love the apartment just wish things were handled a bit different,

So far, it’s been nothing short of amazing. The place has been super clean and I appreciate that. The only problem I had is when I moved in my water heater was a little cold and they came in and changed it within a couple hours of submitting the request.

Moving into this apartment has been a great experience. The leasing process was smooth, and the apartment was clean, modern, and move-in ready. I love living at NOVEL. The people, amenities and staff are unlike any you’d find at another apartment complex. There is a great Apartment Life team here that hosts cool events too. Only complaints is parking has gotten packed and certain walkways could use a pressure wash clean. The pool area is also great but furniture and chairs could be upgraded.

Every single staff member here from the office to maintenance has been super helpful and welcoming. I honestly enjoy being around the office staff they are the best everrr! I decided to follow my gut and pre-leased, that was the best decision I could've made. When I saw the property I was so stunned and excited. I knew I made the right decision. The location is perfect and close to everything you need. I never have to drive more than 10 mins for any of my errands. The property is beautiful and the amenities are amazing as well as inclusive. This apartment is really centered around being a community and I love that. They have games everywhere and tons of offices and study rooms available for use (so theres no fighting). Just see for yourself! If I could give a billion stars I would.

Phenomenal place to live. It’s clean. The community of people is so friendly! Office staff are very helpful and pleasant. Shout out to Jacob! He’s got phenomenal people skills. We toured with him and signed lease with him. Maintenance is super responsive. Service request was completed within 24 hours. It’s really fun here too! They put on multiple events a month to be able to connect neighbors.
