So far okay. Lots of inconveniences like broken doors which affects packages and visitors. It's still pretty quiet for the most part. No screens on windows so I can only really open the balcony doors for fresh air. Pet friendly for the most part. Not many outdoor areas for the dogs to walk. The outskirts are basically the puppy wastelands. Staff is good and helpful. Lots of activities which is great. However the Florida storms have cause numerous Wi-Fi outages so that leaves for super inconveniences.

I just moved in and unfortunately my first impressions have been more negative than positive. The keys didn’t work when I first received them, the call box to my building doesn’t work, and the parking situation is terrible. Honestly, if I had known how bad parking was, I wouldn’t have signed a lease here. On top of that, the shower feels unsafe, when I stepped in, it buckled as if the fiberglass is damaged. Very disappointing. I should have done more research before moving here, because everything that sparkles on the surface doesn’t necessarily shine once you’re living in it. The amenities do look nice, though I haven’t had the chance to use them yet. Ebony was very kind and helpful during the move-in, and the bathroom design itself is nice. But overall, based on my first impressions, I don’t see myself staying for the full lease term.

From the apartment to the neighborhood itself it has been a really nice experience, it is well located and away from traffic. The amenities make it look like a mini resort

The community is very good about bringing residents together by providing events for the residents to go to. I like the variety of food trucks and the street marketplace idea as a way to organize and get the neighbors from other buildings or floors to meet. I think maintaining the gate operations and those things that are cosmetic in the community or even the community gathering places needs to be maintained with diligence as it is what draws people in when they visit. All in all a great community with a very good property staff.

I really like living here but there are a few things that I would like to see improve. One is cleaning hallways which is first impression when entering building. More then once halls smell like a wet dog.

Have been living here just over 4 months and it’s still an incredible place to live! Even though some things weather wise have happened and affected various parts of the community, they are on top of communication and are getting or got it fixed as quickly as they possibly can. I would like to see the residents working more towards keeping the community a first class place to live and abiding by the standards in place. There is only so much that staff can do in those regards.

Response time of management staff is not good at all. We did not have wifi, AC, and access to key parts of our building for weeks on end. Seems like staff is reactive to problems instead of proactive in upkeeping the community. Amenities are great and residents are very nice. Management is just not responsive to problems unless you physically walk down to talk with them.

Living at NOVEL Sanford has been a great experience so far! The community is beautiful, quiet, and well-maintained. Have everything I need conveniently located all around me. Great people, and activities to do weekly. Staff is amazing and so very helpful. Can’t forget about all the little things that are available as well, games, coffee, bikes, carts, boards and many other things.
Living at this apartment complex has been a mixed experience. While the rent is on the higher side, I often feel like I’m not getting the full value. The coffee machine in the lobby is frequently out of order, and the access control system has been offline for weeks. Internet outages after thunderstorms have also been inconvenient. On a positive note, the management and maintenance teams are friendly, responsive, and committed to their roles. I also appreciate the regular community events—they offer a chance to connect with neighbors.. Parking has also been a consistent challenge. I work night shifts, and by the time I return in the morning, there are rarely any open spots. With no reserved parking available, it becomes a daily frustration. I recently parked in an unmarked area and received a tow warning, which felt discouraging given the circumstances. With a few improvements to amenity reliability and parking accommodations, this complex could offer a much better living experience.

Overall it’s been great. Location and property is amazing! Love my unit! But the AC and internet problems need to be addressed by contractors better.

It is excelent! It is a very modern community. It has a convenient location. Amenities and common spaces a highly mantained. The Administration have a full week of activities for residents.

Internet is down. Security is down so the gates and the entrances are all unlocked so no “Security”. No entrance to gym if you dont live in that building. Hopefully when internet is fixed, been out for 30 days, security will be as advertised. Dont call the realtor office after you move in because no one answers the phone. Tenants leave trash out in hall all day for 7pm trash pickup. Hallway stinks during day. Trash custodians pickup some times but sometimes leave a blank note on your door as to why your trash didnt qualify for pickup. So the trash sits longer. Sometimes smell is really bad.

Great community. Everyone is so friendly. Love the amenities. The monthly calendar is active with various things to do and get to spend time with neighbors. Appreciate the different food trucks that come here.

Novel Parkway has truly been the best place I've ever lived! The management is incredibly responsive, always addressing any concerns promptly and efficiently. Internet has been out for 3 weeks and the third time this year, if you work from home this place is not for you. There is a nice gym and pool with limited hours. Tired of constantly barking dogs

Renters beware, as the Google reviews show this complex is holding on to people’s security deposit for 4+ MONTHS and once begged for checks have been bouncing. Completely unacceptable and Novel management as well as RKW Residential accounting department have been absolutely no help. They do not pay mind to the Florida Statue that states there is 15 days to return a resident’s security deposit if there are no damages. Holding on to resident’s money is not right, no ethics.

Overall a good experience. There has been some WiFi issues. Valet trash has been somewhat mediocre as well. The events they plan are usually good. The novel pop up is very mediocre

It’s been okay. We were excited to move in but we feel like that excitement had gone down, the leasing office isn’t as nice as they were when we first came. we feel like a burden going up there with our concerns… on the day of move in I had to wait 40 minutes with a lack of communication, we had no AC for almost two weeks. no empathy from the front, only from the maintenance. It just feels like everything that was showcased just isn’t what it is. But we love the apartment just wish things were handled a bit different,

So far, it’s been nothing short of amazing. The place has been super clean and I appreciate that. The only problem I had is when I moved in my water heater was a little cold and they came in and changed it within a couple hours of submitting the request.
