Great layout with large windows. Walking distance to restaurants. Staff have high level of commitment to residents.

The community is very nice and so is the staff. Everything looks clean and put together, and everyone was very helpful. I had a great tour and enjoyed my time checking out Emory Lakes.

Staff, from the Manager to all the maintenance people, are awesome! Friendly, responsive, reasonable and knowledgeable! Very nice place to live!

Emory Lakes is a great property with great amenities. There is a 24/7 gym, wifi lounge, dog park, walking/jogging trails, etc. The property is located in a quieter side of Topeka with not a lot of excess traffic. The move-in process was very easy and organized. The office staff made the whole process very easy. Moving can be hectic, but both the office staff and maintenance team ensured that our apartment was ready for move-in. Emory Lakes puts on resident events, which are a great way to meet your neighbors. Overall, we greatly enjoy living here.

Emory Lakes has been AMAZING!! We moved here fairly suddenly and Keli in the leasing office made our move so easy and smooth. She is very responsive and definitely goes the extra mile to help the residents. The maintenance staff is also always willing to help and answer any questions we may have. Upon putting in a service request, they were there the same day. The property itself is beautiful and clean. There is a dog park for our dog to play in and some walking trails on property as well. Can't say enough good things about Emory Lakes!

We all know when looking for apartments online that pictures can be deceiving or can present a better concept than it actually is. But NOT IN THIS CASE. I moved from Florida and did not get the chance to actually see the apartment in person before moving in, but the staff was great at providing on-time information and materials like walk-thru videos that showed exactly what to expect. The apartment was EVEN BETTER than expected, easy move-in process, great location, amenities and the area is fantastic.

Live here currently. This is very expensive apartment and claims it’s luxury. The appliances and fixtures are as cheap as they come. The property manager is completely fake and pretends to be super accommodating in the beginning. We have had a broken screen door since the beginning they came and “fixed” it but it was glorified ducktape and jesus fix job. When we called about it snapping she said we were responsible for the cheap door breaking. She said it’s a consistent issue amongst residents not closing their doors but fails to see that if everyone is struggling with the doors then maybe it’s the cheap doors. I have no problem paying for the door but this is just a small example of how petty this place is. My family and I are good tenants who pay on time or early. Clean up our messes and get along with our neighbors. We will move when our lease comes up because I’ve had better landlords and property managers for half the price of this apartment complex. Many tenants share the same concerns and are just waiting for the lease date to be up.

Lots of great amenities like a fitness room, WiFi lounge, dog park and barbecue areas. Quiet neighborhood, unmatched scenery that you won’t find anywhere else in Topeka. Attentive and respectful management. Quick to respond to maintenance requests and emergencies. Great pricing considering the exclusivity of the area and how in demand hosing in the Seaman district is.

Had the opportunity to look at many properties in the area, and Emory Lakes blew us away in what it offered throughout the community. The office and leasing staff was excellent and a pleasure to work with throughout our search. Never pushy and always catering to our needs! The apartment is very modern, I believe they are remodeling, with stainless steel kitchen appliances, a washer/dryer and clear attention to detail on the finishes. The property is being painted right now and the outdoor seating and barbecue stations by the lake will be fun this summer! Can't wait for the fitness center to be completed!

I’ve lived here for roughly 3 years and they were mostly great! It’s a decent place to live if you like a staff that does literally everything last minute/without notice and who then get mad at you for not doing said last minute things. Parking is ok if you opt to reserve your own spots, otherwise nobody parks in the visitors lots so some days you might be walking a bit farther than normal. All in all, it’s decent, but expect sub par management services.
