Living at Nine12 Gateway has been a mix of modern convenience and community living, with a few notable highs and lows. On the positive side, the apartment interiors are sleek and contemporary—granite countertops, stainless steel appliances, and high ceilings give the units a stylish, upscale feel. The amenities were a big draw for me: the pool area is great for relaxing, the rooftop lounge offers a nice view, and the gym is well-equipped for daily workouts. Location-wise, it’s super convenient. I loved being close to I-4, Publix, and a bunch of restaurants and coffee shops. Everything you need is within a few minutes’ drive—or even walking distance if you’re up for it.

I've lived here for a little under a year and it has been a pretty pleasant experience. The staff at the leasing office is always so friendly and helpful. The only thing I would complain about is the parking lines being very worn out that it's hard to tell where the lines are. I think if they get repainted to make them look visible again that would be great.

We love living here. Very nice clean community. The only major complaint I have is the water pressure it has been terrible since we moved in. I have never lived anywhere with water pressure this bad in my whole life. Taking a shower has been hard and it takes longer. It makes washing hair difficult. Washing dishes as well has been a struggle the spray won't spray stuff off plates with lack of pressure from the sink. The hand washing sinks don't even start running water till you turn the handle all the way. We have tried to get it fixed at least 3 times over the past year but nothing has changed so we have just excepted that this is how it is going to be here. Also I would opt out of parcel pending if I could its less helpful more of a trap. Otherwise i have no complaints. This place is very nice and everyone is so kind even if they can't help everyone has been very nice. Beautiful clean community we are happy here regardless of the water pressure. I guess no where can be perfect ??

The carpets in the hall are nasty and stink. Residents do not take care of the beautiful buildings. They should just pull up the carpet and put hardwood floors.

Super Quick, Great Service When My AC Went Out

It's hot and humid in Altamonte Springs, but when our air conditioning went out, the staff at 912 Gateway rushed to get it back on. Kenny is simply superior to other maintenance people we have worked with. This is really important to me because my wife has horrible allergies so opening the windows is not an option. Cynthia in the office pushed our request to the top of the list and I could not be more pleased. When it matters, we know we can count on the staff of 912 Gateway. That means a lot...especially when we read reviews of other properties in the immediate area that do not rate nearly as high.

Living here has been a good experience thus far, there are definitely a few things we wish could be changed since living here like the fact we can’t light candles, or have a small grill on our porch is disappointing. As well as the no smoking rule that is in place, personally I think vaping should be allowed if it’s allowed inside of most restaurants. It would be nice to have more trash and available around the complex as well. Aside from those things, the staff is very friendly and welcoming, the neighbors on our floor are all nice, the pricing is fair and the location can’t get better than this.

Move in process could be streamlined as there were multiple hiccups. However the safely bike-able(<35mph traffic) area just a few minutes outside Winter Park's village can't be beat.

Maintenance of the exterior spaces and carpet in the resident buildings has room for improvement. I am currently ashamed to live here which is really saying something because we have lived here 7 years and never thought of leaving before. As of today I have been here for a month and I’m absolutely loving it! The apartment is beautifully tucked away and quiet. Publix is directly across the street and is near the Seminole State Altamonte Campus. There is also easy access to the 414 and I-4. Everything is relatively clean other than the lack of trash cans within apartment buildings. The community feels very safe. I work overnight in the hospital every weekend so I can’t tell you how busy the amenities are, but everytime I go through the week things are quiet, which I love. The only other con would be the parking within the complex. Since I come home so late at night on the weekends, it’s hard to find parking. Also, in the clubhouse they actually have a demo room that way you can see how all the apartments look on the inside. One last thing, the community is the most dog friendly place I’ve ever lived in. There are plenty of walking areas covered in shade. Avoid the dog park, it’s just a square of turf covered in dog poop.

A Great Place to live

I have been here at nine12 for 3 year an I love it here. It's nice an clean very quiet. Management and maintenance are very professional and they go out of there way to make sure everything is taken care when you have a problem. They create nice event for all the neighbors to get together to meet each other and have food so we don't have to cook that evening . It's a great place I can't say anymore because I'll be here all day . I love coming home to my apartment.

Great staff, convenient location, quick convenient online maintenance requests when needed and fun amenities/activities available in the courtyard. The 24 hour gym is always very clean...it is true that here at 912 Gateway we are "Living Life to the Nines" :) The staff hosted both a terrific Thanksgiving and Christmas dinner. They had a fun DJ for us at the catered BBQ summer pool party, next week is a Taco Tuesday get-together, while food trucks are announced monthly, parked at the resident center. If the rent stays affordable, then I'm sure to re-sign the lease.

My experience living in this complex

My husband and I rented a 2 bed 2 bath in this complex for over 2 years. We broke the lease in May 2024 as we bought a property. Before breaking the lease I reviewed my lease to make sure I knew the penalty we were paying. the option we chose when we signed the lease to break it was to pay an amount that will not exceed 2 months rent, because that amount is clearly not a flat fee I called management THREE TIMES to confirm and re-confirm this fee before breaking the lease. Those three times we were told by the manager and another person in management one amount. I few days later when we formally broke the lease they changed the amount to the highest amount equal to two full months rent. that was so unfair and unprofessional. they just claimed to had been confused the prior 3 times they told us a different amount without even acknowledging it was their mistake or apologizing. this was very tough for us as you can imagine all the stress and money that needs to be put together when purchasing a new home (our first). In addition to that, we had 2 issues we maintenance that were basically ignored and overlooked. our kitchen sink broke, we called maintenance, the guy came a day later and looked at the problem, he just said we took a part off from the sink tap. we obviously did not as we needed to use the sink (I was 2 month postpartum at that time). and he just left, my husband wasted no time and had a plumbing company come that same day to get it fixed in just minutes. we did not have time to waste going to management for this. the grills at the pool were broken for a period of time and a 4 year old girl burned her hand because of this!!! we conveyed this to maintenance, they took months and months to get it fixed and they just said the little girl should have not been in that area. Moreover, we were told we needed to pay the free for breaking the lease the same day we told them, today is June 6, and our account is still not updated w the correct information so we can pay and be done w them. a nightmare of a experience. very unprofessional and careless.

We have renewed our lease twice now, and moved to our dream unit. We LOVE it here! Our apartment is beautiful, up to date, and if we ever have ANY problems, the incredible maintenance team is on it! The leasing staff are so kind and helpful. The amenities are perfect and it is within walking distance of Publix and tons of food options. I lived here for 3 years, left when the rent went up an extra $600/mo, then returned when the price went back down because I really liked it here. It’s a good location for me, the neighbors are friendly, and the staff is responsive and helpful. The apartment layout is great, I only wish there was no carpet. I also think the whole luxury thing is a stretch. Everything here is pretty standard in my opinion and depending on the upkeep, some things look like they’ve seen better days. I live on the side near the street and can sometimes hear cars driving by, but it’s tolerable. My favorite thing is they have a reliable internet connection with AT&T which has made working from home way better than when I had Spectrum. There is sufficient parking and it’s easy to get in and out of the complex. Overall I’m happy here and hope they don’t hike up the rates again.

The amenities are great and the apartment is clean with friendly neighbors. There are plenty of pet stations and a dog park. The apartment is also walking distance of Publix!
