A mere six miles east of Huntsville, University/Research Park hosts one of the world's leading science and technology business parks. Central to the area's economy, Cummings Research Park brings together Fortune 500 companies and U.S. space and defense agencies with the best and brightest from local universities to create a premier center for research and technology. Townhomes and condos form the bulk of the rentals, meaning there’s something for families, students, and professionals alike.
This area has become a research hub for both government agencies such as NASA as well as private corporations including Lockheed and IBM. The abundance of research jobs in addition to the local educational institutions created the need for housing to accommodate the workers, students, and educators.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Monrovia Hill
This property is amazing! The management team is outstanding. Tiffany and Juli in the office are truly the best. They’re always helpful, friendly, and go above and beyond for residents. The community is well maintained, and the pool is huge compared to other places I’ve seen. Definitely one of the best places to live!

Hi there! We're so thankful to have amazing residents like you who take the time to recognize our dedication to our lovely community. Our team is proud to have provided you with such excellent service, and we'll continue to do so should you need any assistance in the future. Have a fabulous day!
The people at the front desk never are able to communicate with you, only over the phone or in person, so holding them accountable is hard. They do not respond to an any emails ever. The new payment system is ridiculous and a hassle and they don’t control it so you have to call into the systems customer service support and they point fingers to the PM team and the PM team points fingers at them making it even more ridiculous and frustrating. I put in a request that was a hazard for me and my child and they took almost 4 months to complete it. I put another one in that takes less than 5 minutes to correct and they still have yet to come out. Look elsewhere for a place to stay unless you’re okay with being ignored when you have an issue.

COMMUNICATION IS TERRIBLE!!! They KEEP going up on rent. Without valid explanation bc oh, they have new management. Make it make sense. They can’t give you your lease bc oh! New management. They are full of you know what. How do they expect happy tenants when their communication within themselves is absolutely terrible. DO NOT MOVE HERE.

While I truly want to appreciate this place for being so beautiful and centrally located, there isn't a spot in my unit where I dont hear my neighbor. Every morning I am woken up by the sound of my neighbors alarm. Thats how thin they are. Also they used a flat paint in the bathroom the walls have water marks. There's a possibility that units on the west side, though potentially better soundproofed, are more densely packed together. Also watch out for dog poop. My neighbor refuses to pick up after his dog so my backyard is filled with poop
You will hear everything your neighbor does. If you get unlucky like me you will share a wall with a college kid who parties every night. Even when they are blasting music you can still hear them just having normal conversations. It is not a place I would move into again.
I Really want to like it here. Pretty mountain views, nicely sidewalked and great clubhouse. But the walls are THIN. There is not a single place I can go in my unit where I Can't hear my neighbor in the unit attached to mine. Worse, they're not loud. You'll hear Everytime your neighbor gets in the shower, laughs or coughs. What music they listen to and audibly make out conversations from any room with an adjoining wall. If you have kids there's no shielding them from what your neighbors may say. Not being able to sleep because you can hear your neighbor on the phone/watching TV ect. I purposely got a unit with an office because I often work from home and was assured noise wouldn't be an issue as it was my main concern... I had to move my desk to the living room so my neighbor couldn't hear my work conversations. So my office is essentially just storage space. *Note units on the east side of the property we're built by local contractors, while the rest of the units are modular and we're shipped, from the original property owners who recently sold the property. Units on the west side may be better sound proofed, but they're crammed much more closely together.
We have been living here about 7 months now, and love it. We haven't had any issues like previous apartments. Maintenance is fantastic, quick, efficient, and always find a solution. In previous places they've been slow and given excuses, but here they always find a real reason and solution to whatever the issue is. The staff at the office is incredibly sweet too, always takes an interest in us, and are there to help with anything. The neighbors are great too. All in all, best place I have lived yet! Planning on staying here until we can buy a house.
