Modera has been a wonderful apartment complex. Maintenence needs are rare and when they come up we're blown away by how quickly and efficiently we're taken care of. Anmouncements are always on time so there aren't surprises. The staff here are warm and welcoming, and there are sometimes little events in the courtyards. The cleanliness and quality of the amenities are phenomenal. We genuinely have no complaints.

The community amenities is a standout. The gym is well equipped and never too crowded, the pool area is clean and relaxing, and the shared spaces are always maintained beautifully. There's a real sense of community here, and the monthly events hosted by the management team make it easy to meet people and feel connected. The location is another major perk. Close to grocery stores, restaurants, and public transportation, yet still tucked away enough to feel private and secure.

Friendly, approachable, and available staff. Smart apartment with nice amenities. Pet friendly and smoke free residence. As of September 2025, parking is not free and a $75 monthly charge occurs. There is a waitlist for a second parking spot, which is an additional $200/month. Across the street is a paid parking lot, but availability can be limited due to the events at Petco Park. An excessive amount of homeless people are in the area, but no bad experiences with them.

I have had generally a good experience at Modera, however two key factors in my decision to rent here were disappointing. The first is guest parking, I was clear when applying I'd need a guest pass twice per month for a regular visitor. Acquiring guest passes through Reliant has been mostly a failure, even when requesting 3, 4 or 5 days ahead of time. The rooftop experience has mostly been a party scene with residents playing loud music and leaving trash, with just a couple of days per week when it's generally enjoyable. The staff, the gym and the interior amentities such as lounge and bowling alley have been a positive experience.

Highly unlikely you’d want to live here. Homelessness is rampant on every inch of the property. Packages are routinely stolen and nothing is done to the tenants, they’re allowed to continue living there despite it. You pay thousands of dollars to have cracks in your walls, misaligned floors, unpainted door tops, misaligned lights and plugs, unpainted railings, and dents in the floor (This is in a premium unit too). Parking is absolutely horrendous, usually people just get a parking spot then sell it to padres fans who need parking. Avoid.

It’s not as secure as you’d hope. Non tenants have come in and make it up the elevators or into the parking garage and wonder. After they switched security providers we never see them anymore or as often which feels like they’re not walking grounds as much as they used to. Used to see security in the parking garage which has been helpful. Homeless have tried to come in through there in several occasions. We’ve had to kick them out ourselves before. The staff is very friendly and helpful. They do their best sending reminder emails about no smoking and cleaning up after your pets and state they’ll have fines for non compliance. There’s either no follow through though or tenants don’t care. Again, no complaints for the staff. Maintenance crew is friendly, responsive and do great work. The girls from leasing are friendly, knowledgeable and do make an Effort to ensure we have what we need. They do try and bring community together and have fun events for everyone.

I really love this community and its amenities. How close in proximity it is to everything is a plus! Anytime I’ve had a maintenance issue it was fixed within 24hours of submitting a request, and the staff is amazing! There is homeless around a lot (it is downtown and the outreach center is a block behind the complex), but I don’t have a pet or anything so I’m not really affected by it too much.

Great location and amenities but the past couple months, we've had to deal with noisy upstairs neighbor. They are always stomping or sounds like moving furniture all the time and this goes on up until 2 or 3 am.

Diamond in the ruff. So perhaps you're concerned about being a couple of blocks from the homelessness center. However, once you walk into the secure Modera community, all those concerns fade into dust. Excellent amenities, including rooftop pool, spa and lounge area. Excellent entertainment, including gaming areas with a dedicated bowling area. Indoor and outdoor lounge areas and available conference room and study rooms. That's before you walk into your abode with a myriad available floor plans and styles to accommodate your tastes, and wallet. Did I mention you're just an Olympian stone's throw away from Petco Park? And various eateries and breweries just a walk away, if that's your kind of thing. The trolley station is just a few minutes away, for your convenience. I love Modera San Diego. I suspect you might too!
