Highly unlikely you’d want to live here. Homelessness is rampant on every inch of the property. Packages are routinely stolen and nothing is done to the tenants, they’re allowed to continue living there despite it. You pay thousands of dollars to have cracks in your walls, misaligned floors, unpainted door tops, misaligned lights and plugs, unpainted railings, and dents in the floor (This is in a premium unit too). Parking is absolutely horrendous, usually people just get a parking spot then sell it to padres fans who need parking. Avoid.

Great location and Amenities. Unfortunately, we have an upstairs neighbor from hell. Constant stomping from 7 or 8 am to 2 AM in the morning. We have a newborn baby and this disturbs her sleep all the time.

Modera is in a perfect location. Not too close to the loud hustle and bustle of Gaslamp but within walking distance to it. Close enough to the base to where you can make it in 10 minutes during the busy morning commute. The maintenance staff is always friendly and getting trouble calls completed.

It’s not as secure as you’d hope. Non tenants have come in and make it up the elevators or into the parking garage and wonder. After they switched security providers we never see them anymore or as often which feels like they’re not walking grounds as much as they used to. Used to see security in the parking garage which has been helpful. Homeless have tried to come in through there in several occasions. We’ve had to kick them out ourselves before. The staff is very friendly and helpful. They do their best sending reminder emails about no smoking and cleaning up after your pets and state they’ll have fines for non compliance. There’s either no follow through though or tenants don’t care. Again, no complaints for the staff. Maintenance crew is friendly, responsive and do great work. The girls from leasing are friendly, knowledgeable and do make an Effort to ensure we have what we need. They do try and bring community together and have fun events for everyone.

I really love this community and its amenities. How close in proximity it is to everything is a plus! Anytime I’ve had a maintenance issue it was fixed within 24hours of submitting a request, and the staff is amazing! There is homeless around a lot (it is downtown and the outreach center is a block behind the complex), but I don’t have a pet or anything so I’m not really affected by it too much.

Diamond in the ruff. So perhaps you're concerned about being a couple of blocks from the homelessness center. However, once you walk into the secure Modera community, all those concerns fade into dust. Excellent amenities, including rooftop pool, spa and lounge area. Excellent entertainment, including gaming areas with a dedicated bowling area. Indoor and outdoor lounge areas and available conference room and study rooms. That's before you walk into your abode with a myriad available floor plans and styles to accommodate your tastes, and wallet. Did I mention you're just an Olympian stone's throw away from Petco Park? And various eateries and breweries just a walk away, if that's your kind of thing. The trolley station is just a few minutes away, for your convenience. I love Modera San Diego. I suspect you might too!

The amenities are nice, but the ones that are used the most (pool, gym, bowling area), are not well kept. Yes, they are high traffic area, but you would think it would get a little extra TLC. The area outside the building is even filthier. On the south side of the building—one block over—there is a homeless resource center. Therefore, there is a lot of suspicious characters, and filth around. The San Diego cleanup crew come and cleanup, but it’s never enough because there are always people there. Really wish they were truthful about it when I first inquired about the property; it was one of my first questions. I was told that they are there, but ‘you won’t notice them’. That was a big stretch of the truth, or lack thereof.

I really love that this is one of the first apartments that I’ve moved in and the quality of the apartment is really nice, it feels very luxurious. POOR customer service

POOR customer service from leasing office staff member named Lauryn. Lauryn has been consistently rude, mean, and impatient towards me despite my simple requests falling under her responsibility. On Monday, September 30th 2024, I visited the office to update my email address for package pickup. Lauryn asked me to write down my email address, but when she asked me a question quickly and I asked her to repeat it, she gave me a RUDE and ANGRY look and rolled her eyes. This is not the first time that Lauryn has treated me with disrespect and impatience, making me feel like I owe her something when that is not the case whatsoever. I have never received such poor customer service anywhere else in the US in the past decade. I am extremely disappointed at the poor customer service at this property and I do not recommend this place to anyone else.

Over experience is good here except for the upstairs neighbor constant stumping all day long. The amenities here are great and the location is awesome. It’s close to a lot of things downtown and Petco Park which is super convenient for going to padres games.

I love everything about the building and the unit. Modera really work hard to make theirs leasee happy. They use a lot of technology which help make things easier for us like lockers, lights and climate being controlled from your phone.
