Favorite community, wouldn't live anywhere else! Incredible safe, staff is attentive and personable. No high-turnover, I see the same people ALL the time. New faces are added, not replaced. Great if you have a pet, everyone on my floor has a dog! Minimal noise complaints, it's a busy area on weekends but nothing outrageous. SUPER walkable, we walk to the grocery store, movie theatre, and the ATL BELT-LINE at Krog Street. Less than 10 minutes from Ponce City Market, heart of downtown ATL, and quick highway access whether i20 or 75/85! Happy to call Modera my home!
Great amenities and an awesome staff including the front desk and maintenance team. The apartments have nice layouts and solid appliances, including a gas range (woot woot). It's in a good location and a solid neighborhood. Parking could be better, and yeah, noise and interesting stuff happens because people happen.
I love my apartment and plan on renewing my lease. The pool area is my favorite area to be in and I love the trash pick up from my doorstep. I don’t have loud neighbors and the apartments are very clean.

Modera Reynoldstown is a great place to live. I like the staff and maintenance is always on point when something needs to be fixed. There's never a long wait. The building is usually quiet. I love the special events that the management team provides. I think the common areas by the elevators should be cleaned frequently. I think the carpet should be vacuumed from time to time. I've been here since 2022. I love this place! The staff always friendly, helpful and always professional! I would highly recommend Modera Reynoldstown!

It's a relaxed community. I like that it is near everything downtown. There are nice parks near and the complex offers great amenities. Trash trucks can be heard 7 days a week, though, early morning.

I enjoy the location, the maintenance staff, and the amenities this apartment has to offer. The office staff and general upkeep (specifically the parking gate) leave a lot to be desired. Apartments are also very thin so you can hear your upstairs neighbors every move.

I am in my third year as a resident, and so far it is a very enjoyable place to live. Maintenance is stellar and responds within minutes! The only issue I have is that rent is still a touch higher that I feel is merited and there has been a slight decline in the visual aesthetic due to the aging of the building, but that is to be expected. Management has also been wonderful regarding two serious issues I personally experienced but the head management staff does seem to have a bit of a turnover.
Wonderful upkeep of the entire property. Staff is friendly, even the AI assistant is intuitive and effective. Neighbors are nice and speak with one another. A true community.

The apartment offers a solid 3.5 out of 5 living experience. It boasts great amenities, including modern appliances and a prime location close to the Beltline, making it convenient for outdoor activities and access to nearby attractions. However, a few drawbacks detract from the overall experience. Minor plumbing issues have been a recurring concern, and noise from neighbors can be disruptive at times. The layout has some design flaws, particularly the awkward placement of the closet door near the main entrance. Additionally, there's an occasional sulfur smell coming from the utility closet. Security could be improved as the gate for cars often remains open. Lastly, there has been poor follow-through on promised promotions, which is disappointing. Despite these minor issues, the apartment remains a convenient and comfortable option.

The overall experience here could be significantly improved by permanently fixing the garage gate issue, enhancing security, and eliminating the need for Fetch. It's frustrating to pay a monthly fee for a garage that doesn’t function properly and feels unsafe, and dealing with late or missing packages is unacceptable. Additionally, the building’s fire alarm frequently goes off at random, which is especially disruptive if you work from home. That said, if you can overlook these issues, the neighborhood and the apartment itself are lovely, and you might really enjoy living here.
We’ve loved living at he Modera! Concerns are addressed quickly, it’s easy and convenient to access resident resources, and there is a lot of care that goes into keeping the area up to standard. It’s been great!

Good neighborhood and amenities but apartment walls are very thin so you can hear everything your neighbors do. Leasing office staff is not helpful but maintenance staff are lovely.

Modera Reynoldstown an Awesome place to live. I give it 5 stars because of the quality living and the great staff. This includes management, leasing consultants and the maintenance team. The property is well kept and so beautiful. Safety and security are one of the most important things that Modera Reynoldstown offer, but the staff also make sure the people that live here are pleased with what they do. I highly, highly recommend Modera Reynoldstown. The staff gives A1 service. DeLaine is the manager here and Sierra's one of the leasing consultants. Both of them addressed a concern of mine and handled it with no hesitation. I appreciate them. I love that they're so professional, attentive and friendly. Lamar in maintenance you are AWESOME. Community is lacking several finishing touches with appliances and quality finish contractors when repairs are needed in public areas. Location and in apartment finishes are great however. Just seems the day to day upkeep and management tend to be lacking as compared to other properties I’ve experienced or witnessed with friends.

Modera Reynoldstown is an AWESOME place to live. If you're about location, professional and friendly staff. Then this is the place for you to call Modera Reynoldstown HOME!!! GREAT area to live in. Practically walk out the door and you can do everything you need to without driving. The amenities are outstanding. Basically its like living at a resort without the beach of course...but the pool is Awesome!!

Do not move in here. This place has the worst customer service. Everything is broken. This is the least secure bldg you could possibly live in. Both parking garage gates have been broken the entire year I’ve lived here. Love your car? It’s windows will get smashed and broken into and mgmt does not care about your “safety”. Work from home? Hope you enjoy fire alarms constantly going off. They contract the crappiest companies to cut costs but charge you top rent. The fob system is absolute garbage. It’s a game of chance if your fob will work at certain doors around the building. Have a problem and need to call the office? They will not pick up and you’ll be transferred to the off site number who is zero percent helpful. You do not get what you pay for here and if you’re ok with paying high rent just for the location then that is all you will get. This bldg is falling apart and everything is broken. TRASH MODERA. Oh and they got a new “package” system so look into that as well before you sign your lease

Don’t be fooled by good reviews. This place has more issues than any apartment I’ve ever lived in. Last night we had 13 cars broken into in our garage. That’s standard practice around here. Between that, constant fire alarms and management that doesn’t seem to care about any of these issues, stay far away

renters beware. building is falling apart already. there is either a major disconnect between management & maintenance or just negligence from both parties. maintenance comes randomly with no schedule and no heads up. they come in and track dirt and mud all around the unit even after being asked to take their shoes off. they go into LOCKED rooms they don't need to access like my closet for reasons unknown. I've lived here for 2 months and I've already had to make maintenance requests for a flooded roof and a broken AC already and management does nothing to make it right.

The management team is truly helpful and caring for the residents. Quick to action, willing to help one off situations and happy to do so. Typically community events seem to happen maybe once a month, but they have been doing amazing by hosting almost weekly events. The community is friendly and a fun place to be and although part is due to the amenities, most is due to the involvement and detail of the management.

I have lived at many different properties in Atlanta and I must say Modera Reynolds town is definitely top 5! Very clean property, elevators and hallways always look and smell freshly sanitized. Neighbors are pretty respectable about quiet time. Awesome amenities, from the gym to the clubhouse, The speakeasy bar is my favorite. Very convenient location. Plenty places to eat near by in walking distance. Grocery stores and gas stations are also within a 5mile radius. The Atlanta Belt line is walking distance as well. 15mins away from airport, (I travel a lot so this is VERY convenient for me.) OUTSTANDING customer service! Stephanee ALWAYS goes above and beyond! I always feel safe due to key fob operated doors and elevators with an addition to front desk security and security cameras. Only thing I would change about this property is the sound of ambulance sirens as Grady is close by but What can I say this is the city lol. Nonetheless, I love this property.
