Everything has been great so far including preventative maintenance, quick maintenance after move-in, low noise levels, extremely walkable neighborhood, super nice leasing and concierge staff, stress free parking garage, and just an overall safe feeling complex.

We could not enjoy our time at Modera more! The location cannot be beat. The apartments are gorgeous and spacious and the amenities are the best we found while apartment searching. The gym is next to none and the pool is perfect! The staff is top-notch, helpful and personable from the leasing agents to the concierge to maintenance. I would 100% recommend living here! Have yet to have a bad experience in the year since we've moved in. Happy to revew our lease!!

It's a nice place, but it's overpriced, and the leasing agreement forces you to pay for expensive/substandard services such as RentPlus or Fetch.

The management and Maintenance are amazing here and the location. I will still give it 5 stars but there are some issues. The problem is I see stuff being misused and for example the chairs around the firepit are broken and falling apart. I have to pick the weeds in the flower beds every season b/c nothing is done. We should have a coffee bar here the wine machine should be removed or turned on for use. The tile in the pool no matter how many requests never gets clean. I blame the pool company not the maintenance here.

We have lived here since August and just loved it. We are leaving this month because we found our forever home. We loved our time here. The location is absolutely ideal to walk to the Marta, restaurants, medical offices and right outside the door is an Urgent Care. The staff are the best and if we didn't find our new home we would still be here. It’s a great choice if your searching for the perfect Decatur location.

Nice location, but too many “rules & problems”

Good stuff first-great location, pretty building, lots to do and see near by, fetch delivery is helpful but you pay extra for it, lovely building but upkeep is an issue. Big problems-staff isn’t helpful, they make up rules and these things aren’t clear or written down. Example-You need to reserve the back elevator to move in and the hours the elevator is available is not lengthy; parking for visitors is short term. What are the options when you have family visiting overnight. Too bad, so sad, 6 hr limit only in retail/visitor parking. This was NOT a rule when I moved in June 2023. Repairs are often slow and staff placate you to keep you calm, but delays continue.

The leasing office staff and management is misleading, unprofessional, rude and refuse to resolve ongoing issues. I moved to this apartment complex earlier in February I’ve been living with lack of hot water for almost a month, 7 days with only cold water, and staff have not been able have a plumber to come by and repair the water heater. Lack of hot watery falls under critical repairs and major issues, the responses I got form leasing office we have not heard back from plumber, we are waiting from the plumber response, I do lot know what else to tell you. This is unacceptable. I regret moving here and know I understand all the bad review.

Do not move

The leasing office staff is misleading, rude, unprofessional and refuse to resolve ongoing issues. Before moving in I was told I could use the residents parking but later a received an email that it is capacity and I am not able to park there. We pay for parking and it’s not secure. The guest parking is an issue. I was also told there was a recycle center, which is not true, there is only a bin for cardboard boxes. It has been 3 weeks and they have not fix major on going issues in the apartment, it’s extremely frustrating. I usually don’t post bad reviews, but this has been the worst apartment complex I lived in. Which is unfortunate because the complex is beautiful, the amenities and location are great, but the lack of communication with residents, the staff and management indifference, its not worth it.

Great Location and Soundproofing.

I love the location of Modera Decatur! The apartments are very nice and the sound proofing is the best I've ever had in an apartment--we never hear our neighbors. I also really appreciate being able to charge my plug-in hybrid car, though I wish there were more than four spots for that purpose. I wish that the stairs were accessible for coming in instead of only for going out, and I wish it were easier to get into the upper level of the parking garage from the main elevators.
