Living at Modera for almost 1 year, in love with my apartment and the amenities. The communication with leasing office is excellent. Maintenance request are done immediately.
I love living at Modera, a modern facility with excellent amenities. However, frequent false fire alarms from Taco Craft have been disruptive, leading me to rate it 4 stars. Once resolved, I would give it 5 stars.
My only issue is parking for my guest. There shouldn’t be paid parking for my family to visit me. Parking is $13 that’s ridiculous. Something needs to be done about that! The fire alarm system needs to be fixed
Moving in was easy and hassle-free. The staff was very helpful and the apartment was spotless. Everything was ready for me to settle in comfortably.

I actually sent a formal complaint and received no answer, for 2 days already now. The complaint is about the ongoing issues with the fire alarms that continues to disturb monthly.
I had really high expectations for this new building. I watched the development from the ground up and said I wanted to live here. Don’t get me wrong the amenities are great, with everything being new all. But the building itself is paper thin, you can literally hear a pin fall on your neighbors floor. If you’re facing the pool you hear every sound from downstairs and when in your bathroom you can hear other residents whole conversation through your bathroom vent. So imagine living below someone that is seemingly a night person, that walks around and gets things done at night, smh. Other issues like the fire alarm going off all the time, if there’s a real fire we will never know. The WiFi going out often. The electric breakers tripping often if you’re using 3 or more appliances at once. The tailgating and fast driving in the parking garage. It’s just so much. I expected a peaceful/quiet community as advertised but it’s far from it I’m just hoping things will get better soon.
Had to deal with a whole infestation of fruitflies for a MONTH on my whole floor and apartment that managment kept pushing me off every time i would make a request. Turns out the issue came from the trash room on the first floor. We live all the way up. The issue has been fixed but every now and then 1 stupid fly will appear in my apartment. A lot of residents dont respect the speed limit in the garage and try to tailgate me since I do not speed and drive carefully. Guests now have to pay about $5 for parking and around $30 for overnight parking. Ridiculous. Although I love my unit and it is beautiful , this has put such a distaste on this building for me. Especially the gnats. It traumatized me and I cant emphasize that enough. I work from home so I would see them 24/7 and it felt as if my issues were not important until I kept complaining about it.

This is a great place to live, but there are some safety concerns that need attention. Residents often encounter issues with unauthorized individuals sneaking into the private garage by tailgating, which compromises security. Additionally, children riding bicycles in the garage create significant safety hazards. On occasion, these children are found on the 8th floor dropping objects, like plastic bottles, with the apparent intention of hitting people below. There are also instances of individuals forcing doors open to gain access to the building. Hiring security personnel could greatly improve these situations. For example, a guard could oversee traffic flow in the garage, especially on Tuesday evenings when vehicle congestion is at its peak, making entry difficult due to the sheer number of cars searching for parking spots.

Great location, walking distance to everything. Great amenities and enough parking to go around, EV chargers need to be more regulated with how long you leave your car charging.

Time for a honest review! The safety of this building unfortunately is not a priority. Literally anyone can just walk into the building and go where ever they want to go. I pass random people walking the halls and have no idea where they’re going! DoorDasher’s wandering all floors looking for room numbers When there is a specific food drop off area in the main lobby same With package delivery when there is a full package room in the main lobby. The entire facility is equipped with key fobs that they choose not to activate, Anyone can jump on the elevator and go to whatever floor they want to or any part of the building and full access to the parking garage from the building. This is all during business hours, strangers on a daily basis wait at the door outside for you to scan yourself in so they can follow behind you, once they get through that door, they have full access to the entire building Again this is a choice this could all be controlled and secured by activating fob panels.
I recently moved into this apartment complex, and my experience has been fantastic! The staff here are incredibly helpful and welcoming, making the transition smooth and enjoyable. The building is always clean, and the amenities are top-notch, adding real value to living here. I highly recommend this place to anyone looking for a well-maintained, comfortable, and friendly environment.

Trying to get into The parking garage to the resident parking is a problem due to all of the Taco Craft cars and not enough spaces. There is no turn around access when they get to the second level and it becomes a road block.
Always have loved the layout of our apartment. Modera seems that they have fixed the internet issue which caused it to go down for long hours for several days. Great location. Might renew lease or not depending of how the new building next door is.

Beautiful building , my issues with the property is too many pets n owners let them use any space to go to the bathroom ( side walks , grass etc ) can’t walk on side walks without a mess somewhere , also a big problem with the garage , “free parking “ for Taco Kraft , well everyone n anyone parks , Friday n Saturday nites n anytime they have some event ,people try to go passed the free parking to the resident parking n they get in by following residents in , many times there will be six cars backed up n residents can’t get through , I pay $45 a month for my space n can’t always get in without a hassle , we can use some security as well , definitely needs some attention

I have lived here since the building first opened and I absolutely adore living at Modera! Not a negative comment to be made. Management is always friendly and responsive, and maintenance is quick and effective. I noticed my air blowing warmer than usual and needed a part replaced in my AC, all happening over a holiday weekend. Within hours of first submitting my maintenance request, the issue was diagnosed and part ordered though it wouldn’t arrive until after the holiday weekend had passed. Management set up a temporary AC system and kept my apartment comfortably cool and had the unit fixed a few days later all while I was at work and communicating the entire time. Cannot give enough praise to the cleanliness and efficiency of this community. Feels like living in a hotel or a NYC luxury building!

Coming from a fairly large house, the building, amenities, and feel of the unit really is warm and inviting. I would love more community events and maybe some form of coffee bar in the building.

The location is fantastic. Nestled in a quiet neighborhood, and a quick drive to shopping and dining options. Plus, public transport is easily accessible, making commuting a breeze. The amenities are top-notch. The fitness center is well-equipped, and I love spending weekends by the pool. My apartment is spacious and filled with natural light. So far the move-in has been great. Everything seemed to be very smooth, a part from some things being missing on moving day. The noise level is at a 0% throughout the day, which I enjoy very much. And the neighbors are all friendly and welcoming. However working from home has been difficult due to the WiFi being down. Both my personal and the guest WiFi in the building have been down and I’m unable to get work related tasks done without it.

Staff is very warm, welcoming and professional. The property is very well kept and neighbors are always friendly kind and polite. The maintenance staff is just as warm and professional as the manager and the office staff. The property is always clean, smells like a hotel and is just a wounderful experience living here. Everything has been great! There hasn't been many issues and my neighbors are very friendly. The only major issue is the parking for our guests, which is horrible.

My experience has been a refreshing change from taking car of a large home. The pool and gym are phenomenal. Early in my rental, the power and AC stopped on a Sunday while cooking for family. The maintenance engineer on call, arrived within 30 minutes, assessed the situation, identified the problem and fixed it! On a weekend no less! He saved our family dinner. Staff are always courteous and helpful. For me it’s a great place to live.

The maintenance staff is super responsive and efficient. Front office staff is equally friendly. The parking garage with taco craft now open can be a bit of a hassle on the weekends, lots of 3 point turns when the first two floors are at capacity. Don’t get stuck in the gate would be my advice.

Overall the living experience here is great, I have no problems with any of my neighbors and the building maintenance is always up to par and very clean. Only negative experience I’ve had is sharing our guest parking with taco craft customers, now the garage gets very packed and difficult to navigate through. While also not having many spaces remaining for our own guests.

Location of unit offers no privacy still finding new amenities didn’t know of/ was not shown during initial tour. Otherwise great property very well maintained. parking is sometime hectic no parking for guest at times.

I love living here. I didn't love having to move to another apartment because of a noisy neighbor. Also, it would be great if the dog park was cleaned on the weekends which are its busiest days.
