Reeks of smoke, paint over EVERYTHING, ROACHES!!!!!!!!! Roach eggs INSIDE the counter space, leaking air conditioning to the point of flooding & terrible management.

Management and maintenance have went above and beyond to help get settled and respond to minor issues immediately! Staff has really made the difference in feeling at home!

Initially upon move in, the staffing at the time was very lazy, irresponsible and disregarding, most definitely including management. I had multiple issues that went unresolved, until the new management (Mariah) came to this location. Mariah has always been kind, straightforward, and diligent with any issue I have had. She has had a positive impact on the property since arrival and she still has more to come to improve Miamisburg Estates. We appreciate what you’ve already accomplished for the property! These apartments are very spacious, and affordable. Only Miamisburg Estates (II) has dishwashers, Miamisburg Estates does not.

I have lived here for a few months now and I must say the new management is the best. They are super helpful and will openly communicate. Maintenance issues have been solved I. The blink of an eye and they really go above and beyond to help with anything. I couldn't be more thankful for the office and property manager, she really is the best!

Mold & mice infestation! It has been a nightmare trying to deal with the problems we’ve had the last year and a half. The bottom floor apartments have heavy mold according to our neighbors who have even brought it to their attention and nothings been done. The middle and top floors all have reported mice infestations. We even called the health department who called the main office and were told that no formal complaints have been filed when we know 7 out of 12 units in our building have filed complaints with the office and 1 with the city. READ YOUR LEASE THOROUGHLY because apparently it states they are not responsible for rodent removal when in reality the wording says “pest” control. There is a difference but they will lie and avoid as much as they can.

The maintenance man lies and says he is the property owner and manager. They took application fees and didn't even run my apps. I know that they didn't run them because they said I was denied but refused to tell me why. They are obligated to give you that information. Also, I was approved soon after by places that did more thorough background and reference checks. Also, people that I listed as references and past landlords, employers, etc maintain that they were never contacted. I suggest that you record every interaction you have with them because they love to gaslight. Also, they like to all disappear for weeks at a time and are completely unreachable, so be prepared for that. I am grateful that we didn't move in there.

Anytime I have an issue, it has been taken care of quickly. Joe and Joe Jr (father and son), cleaned out the trouble people. The place is kept clean and things are fixed quickly.

Smoke free?? Are they serious? People smoke in the halls all the time. Marijuana smoke is ridiculous. If you like the smell, this is the place for you. You smell it the minute you walk in the building, and it spreads through the apartments. Dishwasher??? Where, haven't found one in my apartment yet. The people they are letting move in here is making this place no better then downtown dayton, it's not safe. The walls are paper thin, you can hear EVERYTHING your neighbors are doing and saying, and I do mean everything. It's just simply not worth the money.. Should be about half the price.
