once you sign they do not care at all. They say yes we will fix that no problem we will take care of it. Once u move in they close your work orders without feedback. No one knows whats going on. Then they blame it on the old property management but its them. The apartment is trash. Residents just leave their trash on the sidewalk, don't pick up after pets. Tennis court nets have never been replaced poop all over the court. Pools are always dirty. Apartments are so old and they just Mickey Mouse their repairs or don’t.

If I knew that Marquessa Villa is so unprofessional management and unsanitary place, I wouldn't have signed lease here.

I cannot speak for everybody’s experience, but for mine personally when I called expressing my interest in the apartments. I was set up with an appointment immediately was able to come in toward two different layout of the apartments. Submitted my application online was contacted immediately upon approval was able to sign my lease online last minute. I decided I wanted a bigger apartment. I contacted them. They made the arrangements very easy and Convenient was able to re-sign that lease for the new apartment get everything scheduled and set up on moving day was greeted by Aron It was very professional, very polite walked me through my apartment, pulled out a couple little things that she noticed needed to be fixed. I had even noticed they were already fixed any little things that I have found and contacted them. I’ve been addressed immediately. I’m In a great location, amenities are to my liking my area is quiet. The few residents I have come in contact with are very polite overall very satisfied.

staff and neighbors have been very pleasant any issues that have been brought to there attention have been addressed. community is quite pleasant in my experience

Marquessa is a great place to stay it’s affordable & stress free

Management doesn't respond to emails, no one answers the phone and they definitely don't call you back. If by chance you do get a hold of them, they don't take complaints seriously and put the burden back on you.

Marquesas Villas are really nice, I just wish that their Emotional Support Animal application was easier, it takes way to long!

I have been a long time resident and have made many complaints regarding homeless people using amenities at the apartment. They come after hours and use the grills (using natural gas residents are billed for) and shower in the pool and jacuzzi. I have photographed them many times doing drugs and I can confidently say they are living out of the bathrooms by the pool. Police and Marquessa will not do anything but rent still increases. Work all week long and be woken up by screaming homeless playing loud music on the weekends!

This place lacks urgency, compassion, professionalism and respect! I hate to have to constantly reach out and be of a bother but that wouldn’t be the matter if emails or calls were answered. On email community manager likes to go back and forth regarding maintenance requests as if we fabricated these issues. We have not been unable to use our second bathroom and bedroom as the moldy odor that has been ongoing is getting worse.

Nice place to live in however, maintenance request require multiple calls to the office in addition, to waiting for long periods to have something fixed! I mean months!

For some people, we like to make our place feel like home. It’s hard in this community when there are constant issues arising. When concerns are being addressed they don’t seem to be taken serious. As a previous renter of 3 years at our previous location we only had 3 maintenance requests in total. Unlike this property, we have had 5 requests in less than 3 months. There is an enormous lack of communication and understanding.

Unless you’re ok with not having your basic needs met for a livable home, DON’T RENT HERE.

Maintenance department is great. Management did provide me with some ETA’s on when repairs were going to be made. Overall not happy! Hoping everything goes well after all the repairs and I am able to give a better review.

Marquessa is a great place to live at that makes you feel welcome.

My experience was great they walk me through any steps that became a challenge we move in right away no issue’s everything was ready to go garage parking in from of my complex

Its a decent living space, but it definitely has its downs. Maintenance sucks and takes forever to get back to you. There is only 1 guy willing to help out when it comes to the maintenance so great job to jerry he really does save the day. My garage has been broken into 3 times at this point. The first time they stole multiple items and I was alerted that storage was not permitted in the garage areas. After that I took out anything of value yet my car got broken into WHILE be parked INSIDE of the garage. Managementjust shrugges it off. Clock in clock out right? Ive been blocked into my garage by a car with no parking pass causing me to arrive 2 hours late to work by the time to tow truck comes, and to top it off ive had a giant hole in my apartment that I could clearly see my neighbors apartment through for a whole week. Management failed to do anything to help. Besides all that its a decent living space. Avoid though if you value your time and money.

It used to be a great place to live it has now diminished maintenance team no longer fix or repair anything and if you complain about it they retaliate against you the management and the office don’t follow up and state that they are not over the maintenance supervisor to assure that things are done so you call it home and they treat you as if it is a prison and you are here all taxpayers dollars not as if you are paying to live here and deserve to have repairs fixed in a timely manner or addressed in a timely fashion

The worst place to live. The services are very bad. There are no transaction services in the office. The employees in the office are very bad. I do not advise anyone to rent from them, and the rent is very expensive.

Maintenance is awful they close out work orders without completing them for months and when you say something get mad. They offer some tenants free rent for the inconvenience of untimely work but others they find a way to make it about you

Management does not follow thru with what they state. On my original paperwork on move in I was told the vent was going to be fixed. I’m now moving out and that vent still isn’t fixed. This complex does not have mechanisms in place to ensure customer service is their priority.

The apartments themselves and amenities are great along with the maintenance staff even the security guard is great but the office staff is off beat with the spotty service

Marquessa Villas is a great place to live and I think it's very decently priced for what you get. Also allowing the furry babies to stay is wonderful. If leasing office can be improved I'd say this place is perfect as a starter or a place for young couples to get a feel for the world and build up credit and things.

Marquessa Villas is a good place to live, good amount of privacy, but if you want quiet, no this is a noisy place to live. I don’t mind the noise so much tho. There are homeless people around that will be sleeping around in hidden areas. I don’t mind that much if they don’t bother me. And the gates are always open so it’s not as secure as you’d think. Anyone has access. One thing I love is that it’s near all the stores you need. And the freeway access is right here.

The property is in a great location. I have had minor issues with my specific apartment but maintenence is on their way. There seems to be enough parking for tenants which is great. However, the visitor parking is very slim. So just have people uber over for a visit. The gates systems seem to always be down, but the property team mentioned they're working on it.

I would never refer anyone to such a high place that has no cares in the world for their community. They act like they care but the office really does not care about anyone

Place is ghetto. Dont believe me? drive pass and see for yourself. Tons of Gang Bangers and tenants that break into other residents units. Constant disturbances at night. Parking is bad. Maintenance is slow. Light bill 150 plus every month rather you use the water or not. Save your money!! there are plenty of better units.

Marquessa is an amazing place to live and they are quick to make corrections and have some of the best community service.

Overall while not perfect, Marquessa Villas is a nice place to live.

The Marquessa is a dream to live at. Great neighbours quite area. A few people dont leash their dogs or clean up after them but not a huge issue really. Also not the marquesas fault. The kitchen appliances are a little dated but the washer and dryer are new. The apartment is beautiful and I would highly recommend these apartments. Also the office staff is amazing and SUPER friendly.

Overall at the beginning it was inviting and a good experience however as months passed I had several things I was not happy with as it was not explain clear to me. So Please read all your contracts before signing. If you make your payment on the 4th for example and it was due the 3rd they charge you extra $100 late fee.

I have lived here 2 years and I would not want to stay another year. The lady manager in the office is rude and quite a few tenants feel the same way about the office manager. The termites are ridiculous in the unit and the garage as well as mold in the units. The property has a lot of issues because it is old. I have had over 32 maintenance request. At this time I have looking to move asap!

MAILBOX has been broken into TWICE! I haven’t had mail in a month! This place has cockroaches even though you pay for pest control - everywhere! The neighbors are loud and are always fighting and/or sell drugs from their cars out in the open (some neighbors are quiet and great). The rent goes up every time you renew your lease (which is expected) BUT, they also then change your lease agreement so everything else increases too! You’ll go from paying $10 for trash to almost $40 for trash every month. Sewage and water also increase significantly. The water is divided amongst tenants in one building so if you’re living by yourself you’re paying for the water being used by your neighbors with larger families - this could be a plus if you’re a larger family, I suppose. Speaking of water, the plumbing is horrible and the baths and sink never drain and always smell! The gates are always broken so it’s not truly a “gated” community. There’s no gate code to get into the gate. Also, there’s no visitor parking except for about 4 spots by the leasing office that are 9/10 times taken. They have contracted gardeners who come with leaf blowers, but they just blow the leaves onto your patio. Maintenance request are marked as completed when they haven’t been. If you put in a maintenance request for things to be fixed, staff make it seem as though you’re doing something wrong and are irritated instead of just being understanding and helpful. You can never reach the front office! Very rarely! They never answer their phones and if they do it’s because it was forwarded to maintenance who are annoyed to be getting calls (and annoyed at your maintenance requests). One star is for the curb appeal. That’s it. DO NOT MOVE HERE!!

If you are looking for a place to sell you false promises, fake impressions of a well-organized beautiful community, love taking cold showers or enjoy roaches for roommates then this is the place for you. The office staff is unorganized and uneducated on the policies and procedures of the community, not to mention EXTREMELY RUDE. If there was an apocalypse and this was the only place left to live I still wouldn’t recommend anyone to move into this community. The grounds are well under keep, roaches infest the entire complex every night, even though you are charged a “pest control” fee every month. Also anticipate waking up for work taking a cold shower because this will happen on a consistent basis. Don’t waste your time or money with this place its trash you can find something a lot better.

Honestly, this is the worst apartment I’ve lived in. They take over 3 weeks to complete a maintenance request and they have the WORST parking rules. They tow residents cars. There is a reason why there are so many vacancies. Don’t move in!!

I would recommend because urgent matters are taken seriously and the front desk is readily available to address any issues that may occur

Schools pertaining to the complex are some of the highest rating. Shopping center convenience and easy access to 91 and 15 freeway.

They really ensure that my pest problem was taken cared of. I feel great with the service being done and haven't seen anything more thus far. When I come into my apartment it feels like home. Thank you.

I recommend this place for everybody! So many respectful people. Managment and office workers are amazing and Maintenance workers are Awsome, helpful and great guys.

I would because the facility looks nice and is organized. The day I moved in I had a Ac Unit leak, and naturally I mentioned to the staff. After taking a couple days too come take a look at it, it too two more weeks to receive the part. I understand that you can?t rush the mail system. Other than that I had to call to get my baseboard fixed, the walls have been painted many times things get stuck too them, the blinds have paint on them as if they weren?t taken down or covered when they were painted.

It?s central to everything we would need to be close by (I.E. freeway, shopping center, UFC gym). The apartment comes with all accommodations that I was looking for (washer/dryer in unit, walk in closet, lots of storage space)

Worst management and employees ever. Super rude and doesn't care about your well being. Let's people leave dogs out in patios in 100 degree weather and says they can't do anything about it. Parking sucks, will charge you extra fees for no reason, tows vehicles without warning, carpet in the apartment is shitty and they lie about getting someone in when you renew to clean it up. Don't expect your deposit back. List can go on forever but it's horrible place to live.

Find another apartment!! Everything starts out nice until you get your first bill with your utilities on it. They charge everyone almost $100 for water every month and every year we've lived here, they also raised the rent almost $100. They try to get every little penny from you once you've signed the contract.

The community was peaceful and quiet and also the floor plan was beautiful. I just wish that the living room was a little larger but it is doable. They had a tennis court I don't know how to play but would love to learn with my husband to get in shape.

I would recommend but not without letting people know that the groundskeeping can be lacking. The area in front of my apartment building seems to get neglected and it shows.

I have been in Multi family and Single family industry for the 20 plus years and now I am in the Legal Department for a public ally traded Single Family company. I would hire Maria immediately. She is pleasant, patient and a delight to work with. I moved here from Las Vegas sight unseen solely based on the experience I had with Maria. Thank you Maria!!!
