O'Connor's Management - Unorganized and Discourteous
This review is representing activity after the O'Connor Group took control of this property in late 2016. 1. Tawdry promotional signs advertising "luxury apartment homes" are beyond misleading. If you want luxury, go down the street by Lake Carolyn to search for apartments. 2. Experimental painting took place on one unit. Each portion was painted a different color and it looks awful. Especially considering the rest of the complex is painted different colors. 3. You will pay over $40 a month in trash fees. Does not include valet trash. 4. Does not have a package notification service. Additionally, your identity is not confirmed when picking up packages, which leaves opportunity for theft. 5. This is a "gated community" but the gate is always broken and open. 6. Construction dumpsters were full of trash and not removed until many complained. 7. The front office is not nearly as helpful or friendly as when Richdale managed the property.
Aging Facilities but Good Community
The Marabella Apartments are beginning to show their age. Cracked exterior walls and dilapated stone edging around the poolside detract from an otherwise cool experience. The staff is quick to respond to maintenance requests. Marabella represents a great value in Las Colinas, but realize that like virtually everything else in life, you get what you pay for. No frills. Simple, decent living.
To give some background I’ve lived in Marabella for the past year. So far the experience is fantastic. I moved in right after the transition to new management. It took them a few months to get settled but since then it has only been positive experiences. Everything with the apartment is managed through an app which is convinient. Maintenance has been quick to respond and are busy performing upgrades on all of the apartments. The complex is quiet and overall I am happy with the experience of living here. My wife and I just signed a new 15 month lease.
Marabella at Las Colinas
This apartment is conveniently located close to many office buildings. Easy access to 114 and 183. Equidistant from both DFW and Love Field. Management does a great job with maintenance and keeping the property clean. Pool area and fitness center are great. My only advice would be to not lease a third story apartment. My air conditioning bill is over $200 in the summer and the air conditioner could only keep my apartment down to about 80 degrees in the afternoons/evenings. Only added fee is a mandatory $38/mo amenity fee.
WORST RENTAL EXPERIENCE EVER
Horrible place to live! Mold filled apartments, amenities are always dirty and nasty or broken. Pool often looks like a swamp, its filthy. The security gates are never working, the apartment below mine just got broken into. The fitness center requires a $50 key fee to use it, and for $50 you could go to an actual nice fitness place. The office girls are the worst part. They are NOT friendly and if you go to request something or report a maintenance issue they act like you are a jerk for coming and telling them. They don't smile and they have HORRIBLE attitudes. Probably because all day they here from tenants how they hate this place. But still, act like a nice person and probably more people would treat them nicely in return. But they come with their terrible attitude and talk down to everyone. Worst apartment office girls I've ever encountered. I go to a friends apartment to use their pool and fitness facility and office staff there smiles and acts SOOOO friendly. We had to send a certified letter and call code enforcement to get them to fix 2 roof leaks where it was raining inside our house every time it rained. My kitchen sink wont drain and the garbage disposal is broke and its been over a week and no one has come to look at it. Its disgusting here, ive found bags of weed laying in the parking lot, I always toss them in the garbage cause I have a young son. I don't need him finding that. Seriously its unsafe, its not clean at all, its disgusting, the pool is often nasty, the fitness center has been broken into and robbed and its not nice or worth a $50 key, the office girls are the worst customer service representatives ever (think DMV employees only 10x worse). The parking is always full of party attendees and visitors. The security gates are always broken, the apartments smell like MOLD, they are dirty and old and nasty. Worst mistake ever!!!!!!!!!!! Cant wait for my lease to be over!

Move to Texas from California at the beginning of the year. Was looking for a place to move so I could get used to the atmosphere and area. Turned out to be excellent. The staff is amazing and regardless of what the reviews say how many non negative feedback reviews do you really see ? I am going out of my way because these ladies in the office deserve it. Super friendly and welcoming. They are remodeling all the units which will make this complex 10x better than what it already is!!! Quiet. Friendly neighbors. Best bang for the buck given this area. !! PB!

when you look at the holistic picture, this place is pretty perfect. From amazing management to ultra efficient repair staff- why would you go anywhere else?
GREAT NEIGHBORHOOD AND GREAT PLACE TO LIVE
I've been living here since march of 2017, and so far my experience has been great. The area is great, super close to my job, staff is friendly. Overall they deserve a 5 star. The maintenance needs to be better, but in a place as big as this one, is understandable. So, yes, i am happy here.
Very nice place to live
I have been living in Marabella at Las Colinas apartments since last 21 months and I must say it's a very nice apartment. Staff and the neighbors are very friendly. Management is very quick to respond. The amenities are really clean and the pool is good temperature and the fact that the gym is open 24/7.

I have lived at Marabella for about 15 months now and have recently signed a new lease for another year. The staff has been great here and are always helpful. I have amazing neighbors and it is so close to my office in Las Colinas. I am excited to be here for another year with the area expanding with more things to do. I would highly recommend Marabella to anyone that works in Las Colinas!
RATS RATS RATS
RATS RATS RATS! There’s rats in walls and in my apartment! It’s a joke to say you live in “Las Colinas” when you’re living with rats. It’s been a continue battle with Marabella Apartment nothing has been done. They send Terminex which a JOKE they don’t do anything to help the residents. I found a hole in my kitchen that led to rats/ mice to enter my apartment. It took over a week for the to finally move my dish washer to find the actual hole. It really saddens me to have to come on here to warn people. Terminex didn’t come to my apartment as they said they would. A box was left at the front office with traps for me to set up. The Connor Group and everyone in the front office does not care about you or your families well being. I’ve called the City of Irving on multiple occasions due to the rat infestation problem and nothing is getting resolved. With all honesty it’s an apartment regular complaints probably don’t get as quickly as they should, but rats!!!! That’s a different level of neglect by Marabella Apartments. Days have passed and I have not gotten a resolution On my living situation. I’ve asked to be released from my lease, nothing. I’ve asked to be moved units, nothing. I’ve asked for my belonging to be replaced due to the damages, nothing. I’ve asked for my carpets to be sanitized, nothing. I’ve called corporate and spoken to Hailey which is Jessica the supervisors superior and nothing contiinues to be done. Take your money and move somewhere safer and cleaner. I regret every single day living here. Protect family and do not move in.
Do NOT rent here
There are rats in this apartment complex! Maintenance has done nothing to fix this situation and it has been a month! There are holes in the walls. The apartment was not clean when we first moved in. I called about a broken door and maintenance shows up 2 months later to fix it. Maintenance here are horrible. There are so many things wrong with this place I don’t know where to begin. Just take my word for it and do NOT rent here! This apartment complex honestly needs to be shut down.

I've been living at Marabella at Las Colinas for the last 2 years (Aug 2015). It is a great apartment complex and well maintained. Tom Thumb grocery store is about 3 min from Marabella. It takes 10 to 15 mins to reach the DFW airport and about 15 min away from downtown Dallas. Las Colinas is also a safe, low crime area...which is good for getting low insurance premiums for your car and renter's insurance. The Irving Convention center is about 3 mins away and get it takes less than 5 min to get to a DART (Dallas Area Rapid Transit) trains. That said, I have renewed my lease for another year in August 2017 because management promised my apartment will be upgraded...replace the old bathtub in the main bedroom, new floor, new lights, new kitchen cabinets, stainless steel kitchen stove, stainless steel refrigerator and new kitchen top (according to the piece of paper I was given). I am hoping that Connor Group will live up to their word. I hope this will be completed before the end of October 2017 at the latest (2 months after my lease has been renewed).
O'Connor Management - Unprofessional / Unorganized
Unfortunately, Marabella is not the same after O'Connor Group took control of this property in late 2016. I've been living here for about 8 years and it used to be a great community to live in. This feeling hasn't been the same with this new administration. The office staff is not professional nor friendly except until you sign a contract. The staff has been so inconsistent, changing several times, that when they promised a credit to my account for fees they were incorrectly charging me, then 2 months later began charging the fee again, the new staff did not follow through with the previous agreement, citing that they didn't know about it and it was wrong. * They charge $40 for "amenity fees" but it's really a cable charge, since they have a bulk contract with Time Warner. (I do not use cable.) * Maintenance service has been a nightmare. At the beginning of the management changeover, the excuse was they just had one maintenance person for the whole community, now they have more people, yet I've been waiting AN ENTIRE WEEK for them to fix the gaping hole in the kitchen ceiling, that is so filthy and unsanitary, that it has rendered my kitchen unusable. This is the second occurrence of this same problem in six months. Upon reporting the first leak from the ceiling, maintenance came, looked, did surface level repairs, but left my kitchen ceiling with a strip of water damage. It's no surprise this second incident occurred. *The community pool has been closed and under construction since around September of last year. When I asked at the beginning of April when it would be complete,the manager said at the end of April, but it's still closed and it doesn't look like it will be done soon. * Gate is always broken.
Property is ok but STAFF and POOR MAINTENANCE is going to make your life horrible. Leasing Staff doesn't respond you properly until you are there to sign a lease. They clearly deny the several complains you have maid for maintenance and sometime tell you that we never showed up even for first complain which actually is frustrating. The average time to get stuff fixed is 1-2 month. When I first came into this apartment they showed me different room saying the one I would be sitting is cleaned and the one I visited looked good but later when I moved in into my actual apartment my living room and bed room floor were cracked. I could easily feel the crack ther were nails which goes into our feet, I made a lot of complains and finnaly they fixed that almost after 4-5 months. Also my bathroom is cracked and some of the tiles in entrance is cracked. I had clearly mentioned those things on Paper which was given to me to mention what is wrong in apartment in the very first day but it is my second year and those thing are never addressed. One day I was called 4 month before my leasing end date and told I have to decide on that very moment If I wan to extend or not as I fi decide just by tomorrow also they are going to increase my price by $200 but If I sign at that very moment they would just increase it by $70. In hurry I signed the lease for extra 1 year but I started regretting from next day. Also when I was signing lease lady in leasing office told me since there is still 4 month to end my previous lease I can always reduce the month of lease but from very next day she started saying she hasn't gurantted how much month it can be reduced and after month of struggle my lease was down to 9 month I am waiting when this 9 month will end. They recently made trash price $50, which is mandatory. They pitch there is no price for fitness but you end up paying $50 for the gate key which actually is the key of fitness room. Though apartment is nice, I am trying to leave just because of Leasing Office Staff's rude behavior and their SKY HIGH Price for ZERO support. Try to stay away from here as you will find nice apartment in this area in the same price or lesser.
After nearly 3 years...Im still here
Except for the time I owned a condo in FL, I've never renewed an apt lease in 20 years until the Marabella. Is it a "perfect" property? No, but every apartment property will have its pros and cons when you have 400 units. But for me, the pros outweigh the cons to where I've renewed my lease again for a 4th year. The new management has been working hard for over a year to update this property: new signage, lighting, dog park, bball court, exterior painting, garbage fencing, and now interior remodeling which mine starts this week! Christy as always been helpful in getting things done, answering any questions, or handling any new residents who test the noise level so that our community stays quiet. The property manager has always been upbeat and pleasant to work with. I love my neighbors. My building is all 1 bedroom apts and so for the most part I've met everyone and have found we all look after each other or stop and chat to catch up. And downtown Las Colinas is growing with a new Music Factory, restaurants, bars and shops only a mile away.
This place is a scam! Run as far as you can before to they try to steal your money. Gave them a check to hold the apartment till end that would be refundable if we didn't apply that day. Now they are claiming it's not refundable. I would not recommend anyone to stay here as who knows what scam they will pul once you sign a year lease.
I moved in 20 days ago. The apartment was not cleaned when I moved in. I told them couple of things which were not working. They said that they were going to fix it. Since then I called couple of times, sent almost 15-20 emails and submitted 4-5 service requests. None of those have been fixed. No lease breakage, only sub lease is an option. They will speak nicely when you come in,trap you until you sign the lease and then you don't hear back from them. This is my experience so far. I would not recommend anyone to come here. The decision is yours. :-)
Stay Away from this Place
This is the worst place you can live. I gave service request to fix my A/C on the day one I moved in and this is 3rd week and no response. I walked into office every single day and they way they treat me was poor. They were treating me like I'm staying for free. Stay away if you want peace of mind. Don't get cheated by the fake reviews. I'm waiting for my lease to disappear from this place. Worst management.

This is one of the best apartments I have lived so far. Like the friendly Front office staff and the maintenance staff, great neighbors, nice pool, and stylish gym.
I love my new apartment! The property is very well kept and you cant beat the location.

Without a doubt, one of the best apartment complexes in the area. It may not be the newest or flashiest, but I've had zero maintenance issues in the 2 leases I've had here
I love living here! My visitors love the complex and have positive feedback too. The staff is very caring and customer service-driven, and it's evident that they work very hard for the residents here.
Great location, staff is always friendly, maintenance is prompt if you need it. Amenities are good. They hold regular resident events which is really nice and a good way to get to know your neighbors or meet new friends.

I've been here since February and I love it. I'm only leaving because I got a new job in New York and had to break my lease. The staff have always been super nice and accommodating
I ended up not signing a lease for unrelated reasons, but the service my boyfriend and I received here has yet to be matched! The area is great and the units are beautiful.
I've lived here for two years and I'm really glad I did. It's affordable compared to other complexes in the area and it's proximal to grocery stores, restaurants, and the highway.
I toured this property and found it amazing. The lady who helped me provided such a courteous and professional touring experience. She was knowledgeable about the pricing and the amenities; and understanding about my needs.
Not only does it offer an environment where one can feel safe and secure but also valued. I appreciate the level of professionalism, respect, and customer service conveyed by the Leasing Office.

Nice place to live. I like it because you don't see people lottering outside. That is a distraction. U don't see that there. I don't like that in Apartments. Hanging outside beening noisy .. Kids running around your door and windows.

Just moved in and the customer service was wonderful. The leasing agents made the process of moving that much painless and welcomed me like a VIP. The upgraded apartments look great and the staff didn't look that bad either ;-).
The maintenance people are very professional and quick to respond to any request I may have. I especially would like to compliment Christie in the office. She is always so pleasant when I have to go to the office.

WARNING: Terrible management.
I have lived here over 3.5 years. Richdale Apartments managed when I first moved in and was great, but The Connor Group is dishonest and unprofessional. Below are some issues: 1. Maintenance requests have been pending over 6 months. 2. Emergency helpline wasn’t answered even when my AC went out one evening in the heat of the Summer. 3. Updates were promised when I signed a new lease and some are still pending 6 months later. 4. Trash is not always picked up though we are charged a trash pickup fee. 5. Dishonest Management – When I renewed my lease, Christy pressured me to sign a one-page contract in order to obtain a “special rate”. I requested all documents and those docs disclosed fee increases of around $83 that they didn’t disclose initially. 6. Unprofessional Managements – When I addressed concerns with management and attempted to negotiate rent, Ashley, Jessica and others have raised their voices. Jessica also threated to not allow me to renew my lease. 7. At least one gate is usually broken or left open. 8. My car tire had a screw in it that likely came from maintenance. As a result I had to buy a new tire and management refused to reimburse me even after I showed them other screws and nails I found on the ground. I have tried calling corporate and speaking to the office multiple times to no avail. They often lie and promise to take care of it or call me back. I do not plan to renew if it stays under the same management.
