Bugs

The management and maintenance teams are kind and helpful but my unit had roaches and I submitted pest control work orders nearly every 2 months. Maybe they need a new pest control company, they need to take time treating units and buildings before moving new people in, or creating a routine pest control system where all units and builds are sprayed regularly not simply by request but they need to do something significant. It can really impact your quality of life and it's not like its cheap to live here when you add in all the fees after base rent.

REFUND !!!!

They took my money…plain and simple. I applied did everything I asked but could NOT get any form of communication back. I emailed , I called…nothing. I had to drive up to the complex to speak with someone. They’ll say “I’ll call back” or “I’ll follow up” and never do. I was supposed to move in but could never view the unit before I signed. My move in date was changed 3 times without acknowledging me. Now, I’m out of $400. Something needs to happen. You can’t fill the units if this is your process.

AVOID! Bad Management & horrible units

Bad/unprofessional management. Corporate not involved or they simply don’t care. The grounds are unkept, trash is everywhere. The apartments are outdated. They don’t respond to maintenance requests, emails or voicemails (they barely answer the phone). Sometimes they lock the office doors during normal business hours. They simply don’t care - it’s just a job to all two of their employees. The location isn’t bad, but there are two other complexes right by them - I suggest trying one of those.

If I could give this 0 stars I would, I’m happy our lease is up because there was/is a ROACH infestation. I don’t know if it’s in the foundation of the old building but you can ask for pest control that we are so called paying for and they don’t come or let you break the lease due to the infestation. Our rent increased every month since September from being charged different fees for who knows what and that’s when they got new management. They give you old refrigerators that leak, cheap appliances, things just tend to fall apart. They damaged our place bringing the new fridge in and haven’t came to fix anything. I wish we never moved here, it is a quiet neighborhood but with the bugs Its like staying in 4 season projects. People have all types of dogs and don’t take them to the dog area to go potty or run around, they will just run around your house and poop at your front door / in front of your garage, and the owners won’t pick it up! I have kids, they don’t even have their dogs on leashes so my kids can’t even play outside!! It’s ridiculous.

I love the location the size of my apartment and even the great amenities! Yet bh property management are greedy and the office staff at Mandalay are very rude except two of them,the office manager continues to threaten to put me ans my two daughters out because of none payment of rent yet I have not worked since March. I would highly suggest people to look up BH property management before moving into any of their properties.

Mandalay Villas is where my family and I have called home for almost 3 years now and the experience here has been really really good. It is very peaceful and the beautiful landscaping is breathtaking. This location is in close proximity to the necessary places we need to go for grocery shopping, business needs, medical needs, entertainment and leisure activities for adults and children.

Just recently moved in and the property has definitely met expectations. No, I’m not getting some deal or being forced to write this. I just believe their reviews are sometimes more negative than the product they put forth deserves. Had a few maintenance issues first coming in but every time they’ve been addressed the same day. Friendly staff. Obviously you pay a little more to live here than other places in the area, but I believe it’s worth it in regards to security, staff, and the tenants who like to live in a respectful close-quarters community. Just remember, people are more apt to be motivated to write bad reviews than to share good experiences on these platforms.

Avoid at all costs

Have been here for several months now and just completely distraught with my whole experience thus far. This property has recently changed management a few times but things aren’t getting any better. Throughout my stay I’ve had multiple problems with A/c unit, they have had to refill it with Freon 3 times. They Swear there is no leak, So they don’t have to replace the unit. Now that it’s winter, problems with the heat, must run on emergency heat to get hot air to blow inside my unit. I made a call after hours when it was 65 in my apartment, no call back from the after hours crew. Went to the office to visit the property manager (hadn’t actually had a property manager until a month ago) but he’s never on site, asked for a call from him Monday, it’s Friday, no call back ever. This is normal protocol. My first month water bill was 65 bucks for 10 days, following month 165, month after that 200. (I’m in a one bedroom folks) Electricity bill is just as bad with this a/c heat unit running. That on top of a already high rent. This place just isn’t worth it. Management hasn’t shown one ounce of concern to resolving this issue. This message will be responded to like ever other negative review saying please call us at the office to speak with us. That has already been done, property manager hasn’t responded to me or my complaints yet. Don’t waste your time or money getting involved with this place.

Leasing agents

Although the community has not been what it was when Panther was in charge. I have to say Glenda , the leasing agent is a breath of fresh air. She is always pleasant , greets you with a big smile, talks to you with concern and never rude. I have seen many agents come and go but this lady makes my day. I may come in there very upset with an issue but by the time I leave I am totally satisfied with her fixing the issue or making sure it’s done. Very professional in her appearance as well as doing her job. When the company Panther left it took all their beautiful leasing team with them. It was a revolving door of leasing agents until the beautiful classy lady Ms. Glenda arrived. I have never seen an agent who does everything in her power to help the residents with issues and assure them that it’s going to get better. The temps come and go but she is still here. She’s there early a.m. and there til closing. You have to wonder if she’s the only agent employed.Although I have seen people be rude and nasty talking ,she never stoop to their level. She’s professional and talks to you with much respect. Very respectful lady. She should be the assistant manager.

Beware.....

Moved in during the middle of the summer thinking this was going to be a great experience but was quickly sadly mistaken. The dumpster is Quite frequently broken due to other residents throwing away things that should not go into the compactor, large furniture items such as mattresses and box springs. The pool was rarely open, if it was quite frequently abused by residents. My apartment is a 1 bedroom on the upper level with a garage, so naturally it is difficult to keep it cool in here because heat rises, however I spent at least 10 days here without any A/c period. The A/c unit has gone out on three separate occasions in my 2 1/2 month stay here thus far. When my a/c unit IS working I have to keep it set to 78 degrees or higher just to get the unit to turn off, otherwise it runs all day. So needless to say this unit is way too small to appropriately cool my unit. I’m currently paying Ga power a minimum of $6/ day for less than 1000/sq ft all electric apt. Think management cares, absolutely not. It’s still 90 degrees outside in late September here, so I have to remain miserable until the fall finally kicks in. So unless you enjoy paying for amenities that are typically unavailable and extremely high electricity bills in addition to the very high rent, I would have to recommend another property. Maintenance has left my door unlocked after trying to gain entry to my apartment after 9pm. (Thank god for the privacy lock). They have come and completely had the wrong work order, leaving the actual problems unattended. And please make sure they don’t leave items off the work order. “Emergency” work orders have taken 3 days to get any attention given to them. Try to address any concerns with the office staff and they simply have an oh well, I forgot, we are behind, attitude. Completely a mistake ever considering moving here, as long as they get their money on the first, nothing else matters. I wouldn’t recommend this place to my worst enemy.

It used to be so nice

So, the pool is closed because people decided to put the pool furniture into the water. The trash compactor got jammed because someone put a mattress and boxsprings into it, so instead of maintenance working on things that need to be done around the community (if you can even call it that anymore), they spent all day working on the compactor. We are paying for amenities every dang month that we can't use and I'm really getting tired of it. We are paying an atrocious amount in rent every month, so we should not be dealing with pot smokers and people spinning donuts in the parking lot and being afraid to leave after dark. I'm sad at what this community has become. The management is the only bright spot. They really do work hard, but the residents are making living here miserable.

Renter BEWARE!!! My family and I have lived in this Mandalay community for the several years. This property was recently purchased by a new management company during the Winter of 2016 and the experience has been horrible since the takeover by this new company (Trusthill). The water rates for all of the residents have doubled or tripled in monthly charges (charges that management refuse to explain). Majority of the residents have been having MAJOR billing issues on a monthly basis which is causing financial hardship for residents. This is ultimately causing residents to break their leases and move out. Note: Residents are seeing water bills in any range from $180-$260 per month. My last water bill was $254 for ONE month - - unacceptable! The staff in the front office is incompetent, unresponsive, unprofessional, and unethical. The general response you will get when trying to address issues with the office will typically be "I don't know", I am just a temp & do not work at this property full-time", or "I am waiting to hear back from corporate". There is a HIGH turnover rate with the staff in the front office. - - from the Office Manager to the Leasing Consultants. Residents (including myself) have submitted complaints to corporate and they are just as unresponsive at the front office. In regard to safety, a couple of residents have complained about car break-ins. I would STRONGLY caution you to look elsewhere if you are looking for apartment living in McDonough. The prior management company (Panther Properties) was excellent and residents did not have these issues prior to Winter of 2016.

Very Pleased!!

This apartment is cozy and warm and noise free. The location is great with nearby restaurants, shopping and entertainment in walking distance. The community is quite, surrounded by beautiful landscape and well maintained. The amenities are nice and the staff are friendly and helpful. I am enjoying apartment living. D Tharpe, McDonough GA

This place is really nice and is keeping in good repair. Would love to call this place home; it is a bit expensive, though.
