Front desk is very helpful and quick to respond. Grounds are nicely kept and dog park always seems to be clean. Walls to neighbors are a little thin and laundry room is dirty.

Everything is super spectacular, I love games for children, with my brothers we spent incredible afternoons. I love that the dumpsters are always empty I have no problem with it

Roach infested apartments and dirty in the back they only keep the front clean. I wouldn’t recommend anyone move here unless it’s your last resort.

My experience has been pretty good. The good most definitely outweighs the bad and the office staff& maintenance are great! They respond to emails in a timely manner and maintenance does not take long at all to take care of your request. I love it when they have things for the community as well!

Some things needs fixing but for the most part it’s been ok. I haven’t had many problems at all. The front are always helpful with any questions that I may have.

I love living here at these apartments, everything you need is withing just a couple of miles. The only downside is that the gym is not open at night when I get off work, and still waiting on the pool to open.

Great prices! Lots of gunshots at night around around the area. Maintenance is great & always on time to fix any problems needed. Office staff is great at helping & answering any questions!

Great management staff, area is well kept, maintenance staff is responsive & get things done fast. Can’t wait for the pool to open! Water/sewer prices are high for 1 bedroom/2 occupants but no other issues.

Move in was easy, apartment is spacious & clean. Closets are large & functional. Carpets are clean walls are freshly painted, in apartment amenities all in working condition.

I have consistently experienced the best residential support services of my life with Mallards Landing Property Management. The staff are friendly and helpful… Anytime I have submitted a maintenance request I have received a prompt response. Whether it was changing light bulbs, replacing/removing furniture, or servicing the plumbing and electricity, quickly and thoroughly ensured that I have an optimal living environment. I strongly recommend these apartments, In some ways, your property management company can make or break your living experience and with Mallards Landing, it’s all in the service. I enjoy living here. I am close to everything Nashville has to offer. Maintenance works hard to keep the property up. There are new staff members in the office that seem willing to assist with anything. There are several amenities here that you’d be paying extra for at other properties.

I have lived here since May 2023 and I am still happy with my decision to choose this as my home. I have met alot of great people here and Everyone in the offices are very easy to talk to and are quick to handle any issuesor concerns! I also love our maintenance which im also blessed to call him my neighbor....shout out to "Andre"!! The only thing I have any complaints about is not having the key fab for access to amenities when I need to use them. Other than that, everything has been great!!!!

The office staff is soo professional and amazing! I always said I wanted a red door one day and got blessed with just that! I also have an amazing view of the pond from my living and bedroom just like I wanted. The property is clean and well kept!

I moved in last Monday so I haven’t completely settled in but my experience so far has been wonderful! I’m very happy with the staff being on top of getting me a dryer plug. Might seem like a small thing but it cost to do laundry at the laundry facility so I’m overly excited that I can do it now from home! Thank you to the staff at Mallards Landing!

Great customer service! I’ve lived here two different times and never had any issues. New management and office staff are so awesome ?? Transfer process was smooth. Im so excited we had the option to transfer within the property. Thank you ???? Mallards Landing for all that y’all do. Keep up the great work. Oh before I forget Maintenance rocks as well ??
I enjoy the community I live in and I see potential for the neighborhood. I would like to see more security coming around overnight to feel more protected in my home. Besides that, I enjoy the neighborhood. My neighbors are awesome & I have no complaints!

We’ve been here for a little over 6 months and I’m ready to leave. The first 3 we’re nothing but throwing away money because of water leaking issues that never got resolved. The price is over what the place is worth and the “updates” that have been done both around the complex and in the apartments. Anytime maintenance would come with a giant industrial fan and a dehumidifier we had those for about 6-8 weeks. We were paying $190 in energy bills for a 700 square ft apartment that was moist and wet most of the time. They gave us $70 September's rent for all that. They never offered to move us we asked if we could move so we have to pay movers to get our furniture over to the new apt as well that was $100. I’ve lost money from calling off work to deal with the water issues in the morning since we would step in a lake just about every other day.

The community is really nice and for majority the grounds are well maintained and kept clean. Of course when the weekend comes there is more trash on the grounds in common areas but overall nice!

Immaculate amount of dumpsters so you never have to wait to throw out trash! No one bothers you. You have a little balcony area. Good food places near the complex to eat and get groceries from.

Very fast to respond to repair requests as compared to other places I have lived. The grounds are clean and well manicured. I feel like I’m more than just a number living here.
The rent is too high to have roaches. The way they divide the water bill is crazy. The renovation job looks rushed. The walls are paper thin so you might as well live with your neighbors and the floors creek and make noise when the neighbors move around. Neighbors are trifling. 2 dumpsters and they’d still rather put trash on the ground.

Mallards is definitely a place to call home. Living in my Townhouse feels like i already have a house. The upgrades are great and the Team at the leasing office are amazing

I used to live here before and the parking was so horrible and to crowded and loud. Thanks to new management it’s more clean and there more strict on parking which makes it easier to have a place to park!

La estancia es realmente buena, realmente no es frecuente las veces que se a tenido que llamar al equipo de reparación por problemas técnicos del lugar, además los electrodomésticos son de buena calidad y hay instalaciones en el lugar donde puede uno mismo entretenerse como la piscina, el gym y el areasde juego para niños y mascotas.lo único malo que le veo a estas residencias es que en los edificios al fondo se tiende a tirar basura y por debajo de sus escaleras siempre se tiende a ver un montón, incluso si en otras áreas se nota el esfuerzo de limpieza siento que esa aérea tiene decadencia
The neighborhood has really gone down, and the removal of the fence doesn't help keep people out. My car was stolen recently from this complex, not all on them, but the cameras they do have don't work. There really is just a lack of security, but we are paying gated community prices.

Beautiful community, well kept. Office staff are efficient, helpful, kind, and patient. Exact unit was a bit different than the show unit (but when is it ever spot on?). I think everything is fair to price exactly. We noticed some signs that may indicate theft in the area, (beat up entry way, renters ins req, occasional sirens throughout the night) but haven’t seen any crime first hand, so I’d say its a generally safe area as well. Overall, it was a very swift, hassle free move in experience, and we’re grateful to have found the community. We hope to have a pleasant time here during our lease, and hopefully we’ll meet some neighbors too!(:
Maintenance is a little slow but does get completed correctly. Overall it’s been a pretty positive experience in the two months I’ve lived here. Walls are a little thin but the noise isn’t too bothersome.
Was held up at gunpoint in the parking lot. Two weeks prior i had a person banging on my door, covered in blood, a lady laying on the stairs bleeding from her head, at 7 am on saturday morning. Rent is too much for this kind of garbage
