Located 25 miles north of Saint Petersburg and 13 miles southeast of Tampa, Carillon lies along the banks of Old Tampa Bay. Home to upscale shopping centers and apartments with amazing views of the bay, Carillon provides a relatively affordable setting to the denser sprawl to the north and west.

Property Ratings at Magnolia Carillon
If you're considering taking up residence here, I want to share some of my experiences from having lived there for many years. In my opinion, most of the five-star reviews here are left by people right after they move in. In fact, the initial appearance of this apartment complex is quite fetching. However, there are a few larger issues that you should be aware of: Parking: As other reviewers have shared, parking here is an issue. There are nowhere near enough spots for all of the residents here. While there is an option to rent a disconnected garage most of these garages are used by residents for storage. The prohibition against this is not enforced. This leads to residents parking along the curbs of the complex. This happens every night, all over the complex despite signs which specifically prohibit this. On more than one occasion, someone parked in front of my entry way, blocking me in. I called the office, and once they determined that they could not find them, they informed me that they could not tow the vehicle for another 24 hours. Flooding / Plumbing Issues The connectors from the toilet to the water source are plastic and frequently degrade. This leads to flooding of not only your adjacent room, but the unfortunate resident that may live below you as well. Ancient Air Conditioning Equipment: I do not know how else to state this, but I would not recommend renting a third-floor apartment under ANY circumstances. The bedroom farthest away from the handler will be an oven in the hot months of Florida summers. I battled temperatures of 85+ degrees in that second bedroom. Even after leaving the AC running, set to 68 or 67 degrees, for hours, that room would not cool down lower than 77 degrees. Terraces: Any time in rains, which is most of the time in Florida, you will need to try to get that water off your terrace. It will also lead to dirt / mold build-up if you aren't paying attention to it. Renewal perks are never delivered: Perks such as "painted accent walls, maid service, or carpet cleanings" are not delivered unless you pursue this constantly. This was true before Covid and has not changed at all. Allergies: I suffer from brutal allergies. I woke up each morning with a sinus nightmare that took hours to resolve, humidifiers, oils, nasal "washes", etc. At the time of this writing, I have been out of that apartment for a little less than two weeks. I have not had a single bout of sinus issues in that time.

I first lived in this complex in 2018, then moved away for a few years. I recently moved back to St. Pete and applied for another apartment here because I really enjoyed my experience there, and they've even made improvements since then. We ended up finding a perfect home closer to work and ultimately withdrew our application, but the staff (specifically Alexis) was very kind and understanding about it, and easy to work with the whole way through!

Overall, this has been a good place to live. Some things are getting older inside (compared to some newer properties), but maintenance is good, as well as the entry from outside, available garages, look and feel of the community...
We are previous homeowners who sold our home and moved into an apartment/multi living situation. We were dreading it because we rented for 3 years the same size townhome at another complex. Living at Madison of Gateway has been a much better experience.
Excellent staff and lovely community! The only recommendation I have is to update and add gym equipment. Everything else is perfect here!
The apartments feel more like a home than others and the staff has been fantastic.
I've never had a maintenance issues that I waited more than 24 hours for. And every single time it's been handled and the people are very courteous.
Everything here is clean and neat and I'm really proud to live here.
It is hard to find an apartment complex that actually cares about proper maintenance for its residents. I was amazed that someone came so quickly and fixed all my issues to my satisfaction!
I gave this category and 8 due to the trash valet system. On Tuesdays, Thursdays and Sundays trash is piled up on the curbs in disarray. I avoid inviting people on these evenings because of the appearance.

I would recommend Madison gateway because it is safe, quiet and feels like home. Everyone who works here is very hospitable and understanding.
Rent was a tad too high to make it a long-term location given some of the apartment limitations. I looked around the community to find a place where the sun wouldn't be blaring down unopposed (like my bedroom) or to keep away from the noisy highway, or have a decent parking experience and such place didn't exist. That said, the people in the office and especially the awesome service guys - Jim, Bob, Nick - were always very pleasant. The apartment layouts were OK with some missed opportunities here and there. Parking was a nightmare even with the communication about non-residents. Lastly, the gym is very underwhelming and the mentioned expansion didn't take place.

I've loved living here and complaints that I've had about neighbors have been addressed and taken care of. Management is quick to respond to my concerns which I'm very appreciative of.
You pay for what you get, and what you get is AMAZING - it really is decently priced. Great location - easy to get to Tampa and anywhere in St. Pete!

Wish we could have kept the larger unit, but we're paying two rents right now to live in two separate locations. We moved to another apartment within this Madison Gateway complex but had to really cut back (3 bedroom to 1 bedroom) to be able to afford it. We miss the larger space, but have to do this for now.

We stayed in the community and downsized to a smaller apartment, but would also upgrade again to a larger one when we're not living in two separate cities due to work.
The lawn maintenance leaf blowers are really loud, and this negatively affects my work (i. e., conference calls) since I operate out of a home office.
I have truly enjoyed living here! Management has been great to work with and maintenance is super fast. Never have to wait for anything to be fixed or repaired. Complex is a super pet friendly and and grounds are always clean
Overall great. Maintenance requests are a stand out - great job. Trash collection days are a mess though. People do not get trash out on time then just put it out later. Also, my neighbors are noisy and there is not anonymous way to submit a concern without calling the office.
It'??s in a nice place and has easy access to shopping and entertainment. It'??s also easy to access all major expressways and is quiet.
The pool needs more shade by umbrellas or trees. There are only two tables each with an umbrella on them.

Only concern has always been the parking availability. I rent two garages to avoid having to park super far away or search for long periods of time.
As soon as I walked into the complex and met Tammy I felt comfortable with where I was. I had visited about five different complex's this day and had a HORRIBLE experience directly before going to Madison so Tammy was a breath of fresh air. Once viewing the apartments my girlfriend and I were immediately in love with the apartments. The photos on-line actually match the actual apartments and the complex was clean and inviting, especially the new dog park. I hope to make Madison Gateway my home in the next month.

Clean apartment complex, quick & courteous staff, and maintenance staff
The front gate entrance feature is nice and something on the top of my list, which seems hard to come by. The staff is also very knowledgable about the property/ units and answered all questions I had.

I shopped 25 apartments over the course of a month. This was my first and last stop. Figures. But now I know what's out there.
Every staff member has been friendly and helpful. The property is well maintained. It's a great location and you don't really here the highway traffic. The apartment is really nice inside and a great layout.
Parking is a serious issue. I’m paying a decent amount in rent to not have even one designated parking space. I work nights and there is never a spot available when I get home. Not fun at 3am.
The main point that really sold this apartment to me was Tammy Honey. She was beyond helpful and made me feel comfortable asking the questions I wanted and she exceeded my expectations for a leasing professional. Her tour was the best I’ve received and is one of the main reasons I decided to live here.
The community is beautiful, well kept, and the staff is extremely friendly. I am very excited to call this place my new home.

I do love living here and I do feel safe and home; concerns are that anyone can walk through our gates and open area on side of gym. Maybe a fob entry to all areas so that others don't ruin the awesome amenities that we have!
