This is the best Apartment complex in Brookhaven. The management here is so nice. Any time I have a problem or issue they fix it immediately. The amenities are awesome. The gym is top notch, it includes free weights, medicine balls and more. The pool is always clean as well. I’ve enjoyed my stay and would highly recommend to anyone considering moving in.

Quiet but when it's raining your front door is like a lake and you can't get out your APT you have to put the boot on to get out or your stuck at home plus there's no Playrgound. Lastly when you live in the 1st floor your patio completely gets covered in dirt and water.

Do not move here!!!! It’s not safe. These are the holes in the fence of a gated community. There have been several break-ins and theft on this property. The management is useless and couldn’t care less about the tenants, they will not even hold your packages in the office as previous management has done…so your property won’t get stolen. Save your money and be safe! This is not the place for you!!!!

This place has been a nightmare since signing my lease in March of 2020. The management staff appears to be so friendly and welcoming when visiting the complex... but it’s a trap! I should’ve recognized the pending doom when they forgot my move-in date and were scrambling to have my “updated” unit updated, even as my movers were unloading the truck. I’ve had a continuous maintenance request open since day one. From roaches and visible mold [that they tried to paint over] growing in my apartment to the washer/dryer combo being inoperable for months. My A/C unit “froze” and then melted, flooding my kitchen and living room and leaving me without heat for days. They came to clean the water but I had to hound them for weeks to have the industrial sized fan removed and my carpet replaced. Maintenance does not clean up any of their mess once they’ve finished “fixing” a problem. Well, that’s if they come to fix it at all because maintenance/management has a habit of ignoring work orders, phone calls, and emails. Do yourself a favor, spare yourself the headache, and just move elsewhere!!

At first sight, this place is really nice and the staff in the leasing office are amazing!! BUT...the roaches here are insane. I’ve called maintenance for pest control to come and bomb the place but the pest control guy came, checked our cabinets, said he would be back, but never returned. So I took matters into my own hands and my husband bombed our apartment and we bought expensive bug spray....three times now!!! The roaches are still here! The instant we can break this lease, we will be leaving. I’m not paying rent to be roommates with roaches!

Since the new staff has taken over, there has been nothing but issues and unresolved maintenance request. Maintenance repaired the sprinkler system and did not clean up after themselves and left nails and screws in the carpet. They left stains on the sofa and the comforter on my bed during the sprinkler repairs. I reported it to management and nothing was done. There is a possible water leak or water line pressure issue inside the wall for over 6 months and it makes a sound as if there is a slow leak and management/maintenance has stopped responding or attempting to resolve it. I got an email telling me I was in violation of lease agreement for not having renters insurance. I had previously sent the updated copy of insurance policy to the property manager, before the expiration date, but my file was never updated. Water constantly flows into the toilet nonstop and when the water is turned off, it leaks all over the floor. The property manager's response was "put something there to catch the water, watch it and make sure that the leak doesn't get worse"...(I guess I'm the New Maintenance Guy). Also, the mailboxes are always unlocked/broken. This is my third and final lease and I will be moving ASAP. Please think twice before moving here because you will be wasting your time and money and will have to deal with the unprofessionalism of this management/maintenance crew. You can definitely find better somewhere else and not have to feel as if you throwing you money down the drain

I absolutely love this property when I viewed the unit i would potentially move in I knew instantly this is my new home spacious clean 2 pools and other great amenities Ashlyn was amazing warm and welcoming and professional any questions or anything i needed during the application process she was right there every step of the way glad to call Madison at Brookhaven my new home

The gym equipment is a little lacking, I feel like that would be a huge bonus if most of it was in better shape and cleaner.

Madison Brookhaven is managed well and very convenient. Best choice I made 12 years and counting!

This is a great place to live, its relatively quiet and I feel safe. The grounds are beautiful, and clean.

Maintenance is very fast and the units are a good size.

From where I just moved from this community is 100x better. From The staff in the leasing office To the maintenance workers. Everyone is GREAT

Alex and the team are really great. Becca and the other maintenance guys are wonderful and very friendly. Now that the exterior is being renovated I would very much recommend someone to Madison.

The maintenance service here is the best ever I've experienced before. Furthermore, maintenance personnel was really courteous and responsible. It's awesome.

This interaction was great. My other experiences here have been less than great.

I would recommend on most days. My last service request took a while to be completed. Ceiling hole and painting were not up to par. The stairwell breezeways need to be swept and or cleaned more often. And the neighbors that leave trash out in front of doors need to be fined.

I loved my apartment. I loved the view off my balcony (all trees). I loved the brick buildings, they way they were 'scattered/positioned' around the complex. I would absolutely move back in, and recommend it to anyone' provided the management is strong.

I would have liked to get a notice, like a 15 or 30 minute notice prior to the maintenance person arriving at my apartment, either text or call. I was told he was going to return in the morning, and I had to call to remind the office that the issue hadn't been resolved. I live alone, and I work from home, so I don't like when the maintenance person knocks once then opens the door barging in before I get a chance to open the door myself. I could be in the bathroom or in my bedroom so I wish I got a heads up to be ready for their entry. This applies to ALL the too many frequent inspections we get with such short notice.

The maintenance service is very poor, always leave debris behind them. Technically they are not professional as for a month and after several comings , the bedroom still wet due to water leaking from outside the building

The landscaping and breezeways are never clean. The pool area needs to be cleaned as well along with the grill. There is never enough doggie bags for residents to clean up behind there dogs. Tenants should also receive some type of reward or free carpet cleaning when they renew their lease. There is a big dog that is always barking late at night on the patio. I like my apartment because of how I have decorated but the outside needs some work.

If any available apartment inside the gate and far away from the main road, I recommend the apartment to anyone.

I like the community as a whole. The interior walk ways could be cleaned more.

I feel safe living here, the residents are wonderful, the ones I met. Its relatively quiet and the grounds are kept up well. The location is great,its close to everything.

The leasing staff is awesome. Albert is very prompt and profession and so is everyone is. It helps to have a staff that is responsive, prompt and very professional. Becca is great too. They come when called and it creates a sense of value that is priceless!

I would but let them know about some of the little things.

The landscaping needs to kept up weekly. Also dog waste bags are needed to be at waste cans all the time. The bags are not being restock.

I lived at Madison Brookhaven for about 3 years!! This is an awesome community and I really enjoyed living there. The office agents are kind and really try to help in any way they can. I only moved due to the location of my new job otherwise I would still be there!

Amenities are sold as working when none of them function, mail boxes don't lock, gym has little to no equipment, pool is always dirty, staff does not follow through, trash is always in the parking lot, car wash area doesn't work, repairs performed are by untrained and unskilled individuals which equates to multiple service requests to complete one task, when repairs are performed items become missing and messes are left behind, all over lack of professionalism and care from all staff members. I have traveled for work and lived in many apartments but none compare to this. The management is lackadaisical, rude and more focused on tricking more people to move in then they are at keeping their current tenants. I lived here for only 1 lease term (1 year) and barely made it through that and in that time I saw two apartment managers and three maintenance managers all of which could not follow through. Within the first couple weeks of living in the apartment we determined we had a severe roach problem – we put maintenance requests in week after week for them only to send Orkin in after I went and sat in the front office complaining. Orkin came out and “sprayed” but did not investigate to determine if a more serious issue was present. The problem persisted and it wasn’t until I threatened to pay for Orkin to come out and bomb the apartment and deduct it from my rent that they finally agreed to perform the “clean out”. It was around this time that we discovered the root of the problem – water was leaking in the walls coming from my upstairs neighbor’s sewer line. They tore out my walls all along the back side of my apartment – approx. 20’ and removed my cabinets and had my kitchen and spare bathroom in disarray for approx. 2.5 weeks. They finally “completed” the work; however, it was subpar at best leaving unpainted areas, torn vinyl flooring, holes in the wall, and all together just a terrible “repair”. That trend of terrible customer service continued from a maintenance stand point for the life of the time I lived there. Management never returns your calls, they are completely two faced saying they would resolve issues and then never addressing them. They gave me a $200 concession on rent which I took simply because they said that’s all I would get. I felt it should have equated to more but kept getting push back. If I could go back I would never have lived here.

Older building with paper thin walls and floors. The entrance gate is frequently broken and left open. The small 1 bedrooms have a small water heater, not enough to fill the bathtub. It can be difficult to get maintenance to fix a problem correctly.

This place is amazing for Dog Lovers! Not only does it have a mini dog park near the entrance, but in the center of the apartment housing is a small yet wonderful woods scenery that give you an awe' moment. With two pools open late till 10 and a 24/7 Gym, I am highly pleased with what is available to me. More importantly, Madison Brookhaven is located only 5-10 minutes from Lenox Mall (One of the best Malls in Atlanta) and close to Piedmont Park. I am never worried of over paying for an UBER ride for amazing nights in Atlanta. This is one of the few Apartment Complex's that has won me over!
