Property Ratings at MAA Windermere
Roach infestation - was handled but was absolutely disgusting, 1000's of roaches behind a brand new stove in an apt (that they said they cleaned prior to move in) - roaches come up through garbage disposal - as the disposals are never maintained Garbage overflowing onto the road that you have to drive around it - keep getting excuses from the the office that corporate wont do anything. Only one dumpster for 250 units. Filthy carpeting that they refuse to replace that is ages from prior people living in the apartment Noisy people from other places come to use the club house grills, they take up all the grills bring in 40+ people and take up the entire pool area, children jumping in the pool screaming throwing balls and splashing and hitting people - complaints go into the office and alll they say is that they will look at the cameras and take away the people rights to the pool - We pay extra for security car and all they do is a fast drive by the pool area at 3a in the morning. People on drugs have been found in the clubhouse pool area on Sun morning when I bring my kids sleeping People walk off the street just to use the bathroom NO SECURITY AT ALL and noboday on duty running the complex on sundays - not even security They increased the rent by over $200 and then instead of fixing the items that we have consistent problems with they want to put in smart homes Place sux - Much better places out there for the money

I have enjoyed it here for four years. It is a relatively quiet and safe neighborhood.
We downsized .so this Iis our first rental We couldn't be more pleased . Management goes above and beyond to give the complex a private home feeling.

Quiet and friendly
Location is amazing, and the neighborhood is both beautiful and secure. Extensive shopping right across the street makes it a convenient place to live and play.

My husband and I just moved here a few weeks ago and we're loving it so much. We are facing the road but the street noise is minimal. It's honestly so quiet here! We can occasionally hear something from upstairs but only if they drop something and even then it's not that loud. The layout of the apartment is perfect. We looked at other places in the area and some were just weird and wasted space. We even have an attached garage! It's absolutely divine! I step out on my patio every night and watch Magic Kingdom's fireworks! There are lots of dogs around here but owners are really responsible. I've never had an issue with someone not picking up after them and I never hear barking. There's a lake in the back with a half mile trail around it. Stephanie in the office is amazing! She's so sweet and helpful. I highly recommend living here.

Not Recommended. I regret the decision to move here. There is no parking I have to walk a block to get to my apartment, lots of roaches. The trash area is always overloaded and smells/ flies.The dryer does not work even after work order, it takes 90 plus minutes to dry a load of laundry. You will find lots of dead snakes and frogs across the property ran over by cars. The pool is always crowded and loud. BABY FROGS jumping everywhere, especially in the rain they get into the house. Dodging frogs going upstairs and around the front door. One night I woke up and one was on my bed, it jumped up and I could not find it. I will probably find it dead somewhere when I move. DO NOT move on the second floor. I have 2 garages underneath my apartment very loud. Loud pounding feet upstairs, can here there vacuum and washer over my bedroom. The loud noise from them walking wakes me everyday at 6am. Worse of all the neighbors (not sure front upstairs or next door) food smell some how managers to leak into my apartment. I hate coming home or relaxing and someone is cooking a meal and I have to smell it throughout the entire house!!!!. Sometimes even febreze does not rid the smells. I have used several bottles over the past 3 months living here. The smells must travel through the AC unit? I am not sure how but the smells get in but it smells bad nasty food. Breeze ways and stairs are filthy!!!!! I want to move but but have to give 60 days notice and pay 2 months to cancel. The lease has lots of loop holes and fees to nickle and dime you. I am so unhappy....... Keep Looking!
Beautiful community, very well kept and nice staff. Apartments themselves, beautiful at first but after a while you notice how cheaply made they are and they are definetly not worth the price. You can hear through walls, closet doors just fell off one day and it's very hard to put back on the track,cheap dryer just produces lint, cheap carpet, garbage disposal switch stops working sometimes, paint is covering up where the previous occupants broke the toilet paper holder. Blinds from the balcony window falls off so easily. Your paying to live in a beautiful community because these apartments are not even worth 900.
I moved (for work) to the Orlando area after a lifetime in NY with much hesitation about just about everything! As you can imagine, it is not easy to move to another side of the country having done much in-person apartment hunting. Well, after looking at 16 apartment complexes within a two-day period, I chose Colonial Grand. I have now been here, living alone as a 20-something female, for about three months and have only great reviews! The staff is kind, the facilities are beautiful, and the area is very safe and clean- and all reasonably priced. Perhaps my favorite part- it's quiet! I even have a direct neighbor with a newborn baby and the walls manage to be sound proof enough to quiet even the loudest of cries! Don't forget the beautiful little lake that the complex is built around. And literally RIGHT across the street is a grocery store, gas station, salon, gym, Italian restaurant/bar, doctors offices, etc. and if that's not enough- not even a 10 minute drive away is a beautiful outlet with every store imaginable. If you need some pa-ar-tay in your nightlife- Colonial Grand is less than 30 minutes from downtown Orlando, and of course- Disney World is RIGHT here. I mean, we get Disney's nightly firework show- for free. Geez- I sound like I'm getting paid for this, but I promise you I'm just one very satisfied resident!
I've loved living here. Every since I moved here, I have not had one complaint about the complex. Every day I look forward to coming home to my clean apartment. Also, I live alone and am the type that is afraid of their own shadow, but I feel very safe here. Everything that I could need or want is within a five-mile radius. I could not rave enough about this location!
My husband and I moved here from Los Angeles CA. We looked at so many apartments around Windermere area and we knew Colonial Grand at Windermere was perfect! Since being here the community is so charming! It's very pet friendly and there's a beautiful lake for you to run around. It's a very well kept and clean apartment complex and everyone who works at Colonial Grand is very friendly. We love the pool and gym . We haven't had any pest problems and the walls are very thick so we never hear our neighbors. Our apartment is beautiful! My husband and I are so happy here and feel very at home.
I love this community! Friendly people and a lot to do in the area. Close to shopping and dining. Not to mention theme parks. Beautiful maintained area. Great place to call home,
