I've been here for 3 months. My apartment is really nice and quiet and I have a screened in back porch where I sit back and relax and it's quiet and I face a small lake.. very nice. Also Amy in the office has been there with me from the beginning and still is.She is wonderful.Also maintenance requests are answered quickly. So far so good!

I lived at MAA Twin Lakes for over three years, and while there are some positive aspects, my overall experience was disappointing and frustrating. The pool area is very nice, and the property is generally kept clean. However, the pool frequently turns into a party zone, especially on weekends, and the guest policy is rarely enforced, which can make the space feel chaotic rather than relaxing. In terms of the community atmosphere, I met some truly kind neighbors. That said, there were also some deeply concerning issues during my time there—frequent noise disturbances, visible drug use, and domestic incidents in nearby units. When I submitted noise complaints due to loud, late-night arguments, I was advised to contact the police, which felt like a deflection of responsibility by management. One major disappointment was the final move-out charges. I was billed for hardwood floor replacement, even though the only wear was a slight discoloration from a standard office chair in my home office. There was no significant damage, and I had expected fair treatment given my tenancy history. Security was another concern. My car was broken into one night, and unfortunately, there were no visible security measures or follow-up actions that made me feel any safer afterward. Community policies, such as pet waste cleanup and speeding in the parking lot, were inconsistently enforced—usually just blanket emails to all residents with no follow-through. It was also common to see young children playing in parking lots with no supervision, which raised safety concerns. Ultimately, MAA Twin Lakes feels like a corporate-run complex more focused on acquiring new tenants than supporting long-term residents. Communication often felt generic, and many issues seemed to go unresolved. If you're considering moving here, be aware that while the grounds look nice on the surface, the overall management and enforcement of rules may not meet expectations for the price point.
My husband and I moved in about a week ago, and are absolutely in love. We actually came from a larger apartment, but you can barely tell because of the layout. The HUGE storage closet is perfect for the space we lost. Amy was an absolute gem, so kind and thoughtful, patient, and helpful. So far we love it here, and the few problems that we have had, have been addressed in a timely manner.

They did excellent. Cheyenne helped us and was always on top of everything and let us know what we needed by our move in date. I didn’t see the time we were getting the keys (4:00pm) so that made it a little challenging on our part but we made it all work out! We had our toilet tank bust in the middle of the night and flood a few days after the move (it was a spare bathroom since we have a 5 month old so we called on an emergency and they were there within the hour (which was like 6am!) When we got our apartment it was spotless and in fantastic condition! Especially for an apartment. The kitchen was very nice as all the bathrooms also. The pest control is really on top of any issue. We had a leak in the roof a week after move in (we think the last tenant were less than attentive to the apartment) we called in another maintenance request and they fixed it in a very timely manner (I insisted this was not an emergency since it only happened when it rained and they came out within 24 hours.) Josh did excellent repairing our maintenance and being punctual and communicative throughout any repairs being done. I really love this place so far for our 5 month old son to grow up in.

I lived here back in 2020 and now I'm back in 2022. I never had any issues back then and so far everything is good. The leasing process was really easy. The apartment has new appliances and light fixtures which is a nice upgrade. So far I have no complaints

We moved in 3 months ago and have had no problems. The place is clean and relatively uncrowded. Maintenance crew is quick and friendly. The gym and pool are immaculate.

I initially signed a lease for 14 months and had to terminate the contract within 3 months after we found rats in our apartment. The community has only one dumpster, every time I want to empty the trash I had to get in the car and drop it off which sucks. They charge a $10 additional fee for Trash, I wonder whats that for. The place doesn't provide any amenities for the rent they charge. Our previous community in Lake Mary had 2 tennis courts, volley ball court, cycling trail, dog park, Lake, trash pickup service & gate security for less rent. They also charge an additional $40 mandatory fee for cable, which I think is useless(at least for me) and now they bumped up the price last month to $80 which includes internet. The only good thing about this community is they respond pretty quickly to your service request.

It has been a great experience from initial visit through current date. For the majority, it is quiet. Nothing out of place or wild. Grounds are well kept.
It's good for the most part, i dont like the fact garbage is always down and so far away. They should either have valet trash or dumpsters at various spots around the community. I hate the fact I have to get into my car just to empty trash. The staff has been good no issues.
It's a wonderful, safe, and family-friendly community, with neighborly neighbors, in a great location near two major roadways. There are numerous family-friendly activities near the area and close by major restaurants, shopping, entertainment, etc. I highly recommend this community to friends and family.
As i've lived here only 3 months, I can only offer my opinion for that amount of time. I have been pleased with living here. The staff is friendly, maintenance requests have been responded to quickly and satisfactorily. The grounds have been kept neat, My only complaint is that everyone is not picking up after their dogs. However, many people do and they should be recognized for doing so. I would, however, request that the offenders be addressed.

I Live Safe. I live here with pride. I feel I have my own private handyman men. Wonderful experience. I love getting my mail. I love going to the pool. I love going to the gym. And I always have a parking space in front of my apartment. What else do you want from an apartment. It's how an apartment complex should run.

Excellent. Tenants are nice and congenial. The staff of the complex is great. They are very swift to clean up messes made by tenants and if there is a need for maintenance the issues are handled swiftly and professionally.

I moved here back in September 2014 and I was little nervous because some of the previously reviews I read. I moved here because it was closer to my job and not to mention that absolutely everything is nearby, including I4 and 417. I moved into a one bedroom apartment on the third floor since first floor was unavailable. Neighbors weren't loud until the last month of living there where a family downstairs played their tv so loud I could hear what commercials were playing. I did not have problems with bugs at all. At least the occasional little bugs here and there, but you'll find them everywhere you move to. As far as maintenance goes, I called once about the a/c not cooling and they came the next day and it was up and running. I had great memories living at this place and never had a problem with my place. Sometimes you can't let reviews get the best of you. Trust me, I am all about reviews ,but I took a risk and was worth it.
My roommate and I love the environment! Everybody has been very friendly, and the complex is very neat and clean!
Affordable and in a good area. Nice pool area, garages available. 2 bedrooms are the best deal.
