They mandate you use comcast/xfinity, no options. Somehow the even block all television signals. With moving, after my first month here I forgot to pay the rent, $100 late fee. No one does this, not even banks have such an outrageous fee policy. The walls are thin, no biggy. I've been in the military all my life. They charge you an extermination fee, but I have killed two large roaches on the same week. They have a community fee, I suppose that's for access to the fitness facility, among other things. But I have noticed that the gate entrance on Hughes Road does not close the last week.

Colonial Grand at Madison is fantastic. The property is well manicured and maintained beautifully. The staff is very helpful and courteous. If there’s ever a maintenance issue, the work orders are quickly resolved. I really feel at home and I love it here!

It is unsafe, and dirty. The leasing office is not communicative and they will tack on fee after fee without notice. A person was shot right in front of our unit, and there have been multiple burglaries. There is no security, no gate. The units themselves are old and worn down. Appliances are from another decade, literally. There is dog poop and trash all over the grounds. They ignore e-mails for days at a time. I wholeheartedly regret moving here and will actively make sure everyone in my community knows this is not the place to live. Don't let the nice front office fool you. There seems to be zero regard for tenant safety and wellbeing in my own experience.

I love everything about this property. It’s maintained very well, location is great and has wonderful agents. I would have liked a bit more storage, but the apartment is so spacious addition storage pieces can easily be added.

When you move in your apartment will sell terrible. When you ask if the carpets have been professionally cleaned they will say “yes” even though you will never see a carpet cleaning service in the neighborhood. Your vehicle will be broken into because the “Gated” feature mentioned is a “privacy gate” and not for security. If you set up auto pay on your rent make sure because they will charge you a $100 late fee even if your history of paying rent on time is consistent. Paper thin walls you can hear neighbors dogs and any domestic disputes. There are better properties available.

I really enjoy the atmosphere around Colonial Grand. It is fairly quite during the days, which is important for me considering I work nights. Maintenance has been quick to respond to any issues I have had. I love the lake view from my apartment, it?s relaxing sitting on my patio listening to the fountain. Best of all is being conveniently located to anything I could need.

However, I think one of the fountain has a broken sprayer and there are three trees that either have shrubs or outgrowths around the bottom. The other trees do not have that, so those outgrowths or whatever they are make the area look messy. There is also a tree that has hanging branches on one side. The tree looks unbalanced and the hanging branches are only a few inches from the ground. There are also patches of grass around the ends of the pond. Two have been removed, so maybe the ones left are suppose to be there. Sometimes, the pond seems to contain a few pieces of white trash that stay there longer than I think they should.

I have lived here for 2.5 years and have enjoyed living in the beautiful surroundings with great service.
So far it?s not bad. Very quiet place. Property is well kept. Inside my apartment is comfortable. The Air conditioning is not that great. Just moved in so I will give it time. Bedroom is very spacious in the one bedroom apartment I have. Kitchen is a little small.
I have lived here over eight years and overall everyone has been very good. Any issues have been dealt with in a professional way. I appreciate the hard work of the entire team.

Colonial Grand at Madison has been an amazing expierence. The staff are so kind and efficient. The grounds are very well kept, and I love all of the wildlife we are able to coexist with. The community as a whole is very quiet. I would highly recommend living in this community to anyone!!!

Living at Colonial Grand at Madison has been great! I have had very few issues, and anything that has come up has been fixed within 24 hours. I am quite satisfied.
Property is very nice, well taken care of, and pretty safe. Staff is very friendly and maintence is always on call and helps as soon as possible. I moved here sight unseen and apartment looked exactly as pictured and was clean and well taken care of. The apartments are the best value in the area for the square footage and the price you pay.
The neighborhood is a quiet, beautiful property. All the staff, from front office to maintenance, are wonderful.

By far the best apartment location in the Huntsville, more so if your apartment faces the lake. However, good luck in working with the leasing office. For every single request, they deny it quoting some clauses or community bylaws. They charge for every single thing on the offer. It's no surprise that many people leave the society after going through the pains of dealing with leasing office. Wont suggest this place for long term at all.
