Property Ratings at TGM Odenton
Run do not walk from leasing here!! The leasing office is unresponsive, there is no follow-up from management once (if at all) maintenance services are performed. Verizon FIOS is NOT a service provider for the development, nor will they be in the distant future. Xfinity is the only TV and internet provider. They do ensure the grounds are nicely manicured. It takes more than nicely manicured lawns for me!
The inside of the apartments is okay, but the rent is extremely expensive for the incredibly poor way this apartment is run. Firstly, they do not tell you where the mailboxes are and how to properly pay your utilities when you start living there. I relooked in my lease and there is no information within my lease explaining those things. Then, the Maintenace team is either extremely understaffed or incredibly lazy because they NEVER EVER work on Maintenace request. I am friends with a lot of people in this complex and it is a consistent issue. I have had tickets in from when I first moved in that have not been taken care of. The office girls are sweet but completely useless in helping get information or help with any of these problems. Just save yourself the headache and move somewhere else.
The apartment units are very nice inside. However, the property and the units are not being well maintain for the rent that you pay. Trash at the dumpster is a big problem and maintenance takes too long to fix issues in the units, weeks or months before the problem is resolved. The property manager is very unprofessional, and parking is a nightmare. They allow commercial vehicles too park on the property which takes parking spaces from paying tents and too many guests whose names are not on the lease. Corporate office has a deaf ear to your problems or issues, if you can get them on the phone, good luck! Voice mail is always on. All they want is their rent money! I guess everything that shines aren't always GOLD......
I have lived here almost a year and I love it! I looked at many places in Odenton, Laurel, Columbia and I'm glad I chose Lodge at Seven Oaks. The staff, especially Aly, is so nice and professional in dealing with service requests, maintenance, and concerns. They are attentive to what's going on even if you don't necessarily let them know. I would definitely recommend this place to others.

The Lodge at Seven Oaks far exceeded my expectations, accommodating my utmost wish list and facilitating darn near every criteria for "home." The home office team... incredible, the services team... stupendous, the community.... top notch. Would I recommend my home to others... heck no, I wanna keep it all to myself (LOL). I absolutely HATE this place. Once Bozzutto left and this new company ZRS came in, everything went down. As much as they charge for rent, you would expect minimum noise. NO! All i hear was noise and weed smell and management did NOTHING about it. Parking is TERRIBLE!!! if it's past 7pm good luck finding parking near your building. Oh I moved out and got a nice over $1000 bill for carpet for one area of spots. I HATE IT HERE and would never recommend it. The office staff are not helpful at all and maintenance is even worse!
Keep in mind for everyone reading reviews on this website plus additional websites. A lot of these reviews if not all were prior to the change in management. This complex began under the management of Bozzuto and changed to ZRS Management this past May 2016. I was fortunate enough to have neighbors that experienced both managements and this new one is very sub par. We are all sceptical of this new management here. So If you consider this place or anyplace, talk to the residents that live here. Granted the facilities around the complex and the actual apartment units are great in price and solid layouts. However, there have been quiet a few management issues with new residents here. Bozzuto would throw a lot of parties, happy hours, and even puppy play days with music and drinks. It's been roughly 3 months now and still yet to see ZRS do something for the community. READ READ READ your lease. There are slight changes in the fees and rental dues that may change your mind that they don't advertise online. Maintenance here is sub par as well. They rarely follow up with maintenance service reports. I have still yet to get my timer on my dryer fixed and I've lived here for over 3 months now
I have never been so pleased. The apartments are beautiful. The office staff is always so friendly. And the Maintenance team is absolutely amazing and will be there to fix any problems within hours.
The space provided is pretty decent. I'm in a two bedroom apartment, and my roommate and I have fit two 3-seater couches and an entertainment center in the living room with room to spare. In my bedroom, I have fit a recliner, double bed, dresser, night stand, bookcase, and an electronic drum kit with room to spare. And I don't even have the master bedroom. The master bedroom would be good, except all the doors open into the room - the entrance, bathroom, and closet - which cramps the space pretty bad. That's the biggest downside. The quality of the apartment is better than average. The price is currently $1600/month. I could live here for years and be satisfied.
I moved into the Lodge At Seven Oaks in May. I picked this place because of the unique apartment layouts. But after being here for a few months I already want to move. The crime here is out of control. So many people have had their bikes stolen, cars broken into. And I have never lived anywhere that's had so many bugs. I just feel like this place is way overpriced.
After looking at many apartments in the Odenton area, The Lodge at Seven Oaks stuck out for two reasons. One, it was relatively inexpensive compared to others in the area, and two, it was not at the expense of quality. We toured several floorplans before setting on ours and all of them are very intelligently laid out, featuring large closets and spacious kitchens that multiple people can work in simultaneously. We liked that apartments all have accent walls, crown molding, and framed mirrors which go a long way to making it feel more like a unique home and less like a cookie-cutter apartment. We also like having a ceiling fan in the bedroom, having a full size washer and dryer in unit, and the large amount of natural light. The clubhouse is great, with a pool, movie theater, and the largest apartment gym we've seen in the area. We have found maintenance to be responsive. One word of caution: pick your building with care. We notice that parking is very tight on the lots sandwiched in between two buildings, but if you get one on the perimeter of the property, you'll have much less competition for a spot. Also it's important to note that there are no elevators. Overall we would definitely recommend renting here.
